Poor Quality, 0 Responsibility
We purchased a KB Home in late 2023, and the siding has already cracked and come loose. That’s not normal wear and tear, that’s poor installation or defective materials that never should have been used in the first place. Siding simply doesn’t fail like that on a nearly new home.
When I reached out to KB Home, I was immediately told by customer service that the issue was outside of their warranty window… by about five months. I asked how to appeal, given how unreasonable it is for siding to fail this quickly, and was referred to Greg Franks, Director of Customer Service for the Raleigh/Durham area.
Greg asked for photos, which I provided promptly. Then… nothing. Multiple emails and calls went unanswered. After finally getting him on the phone, he simply reiterated that it was out of warranty. Which raises the questions: Why even bother asking for pictures if that is your stance? And, if that’s your stance, why not just state that instead of dodging communications?
When I pushed back, his response was condescending: “it’s not a lifetime warranty.” No one is asking for a lifetime warranty but expecting basic exterior materials to last more than two years isn’t unreasonable. He then speculated about a range of unlikely causes, to shift responsibility, while also claiming he didn’t know what might have happened because he “doesn’t know the area” … Interesting considering he is the directly responsible for customer service in this exact area.
His proposed “solution” was to have their siding contractor come inspect it and fix it out of their own pocket if they determined they were at fault. That’s not a solution, it’s a deflection. Even a genius like Greg knows full well that no subcontractor would voluntarily assume liability and pay out of pocket out of goodwill. Framing that as a “solution” is, frankly, absurd.
For a company that markets itself heavily on customer satisfaction and warranty protection, the reality doesn’t match. In our neighborhood alone, there are widespread issues: large scale drainage issues, landscaping problems, mold, foundational issues and cracking, and more, all in brand new homes. Online reviews echo the same pattern: resistance to honoring warranties and a tendency to deflect responsibility.
There’s also a noticeable push during the buying process to leave 5-star reviews, with assurances that any issues will be handled if noted in comments. Based on this experience, that promise doesn’t hold up.
At best, this feels like a company focused on closing sales and managing perception, rather than standing behind the quality of their homes. When something goes wrong, even within the warranty periods, they’ll do just about anything to shirk and deflect responsibility.
Terrible service, do not care for their customers safety
When we purchased our home, it was a walkway that had steps leading to the front entrance. We were told that they only needed to add the back fencing and driveway, there was no mention of redoing the walkway, in no way was this disclosed to us. They switched our flat walkway to a steep incline and removed the stairs. This caused me to fall twice during my pregnancy. Now that the ground has settled, the entire slab is separating from our homes foundation and driveway and when we asked for help with the matter we were turned away. We purchased a model home that sat for 3/4 years just to be sure we had a home that had time to settle. In less than a year and a half that we’ve been here it’s already separating that much. They do not care about the safety of their customers they just want to build a cheap home as quickly as possible and then wash their hands of you afterwards. I regret purchasing our home because I have to worry about our one year old only just learning to walk falling off the steep slope or tripping over the ever growing gaps from the walkway. The entire walkway would need to be torn up and leveled properly so that this doesn’t continue to happen. We had the home inspected but again, this work was done after the inspection as they forced us to do it beforehand and was changed without disclosing to us that it was being changed.

