Horrible agency!!! They didn't even clean the apartment, the kitchen was full of grease, the balcony with garbage, broken furniture. They treated us in a very rude way. And of course they returned the deposit they wanted with the inflated expenses.

Horrible agency. I booked my stay 6 months ago for a week in June. When I was checking my account this week, I notice a refund from them. Thinking it might be an error, I give them a call. Guess what - they cancelled my reservation and did not even tell me!! I had to figure it out myself, call them and then they told me. And there is nothing they can do besides saying they’re sorry for the inconvenience. INCONVENIENCE!!!! I now have to find a new place to stay for my vacation in three weeks. Stay away!!!

Très mauvaise expérience avec annulation au dernier moment sans aucune explication. On se retrouve sans logement avant le départ pour 6 personnes.

We booked an apartment in Barcelona last week. It was infested with COCKROACHES. We found out in the evening, contacted the host about the matter and we booked another hotel as none of us felt comfortable staying at that place. The host said they it’s a normally thing in Barcelona and it’s due to the heat (it was between 10-16 degrees outside…). He refused to give us a refund and he had no other accommodation for us to stay at.
We are shocked to hear that he said the place is hygienic. Omg, the cockroaches were in the sink, countertop, cutlery drawer, microwave and even the corridor! It was disgusting. Afterwards we bought traps to prove of that the place was infested. And still he did not want to give us a refund. Too bad I can’t put pictures here (if you want to see I also wrote a review on Google with pictures - YK Lam) we caught more than 30 cockroaches on camera!

I have been in contact with Shbarcelona. first woman I talked to was named Ana and she told me the 2 people on the contract need to have total incomes of 6000 euro month each. So when I went to see the apartment, the guy name Lucas told me there should be 6000 euro per person monthly, after I have paid the reservation fee 500 euro. Which is absurd to request as the salaries of Spain are amount the lowest salaries in Europe. Not even a lawyers and doctors in Norway the country I'm from don't have this type of salary. And Norway is one of the richest countries in Europe and the World. Luckily I managed to contact my bank on time to cancel the transaction on time.

Aléjense de esta agencia, ¡no confíen en ellos ni siquiera para alquilar un piso sólo un fin de semana! No solo no son profesionales, sino que son unos tramposos en serie.
Mi experiencia en detalle: Reservé uno de sus pisos en paseo sant joan (vivo en Barcelona, y quería que mi familiares que vienen a visitarme estuviesen cerca de mi casa el finde), depositando un anticipo dos meses antes de mi fecha de llegada. Sólo 5 días antes de mi llegada, SH Barcelona me envió un correo electrónico cancelando mi reserva. Dejando a 4 personas tiradas 5 días antes de la fecha de llegada en Barcelona.
Sólo después de mil llamadas y e-mails de queja me proponen como solución un piso peor pegado al Raval (no sólo alejado de donde lo había reservado, sino también peligroso para personas mayores que no conocen la ciudad ni el idioma).

Pues bien, pedí de buena fe la aplicación de su ARTÍCULO 6 DEL CONTRATO: "POLÍTICA DE CANCELACIÓN": que dice así: "Si usted desea cancelar su reserva tenga en cuenta lo siguiente:
Si usted nos informa con una antelación superior a 30 días antes de la fecha de check-in, se le cargará el 50% de la paga y señal.
Si usted nos informa con 30 días o menos antes de la fecha de check-in, esto implica la pérdida total de la paga y señal.
En caso de incumplimiento de la reserva por parte de la empresa se aplicará la misma política de cancelación."

Que sepan que la norma solo se aplica si el cliente cancela, si ellos cancelan no les importa y no les pagan NADA! solo anularé esta reseña cuando cobre la cantidad a la que tengo derecho según el art. 6 del contrato! sinvergüenzas! además ya les he denunciado a las autoridades competentes.

la respuesta es mentirosa como ustedes! no han pagado nada por la cancelacion de mi reserva!!!!!!

LA PEOR AGENCIA DE TODO BARCELONA, LOS PEORES.
pésimo servicio, desde que llegamos nos dieron el piso SUCIO, Con polvo. Nunca contestan el celular. Te dicen que vas a tener un agente inmobiliario el cual te va a ayudar en toda tu estadía en el piso, pero te pasan de una persona a otra, nadie lleva tu caso les da totalmente igual. Te hablan como que les estás haciendo un favor. Otra cosa, esta agencia te cobra la luz por separado, te envían las planillas completas al final del contrato. Nunca había tenido un servicio tan de cuarta, tanto que es la primera vez que escribo una mala reseña en MI VIDA!! y me he tomado el tiempo de hacerlo, porque quiero que lo sepan. Y claro que pagamos un mes de comisión a estas personas para su PÉSIMA atención.

