Woodlands Texas subdivision has assisted living business as your neighbor
I own a home in the Terrata subdivision in the Woodlands Texas. I found out my new neighbor is turning his new home into an assisted living home. I contacted Wes the realtor on property and asked him if he knew about that. He denied it was and said he knew the person personally and he was using it as his personal residence. I said have you seen the giant generator he has installed in the back of the home? He replied no its personal property. I said did you know he is building an 8 foot fence around the property? I said these home sell for almost as million dollars and dont think it is right to have a business next door. I expected to atleast have a civil conversation and he started calling me a "Karen" and said to mind my own business and stay on my property. I said the house next door just sold..you should notify the people purchasing the home about the business...he continued with the "Karen" comment. I did not expect that kind of reaction from the sales representative from Terrata. If you were purchasing a new home in the subdivision wouldn't you want to know that an assisted living business may be your next door neighbor? I don't think Wes responded very well to my information. He could have said I will check into it or at least not attacked me for sharing the information.

It has all the details we were looking for: cathedral ceilings, granite counter tops, walk in shower, wood flooring, new appliances, large pantry... Devon (sales rep), Brad (builder) and Billie (loan officer) were all consummate professionals, as well as friendly and easy going. They hand walked us through the whole process and made a major transition in our life go seamlessly. They even gave us an orientation packet to the area as well as phone numbers to essential services in the area. It just made the adjustment so much easier. We feel grateful and blessed that we found LGI homes and their team. We highly recommend them with no reservation.
Watch out from those people
Watch out from those people. They claim they taking care of closing fees and force you to use their own Bank for a loan, once you get to the loan process, they will clearly mention in the first page these fees are your responsibilities and they are just giving you a credit for them. when I asked my $1,000 deposit back from the sales guy named Josh, first he said let me talk to my management, then ignored me. after repeatedly texting him, he replied back and said they refused to give it back. The agreement did not even finish 14 days grace period and I didn't even think I was signing a purchase order. he tricked me into it. There are so many details they will force you into the contract including, not being able to use their own inspection and appraisal. you can't sue if any serious issues with the house. they claim the HOA fees is 35 per month but once they finish the build, it will be new agreement between you and HOA, you can't team up with other residents in the community and go to court in case they build anything in the community against residents. I bet they are making more profit from taking people deposits than they actually building, They are a fraud. watch out and don't be a victim. they are rude and cunning in each direction you look, from tricking you into signing a purchase order all the way when you get to talk to their loan officer. I am here to warn. you will encounter much more expenses once you sign a deal with them than you ever anticipated. unless you want to stay with them for 30 years loan without refinancing or paying off the loan, then go right a head. otherwise walk way and don't look back. they are there to continue beating you up along the loan process.