⭐️ 1 Star – Unacceptable Conduct and Severe Lack of Professionalism
I am deeply disturbed by the way I was treated during a phone call with the KB Home sales office in Indian Land, South Carolina.
From the outset, the sales representative was aggressively focused on a hard sale and spoke in a dismissive, condescending tone. I was made to feel belittled, unimportant, and spoken down to an experience I have never had when discussing a purchase of this financial magnitude.
No meaningful information, guidance, or options were offered until I was pressed to disclose exactly how much I planned to spend. Only after stating a price point did the conversation shift. This behavior is not only inappropriate, it reflects a transactional and exclusionary approach that prioritizes budgets over basic respect.
This is one of the largest investments a person can make. The lack of professionalism, emotional intelligence, and fundamental customer courtesy displayed during this interaction was shocking.
As a senior leader within a global luxury organization, I am well-versed in client experience standards, fiduciary responsibility, and professional conduct. This interaction fell dramatically below acceptable norms and raised serious concerns about how buyers are treated throughout the process.
I will be escalating this experience beyond this review, as this level of conduct warrants corporate attention.
Based on this interaction alone, I would not recommend this sales office to anyone considering building with KB Home.
KB Home is garbage.
Don’t do it! KB Homes is not about building relationships with the buyers or the communities. They are all about the transactions. Everything is rushed. Craftsmanship is poor. Materials are cheap. They set unrealistic deadlines which they didn’t meet. On the day of closing the seller rep didn’t even know who I was when my realtor and I went to her office. She emailed me weekly updates. How pathetic is that? If anyone is interested in KB Homes new construction in Summerlin, Las Vegas, feel free to leave a message here and I’m happy to send you copies of the home inspection reports (pre-drywall and final) by an independent home inspector. Also, their in-house mortgage loan program is abysmal. It’s a hard pass. The incentives is nothing special compared to other builders.
Poor Quality, Rushed Construction
KB was initially exceptional. The sales process and construction team were fantastic up until I submitted my official survey. The build quality is extremely rushed. For example, a backflow preventer needed to be replaced after only 2 years and that is typically supposed to last 5 -10 years. Used cheap material and probably poorly installed. KB did not cover the costs.
My latest grievance, and what ultimately led me to leave this review, is my bathroom pedestal sink. The sink is about 3 years old at this point. I noticed a leak so I put in a service request. The gentleman sent me a text to let me know he'd be running about 30 mins late to our 10am appointment, which was fine. He got to my home almost 2 hours later.
I pretty much explained my own assessment was of what I thought the leak was. Without him checking a thing he said unfortunately it isn't covered under warranty..The piece that suspected needed to be replaced is supposed to last 10-20 years. Again, cheap parts and poor installation. His supervisor was apparently already on the way and arrived shortly after he told me it wasn't covered. He then begins to recap everything with his supervisor, which is normal because he's filling him in, but then it gets awkward.
He tells his supervisor that he told me it wasn't covered under warranty, and then the supervisors asks him what my response was. I'm standing right there in arms reach in a small bathroom.. The supervisor gives the gentleman a slight praise as if he's proud of him for telling me it isn't covered.
In summary, poor quality, rushed construction, and unfortunately bad customer service when it comes honoring warranty.
KB Home has been the worst experience…
KB Home has been the worst experience I’ve ever had with a landlord, especially their loan team. They are completely unprofessional and incompetent—they don’t even know how to correctly calculate loan figures!
I want to highlight my experience with one of their loan officers, Mary Ann. She has been unhelpful and unclear throughout the entire process. Whenever I asked her questions, she never had answers or gave any solid information.
My closing date was scheduled for July 1st, and she only sent the final loan documents the day before. That’s not even the worst part—while I was in the lawyer’s office signing the closing documents, she called and asked them to hold the process due to incorrect calculations. Can you imagine that? These people had one job, and they couldn’t get it right.
Because of their mistakes, they requested to delay my closing until the end of July, even though I had already scheduled movers and had my furniture packed. To top it off, they asked me to pay an extra $2,500 due to Mary Ann’s errors.
She and her manager are the worst team I’ve ever encountered. They are careless, unprofessional, and completely unfit for their roles.
In summary: If you’re looking for a home, do yourself a favor and stay away from KB Home. They are disorganized, unreliable, and will cost you time, money, and stress.