We rented a Apartment for a few Months and when we first got it, the Kitchen was really dirty and there where some Issues with the Apartment. We took Pictures of everything and every single Item that had an Issue, to send it to Sh Barcelona so that they know, what is broken or has stains. So that they know this wasn't us and it was already there from the Beginning.

After we moved out a Guy came to check the Apartment for any Issues and than said everything is fine. We left the Apartment way cleaner then it was when we first arrived and nothing was broken or anything. After a week they send us a bill over 1.500€ for broken things in the Apartment and stains on the wall. We compared the Pictures we send them with the ones they send us and it were the exact same Problems we already lined out to them. The same Stains, the same Issues..... We tried to fight it but in the End they took it out of our safety Deposit and we didn't stand a Chance. So please watch out.

Estuve alojado en uno de sus apartamentos durante Agosto 2023 hasta finales de Enero 2024 dado que teníamos que realizar obras en nuestra casa. El trato fue magnífico desde el primer momento, nos atendió Cristian y el proceso de reserva fue muy rápido y sencillo. Luego nos trasladaron con dos gestores que eran Bruno y Valentí que gestionaron todas las incidencias surgidas durante la estancia, cosa que es normal en cualquier piso de Barcelona. Al final nos devolvieron la fianza a tiempo y fueron muy transparentes durante el proceso. Estoy tan encantado con sus servicios que he puesto en gestión dos apartamentos de los que soy propietario, además de recomendar a ShBarcelona a todo mi circulo de familiares y amistades. Es un placer encontrar gente que se preocupa por tus intereses y que lo haga con ganas! Mis agradecimientos por el trabajo bien hecho!

Please be careful with this agency, especially if you’re foreigner as they will try to take advantage of this.

I’ve been renting an apartment with them for two years and had several issues including:

They showed me the apartment with access to the community terrace and the pictures of the terrace were even on the contract. They never provided access to the terrace (I will explain more in details below).

To note that ‘the terrace thing’ is just one of several issues and frustrations that this agency has brought into my life. Another thing for instance is that they refuse to ask the owner to fix some stuff in the apartment that were broken already when I moved in (and I had documented in writing in my email as soon as I moved in).
Every sort of request I made is denied by this rep who’s only acting on the side of the owner (despite I paid over 1000 euros to the agency).

They forced to pay the cost of maintainance of the boiler and wanted me to pay for the insurance, whilst this is by law responsibility of the owner. Since I refused to pay for the insurance, they eventually discounted 186.6 euros from my deposit without previous notice, because they sent a technician to check the boiler’s parameters (revision). Please keep in mind that again BY LAW the revision of the boiler is every two years, and last revision took place one year ago.

Also, they did not provide repair service to broken items when I entered the apartment, ignored my emails and calls several times.

I will now explain a bit more what happened with the terrace situation:

I was living in the apartment since October 21. It’s a 1 bedroom apartment on the 5th floor (no elevator) in the city center.
I work from home and decided to rent the place because of a beautiful terrace (common use) which is on top of my apartment and that I wanted to use to get some fresh air during my work breaks.
When I went to the agency’s office to pick up the keys of my apartment they said the keys of the terrace were not available cause they were changing the lock, and that they would provide them as soon as new keys will be distributed.
To my surprise about a month later, the agency said I could not have the keys of the terrace because ‘la comunidad’ decided that nobody can access the terrace (only certain apartments and only to use the racks to dry clothes).
To notice that the pictures and description of the access to the terrace is in my rental agreement. Back then there was a law that restricted rental prices based on an index and they used the 'fake terrace access' as a way to rise the rental price.
I feel very upset especially because a friend who was living in the same building about a year before, told me that she never had access to the terrace in the first place and was surprised I was promised that.
Since then it’s been a back and forth with the rep of the agency (she first told me I should wait and let some time pass for her to ask again for the keys to the owner). Of course I never heard anything from her and she did not reply to my follow ups. I sent her an email once explaining that someone who had the keys had a party on the terrace one night (I made videos at 4am), and eventually she replied that after investigation it was ‘stated’ that it was not the case and it was probably some other terrace nearby.
My last message was on May 18 to which she never replied to. I sent another follow up and she finally confirmed I can dream of accessing the terrace. I don’t have a balcony or place to sit outside and for me this has been a huge deal breaker and I can’t do anything. I feel scammed.