Right time - Right deal - Right agent
Right when we were at our wittsend with "house shopping disappointment" I received a call from Rosemant/LGI, with an invitation to meet with her; so the "she" could be the one to help us reach our goal of home ownership...although I was jaded and reluctant, I agreed that my husband and I would meet with her. October 26, we met OUR sales agent! Rosemary was friendly, engaging and very passionate about the lives she touches as she leveled her expertise and time in making sure our home buying experience was amazing and stress free. Today, we are in our new home and enjoying it. Rosemary is an excellent agent and we highly recommend her to be a part of your home buying expeirence.
I’m disappointed with LGI Homes.
I’m disappointed with LGI Homes’ warranty response regarding my water heater. When my hot water stopped working, I contacted warranty expecting assistance. Instead, I was told LGI would not cover the issue because I had previously turned the water heater off.
At no point was I told this violated any manufacturer guidelines.
The response felt dismissive and lacked any effort to actually help resolve the problem. This experience has made me question the value of LGI’s warranty and after-sale support. I would caution potential buyers to ask very specific questions about what is and is not covered, because the warranty does not seem as homeowner-friendly as advertised.
The home buying part and staff were…
The home buying part and staff were great and it was stress free. However we were lied to while we were looking at the house. We were told they use top rated windows to help keep drafts out. The window quality is the cheapest window they could get. We have had to put plastic over the windows in the winter to keep the house warm. Our master bedroom is always freezing or too hot depending on the time of year. The duct work going to our master bedroom is smashed between the foundation and support beam so barely any air gets through. They also advised the insulation is h9gher quality as well. However they either did not insulate our master bedroom/bathroom/closet as you can feel the cold air. I can also hear anyone talking outside the house by my bedroom and even hear the neighbors tv through the outside walls. The fart fans in both bathrooms just has duct work/pipe that goes just barely above the roof line that the capped with a flat piece of sheet metal with pieces connecting just at the four corners so you can physically feel the cold air blowing onto the house through the fan vents. As well as when it snows/rains water leaks through the vents. My foundation at the entry of the garage/driveway started cracking within weeks of buying the brand new home and many repair tickets have been put in and ignored. The eluding back door is crocked so the screen door has never opened/closed smoothly. The 11 month walk through never happened even though was requested. The ceiling in the garage has a Crack thr length of the garage. The round molding they used to round the corners of the walls are all popping off the wall. Have cracks in every bedroom ceiling and wall. The construction of the homes is very poor. The oven door was never put on correctly. We have been in our home since August of 2021 and since the day we moved in you can physically feel the air coming into the house from every electrical outlet that is on a wall that faces outside.

We bought our LGI home back in 2023 in Commerce City, Colorado. Like many other first-time home buyers, we were lured in by the price tag of the home. After moving into the home, we found many discrepancies that we didn't initially notice during the walk-through before purchasing the home. Someone had swept broken glass into our air ducts, bathroom doors had handles installed with no locks, our concrete porch was chipping because it was poured during the wrong time of year and wasn't allowed to properly cure, the first major windstorm we had blew multiple shingles off the top of our roof so the roof shingles were not installed correctly, during that same windy night, our fence blew down and lastly, the carpet in our upstairs flex room has a giant seam going down the middle of it because whoever installed it did not know how to properly measure carpet. It feels like the company aims to use the cheapest materials and the cheapest contractors to build the homes which allows them to sell their homes for a lower price. This was intended to ever our forever home but after living in it for 2 years we are going to use it as a rental property as it does not meet our expectations. If you decide to buy an LGI home, make sure you do a thorough walk-through of the house before you purchase it. Taking everything on the inside and the outside.
Too Many Issues for a New Home
After living in our LGI home for nearly two years, I can confidently say that many of the concerns raised by other homeowners resonate deeply with our own experience.
From the start, we encountered multiple issues. The fire alarm chirped persistently, requiring the installation company to come out more than once. Within the first month, nearly every door knob in the house fell off. Less than two years in, we had to repaint all the doors—only to learn from the painter that cheap paint had been used, and some rooms hadn’t even been primed properly.
Our HVAC system has malfunctioned around eight times, causing repeated service calls. We’ve already had to replace the dishwasher, and unfortunately, the list doesn’t end there.
It’s worth noting that our household is just my husband and me—no children, no excessive wear and tear. These issues stem from poor workmanship and subpar materials, not heavy use.
We had high hopes when we moved in, but the ongoing repairs and lack of quality have been disappointing. I hope LGI takes these concerns seriously and improves the standards for future homeowners.