Travel to Texas to explore home buying opportunities. Upon identifying a suitable property, I submitted earnest money, operating under the assumption that it would be reimbursed if the transaction failed to close due to unforeseen circumstances, considering our relocation from out of state. The process, which spanned over a year, was marked by numerous challenges. Regrettably, I experienced a loss of income, which temporarily suspended our progress. Despite notifying our agent of this development, the contractual terms remained unchanged, and our earnest money was not returned. This resulted in a loss exceeding $6,000. When signing their contract, KB Homes requires an earnest money deposit, which may or may not be refunded if the buyer cancels. While retaining a portion is understandable, the contract should explicitly state a non-refundable. Our experience involved having everything planned for a move, but due to job loss, we were forced to cancel. KB Homes demonstrated a lack of concern, and it seems they take pleasure in this approach. Therefore, buyers should exercise extreme caution when purchasing from KB Homes, as any issues arising during construction may result in significant financial loss. I am sharing this account to caution prospective homebuyers about the potential pitfalls of purchasing from this entity, as our overall experience was unsatisfactory.
You don't get all the keys when you buy a KB home
I bought a KB home 2 years ago and when we closed KB neglected to give me keys to all the exterior locks. The deadbolt on the door to the garage is not keyed like all the other locks and we never got a key to the deadbolt. They claim that the home is out of warranty, but this is not a warranty issue since it is not about something breaking or failing. It is common sense for a builder to supply keys to all the locks they installed.
CROOKED
CROOKED! They had an inexperienced loan office handling my mortgage and dropped the ball last minute about 2 months out from my house being finished! I checked my loan info on the app and there was no info so i went to check in with them and they said my loan officer is no longer with us and have no clue what happened. How is that my fault? Long story short they kept my earnest money and I couldnt afford the extra $600 due to not locking in my rate and not adjusting PMI correctly.

Don’t Buy KB Home - Horrible Experience
KB Home threw up our home in about 8 months. The quality of work and materials used were so poor. For starters they painted our home the wrong color - not what we selected in our contract. We had major plumbing issues, electrical, insulation, windows, doors, landscaping, drainage, closets (a portion of the rack tore out of the wall because they installed a broken bracket - it couldn’t hold the weight of a normal amount of clothing hanging), stairs (had to be rebuilt because 1/2” off from level), cabinets, mismatched light fixtures in the bathrooms, dented light fixtures, nails popping out (interior and exterior) and our siding was cracked. This was all within the first 10 months of owning the home.
We had to threaten to report KB Home to Colorado attorney general if they didn’t start making the repairs. Unbelievably poor quality and poor service from their warranty department. The warranty department either made excuses why the repairs couldn’t be made or shouldn’t be made. We literally have hundreds of emails going back and forth with the warranty department to get the repairs made.
We’ve had 2 other homes built in the past (DR Horton and Richmond American). In both of those instances warranty work was nominal and was done within the first 30 days. The warranty issues with KB Home has lasted 10 months.
I would never buy another KB Home or recommend them to anyone. In fact I’ve told our realtor not to recommend KB Home and I’ve told family and friends who are looking to buy a home to never use KB Home. This has been the worst and most stressful home buying experience in my life!

Complaint for KB Homes and AAM the company they use to do nothing for the HOA.
Location: Brand new KB homes community in Gilbert AZ (Cordillera)