This is my second LGI home
This is my second LGI home. I had to sell my first after the covid shut down. I am a huge fan of this builder their homes are not just quality the are in my experience built with excellence in mind. I had been looking at preowned houses for months and was finding that for me to find a home that was even worth investing in I would have to pay $250K or more and then there was still expensive work to be done before I could live in it. With LGI I got a home no one has lived in for the same amount I would have to pay for a preowned home that needed a bunch of work. The office team take care of you as if your are family. Sylvia (my sales agent) was upfront with me and extremely knowledgeable as was Chad who handled my finance and Ken who makes sure the home is in complete functionality and a great investment for the family buying.
LGI's promises were broken.
LGI's Commitment and promises were broken regularly. LGI did not want to re-paint the home as needed before giving us the keys. Landscaping is terrible (the grass was put in an unprofessional way). We never received user guides of appliances as promised (why did LGI threw them away in the first place?). Water heater was dead on arrival (we had to go to the LGI sales office to shower for 3 days). The emergency numbers we got for repairing things at home were not effective (when we called several times at different hours, nobody answered, so LGI, why give an emergency phone numbers if they do not work?). The refrigerator provided is unfit for this size home (about 19 cu.ft., freezer on top, refrigerator on bottom, not side by side as we saw in a less expensive LGI home). Toilet seat not secured. Some electric outlets covers are loose. No follow up from salesperson, nor from sales manager to see how things are after we moved in (the sales office dropped us like hot potatoes after the closing. It seems that they did not really care much about us, the client). Garage door needed adjustment (should have been done by LGI before closing). Very steep slope on the side of the house (near the AC) which is made worse by the lousy sod installation, which creates danger for anyone walking on that side of the house. Not so happy with the way the floors came out (some areas are hollow and make noise when we walk on them). Cheap LGI put 2 blinds on the front windows when for extra $300, they could also have made the 2 back windows and the sliding doors). Cheap LGI did a slab in the back (by the rear sliding doors) the size of a door mat (about 30" deep, about 72" wide) rather than building a proper slab for the patio. Shower floor was not installed properly, making noise when stepping on it. Cheap LGI put only 1 ceiling fan (in the living room) instead of in every bedroom as should be in south Florida. Floor molding needed repairs in few places (where is the quality control, LGI?). The best part of our LGI experience was probably the great selection of coffee in the sales office.

We bought out home in October of 2023...
We bought out home in October of 2023 and it was a nightmare before we even closed on it Since then it is like living in a brand new fixer upper/ There are a lot of things that are wrong with the house. Tiny toilets, tiny closets, cabinets, and drawers that are not deep enough. There was not enough room for us to put in a larger refrigerator (we had to pull out the bottom drawer in our new refrigerator, even though we had measured the space before we bought it $1,500.00). We had to buy another refrigerator to replace it ($1,856.10)
The closet in the middle spare room is not deep enough to hang clothes in and you must push the clothes in to close the doors. Mentioned it to maintenance and we were told that that's the size on the blue print.
There were cracks on the floor in the master bathroom where they had put the flooring over nails that were not flush with the floor. We have since finally gotten the flooring replaced.
There is no vent over the gas stove in the kitchen. When we questioned it and said that it was unhealthy not to have a vent, we were told that there did not need to be one and that it was up to code. I did not feel comfortable with the gas stove and also have COPD, so we had to have electric put in behind the stove with the correct prongs ($500.00) and a new stove for $950.00.
There are no 2 x 4 cross braces in the middle on the privacy fences in the back yard, therefore the fence panels are bowed out and not straight so we had to buy the center panels to fix the fence.
I got in touch with Cottonwood Greens and they said there was nothing they could do. Emailed Kevin at the front office and never heard back from him. If you do try to get some help they just blow smoke. My husband has spend many hours fixing things. We have gone through a lot of money since we moved in here and am now broke, but hey hopefully we will run out of things to fix someday.

we went to look at homes that LGI builds, we were pressured into putting earnest money down on a home. A family emergency arose and let them know we are unable to continue the buying process. we then asked for our earnest money to be refunded. At that time, we told them that it may possibly take 6 mos to begin. Instead of refunding the money, they told us that they were going to hold onto it for us until we are ready. What happens if we are never ready? Do not buy from LGI, they are crooks. we were looking at the homes that were already built and found sloppy craftsmanship. Chips in the brick, plaster nor paint on the front and back doors. Just be careful and do your homework before you put any money down!!

I recently purchased a house in Yukon Oklahoma and LGI was very helpful through out the entire process. I understand that buying a house is a long stressful process however the people I worked with at LGI were friendly and helpful and were there for me every step of the way. The construction manager Mike was helpful and still helps me as we sort out the small problems that come with every new build. I am very satisfied with my home and the service I recieved.