We have a house on our street that is an absolute joke. The amount of violations this house has according to the HOA handbook is astronautical. This home is less than a year old and has the following issues. They park a commercial vehicle on the driveway. This is against the rules and looks super tacky. They bought what looks to be a spec home with real grass in the front lawn. I honestly don’t think they have ever watered it because it’s so dead. This dead grass is one spark away from a fire. Weeds scattered throughout the front yard as well. They park a bunch of cars all over the street in the front of their house. They all parked different directions on the same side of the street. Lastly they leave their trash cans on the side of the house. The cans are always overflowing and have trash on the ground near them. So these are the issues this home has been having for over 6-8 months.
Now I am done with the back story, we can move onto my complaint about AAM. These issues I stated above with this house started around 6-8 months ago. If this was addressed and fixed this review wouldn’t have been made. 6-8 months and nothing happens… how is this allowed when I am paying AAM $125 a month… $125 is a ton when KB Homes has zero amenities and the company that runs the HOA doesn’t do their job. So now me…just a homeowner is going to have to get it fixed since AAM is unable to its job. So over the last few months I have been contacting them to try to get the ball rolling and also have contacted KB homes. Someone should try to call AAM right now and try to get ahold of Harmony who is in charge of the HOA. You will first have to call and wait 10-15 for someone to answer then send you to another person with another 10-15 wait just to get her contact info since she was out. I have had communication with all parties minus the homeowners I am complaining about.
Our household is not the only household that feels the same we do about this eyesore of a house in our neighborhood. Everyone is blown away it’s been allowed and the fact we are all paying $125 for NOTHING. Step it up AAM and KB. KB you are letting a company not represent your community the way it should. Nothing like driving into 1 of the 2 only entrances and seeing this house. First impression mean a lot…… both of you need to step up and do better. KB needs to hold AAM accountable.
We are in the process of hiring a legal team to see what our options and rights are as homeowners.
If you want a house that has water leaks this is the company
I had a water leak that got into an electrical socket so I co tasted the warranty department and they said they’d send someone out. To my surprise,sarcasm, I never heard back from KB again. Countless people have reached out in my little neighborhood for the same exact issues. Some of these people have had water intrusion since moving into their brand new homes and here they are 4 years later still fighting to have these issues resolved. If I were to do new construction this is probably the last company I’d want building my house.
Do not rush to close on a KB Home
Here is my feedback on a central Florida KB Home at the one year mark:
1. [MAJOR] The lawn was subpar due to excessive weeds, numerous bare spots, and a mix of different types of so called grass, some of which are designated as invasive. The construction supervisor agreed to correct the lawn after closing. This was never done in a manner that made a brand new home presentable. As a result we were forced to hire a landscaping company to re-sod the entire property culminating an additional expense of just over $15,000. Had KB Home taken pride in the exterior appearance this situation would never had occurred and I would have had that limited retirement money to use elsewhere.
2. The in-ground irrigation system was determined to provide inadequate coverage of the property. This resulted in the irrigation system being modified during the above mentioned re-sod effort. This was an additional $5,000 worth of home owner expense that should never have had to be done on a brand new home.
3. The laundry room is in the middle of the home and the dryer vent design is unacceptable. Due to the location of the laundry room the dryer vent is forced to vent out the roof. The length of the vent run is so long no dryer can effectively push the air up and out completely which causes moisture and dryer lint in a couple of the vet tube bends. This requires the home owner to clean it out monthly.
4. The quality of the interior paint is below contractor grade and does not allow for any cleaning of the walls without the paint and stucco coming off even under a light wipe down. This was yet another thing that we, as a new home owner, had to pay to be fixed.
5. The exterior door was damaged by a construction worker forcing their way in during construction. The KB Home Warranty Department contracted maintenance personnel simply painted over the damage door frame and eventually replaced the door with one that no longer fits properly which has resulted in a gap around all side that allows light and some air to enter. This is yet one more expense the home owner will have to pay to correct.
6. The weather strip on the bottom of the interior door to the garage was damaged during home construction and needed to be replaced. This simple replacement of weather striping by the KB Home Warranty Department contracted maintenance personnel resulted in additional damage to the door itself causing the KB Home Warranty Department to make 3 additional attempts to replace the entire door and framing due to less than qualified maintenance contractors.
7. The soap dishes in one of the showers is not installed properly causing the water to accumulate in the dish rather than drain out the front of the soap dish as it is designed to do.
8. Several of the kitchen cabinet doors are beginning to warp which is an indication of poor quality. When the KB Home Warranty Department contracted maintenance personnel came out to replace the warped kitchen cabinet doors, the new and still in the box replacements were warped as well. This is a quality control issue from the KB Home suppliers.
9. The window screens are an unacceptable design. They do not fit well and all have about 1/4-1/2 inch gap around them and the window frame And insects have been known to work their way in through that gap. The screens are held in place by fragile plastic clips that break easily when trying to remove. We as the home owners of a brand new home were forced to go to 84 Lumber (window & screen supplier) and purchase more clips to have on hand to replace broken ones.
10. On the exterior of the house there a few minor areas of missing stucco which was on the punch list but never corrected prior to closing.
11. The condensate line for the hybrid water heater extended out the garage wall and down in to the ground. Because this drain line extend in to the ground the condensation eventually backed up and in to the garage causing minor flooding. The KB Home Warranty Department had to have a contractor come out and simply clip the line above the ground to all for proper drainage. A simple fix that should never have had needed to be fixed.
In summary, this is my experience only and may or may not be representative of the experience of others.
KB Home needs to take more pride in the end product, both interior and exterior, and not put the home owner of a new construction home in a position where they are forced to spend excessive money to bring the home to an acceptable standard. We should never have had to repaint the interior within a few month of taking possession. We should never have had to invest significant money to fix lawn issues. The KB Home construction manager should never have made verbal promises that were never intended to be kept. We should not have gone to closing on this home until each and every one of our concerns were resolve to our full satisfaction.

I’ve only had problems with customer service I’m always getting the runaround now corporate involved but thing are moving but Tyler for kb homes pick and choose who he wants to help they have not ever made an appointment or what the call a checkpoint inspection they say stress free no worries they have you covered but all I get is told now we will not help you good luck I call the 188 customer service number and they tell me someone will call but they don’t even know the committee I live in because there in Phoenix but that doesn’t make sense because you can google it and it’s there I always get the runaround I’ve even had to say don’t worry about certain thing because it’s too big of a headache like a microwave or even the tile or grout I fell like I have to pick what I want and then be adamant about what I need done but yet they say they got you I don’t know about that I don’t know how they will tell you it’s not covered but then do every neighbors house with the same problem it’s not fair especially when we have the same contract now the tiles on my roof or sliding, we’ll see if we get done. My fingers are crossed, hoping for the best I love my house but just some of the customer service people my God I don’t even know how they have a job and customer service. And I feel like because my two years is coming up they’re just pushing my concerns to the side even though I have it all documented every time I’ve complained about anything and nothing’s been done pictures and everything so we’ll see

truly regret buying from KB. Nothing but issues with every system, reps DO NOT return calls. Amenity center is less than half of what was promised. Construction has caused property damage to my vehicle and home. Craftsmanship on home is poor at best, loose nails and cracked, broken boards. Terrible company to work with after you sign your papers.

I'm in a wheelchair in Tierra Buena KB Homes and, they refused to follow ADA guidelines when building my home. Simple ramps for 4 inch steps were refused. As well as wider doors. I was very upset to see them build A house I could not get in. I was told by a supervisor, of Tierra Buena KB Homes, they never build ramps.

Our A/C went out in the middle of an excessive heat streak and they didn't respond for three days. (Also, have had A/C issues several times and now, less than 4 years later, needs a new compressor.) The paint job is terrible even after being told numerous times it needed to be fixed. You get a person after for touchup work, but we went way over the time limit because there were so many issues.) Door handles fall off (and we are very gentle with our home), plugs don't work, etc. I had to point out that in the master bath they were missing the drawers that went in the middle of the vanity. Our design person was not very knowledgeable and caused a major issue with our sliding glass door. Also, they never ordered a front door for us, which we also caught. Either upgraded toilets or sewer lines are ineffective causing constant clogging when there's minimal waste being flushed. Bottom line, they don't care if you've spent your hard-earned savings, you're just another number to them.

Kb homes is a huge joke not only do they nickle and dime you at design studios. They have you put ernest money down that when you sign their contract states if you have to cancel. It may or may not be refunded but they won't even give it back if you cancel a day after sending them money. I get keeping some of it. But they need to put in contract none non refundable period. We had every thing planned to move and my job cut people got denied for my loan lost all my money. Kb doesn't care and enjoies doing this to people. So be warned that buying with kb homes you better be 100% sure that while their building your home you won't have any issues or you'll lose everything you put into it.