I know there are many unprofessional rental agencies in Barcelona but I was tricked into trusting this one as per the good reviews it has (which I really doubt are real reviews now).
I thought sharing this experience may be useful to other people to stay away from this agency if possible.

Como un antiguo cliente, recomiendo que no hacer negocios con ellos y si ya lo hicieron o lo piensan hacer, estar muy alertas. La experiencia durante fue satisfactoria, sin embargo mi dolor de cabeza pasó a ser la devolución del depósito en garantia, de hecho les estoy demandando con esto.
No necesariamente todas las experiencias son malas, pero si te recomiendo revisen las reseñas negativas que les han ido dejando en Google. Igual mucho éxito en sus búsquedas y que no te pase como a mí, sea con ellos o con cualquier otra empresa

edición posterior a la respuesta de SHBarcelona: La mejor manera que tienen de mejorar sus procesos, como de tomar en serio mis comentarios (tal como ya les fue notificado en el burofax que recibieron y tiene certificación de recibo) es devolverme todo el dinero que me están robando y así ambas partes nos evitamos la longitud del proceso legal

Quedamos muy satisfechos con el trato recibido. Fueron rápidos y resolutivos con un par de problemas que tuvimos en el piso (llave del buzón, wifi... nada grave).

El tema de la limpieza sí que podría estar algo mejor.

Ellos no quieren atender en castellano y tampoco catalán. Prefieren solo inglés. También cuando pides venir a ver el piso ellos dicen que el piso no sigue disponible. Que suerte tengo que ho he caído en la trampa

SHBarcelona is agency that has contracts in English with clear conditions. I will think they have to work on their response time and the correctness of information they provide. Once i tried to cancel our 6 months rental contract with 2 months prenotice as our agent told us it is allowed and then came back to say his manager doesn't allow. In practice we paid 1 month rent and did not live in the apatment, they could not rent it out in August 2023, at least this is what they said, i suspect because 11 days before we leave yhe apartment we had no gas hence no warm water for 11 days and it was pretty annoying, since i was sick then and since we did not know what is the action plan to fix the issue and if this was the repsonsibility of SHBarcelona to inform the landlord or us. Else we got our deposit back and the calculation for the bills seemed reasonable. I would also say that since apartment was dfully furnished and had ok internet connection the rent seemed way high what a local person will be able to pay, this practice is pushing locals to outskirts and making it impossible to afford living in the city, a colleague of mine told me at work in Barcelona. Overall, ok experinece!

Cuidado, su modelo de negocio incluye posibles estafas. A través del depósito de garantía, buscan retener sumas significativas bajo diversas excusas. En mi caso, estoy lidiando con una cantidad sustancial, pero no puedo divulgar detalles debido a un procedimiento legal en curso en su contra. Si no has finalizado un acuerdo, mantente alejado de ellos. Si ya estás bajo contrato, ejerce extrema precaución.

Unreliable organization. In this case rented an apartment for a weekend which turned out to be unavailable upon arrival in Barcelona. Thank you SH Barcelona for ruining our weekend.

I stayed 9 months in a short term rental from ShBarcelona. Not only was the flat in bad condition when I entered (broken furniture, spilled drinks stains on the wall, dirty upholstery, etc.), but they had the audacity to charge me for the mattress when I left. The mattress was in fact quite disgusting, but covered with a protection that I did not take off. It means that not only did I sleep on a disgusting mattress for months, but I also had to pay for its replacement (they took it off my deposit). I would recommend anyone to stay away from this agency.

My daughter's vacation experience with SHBarcelona Agency was nothing short of a shocking scam. They manipulated expenses, stole her deposit, and conveniently disappeared when confronted. Don't be fooled by their promises - beware and avoid this agency!!

I am certain that numerous other victims are currently facing the same deceitful practices and deposit theft from SHBarcelona Agency. This is undoubtedly a full-blown scam that we must not ignore. I urge everyone to steer clear of SHBarcelona at all costs and help spread this warning far and wide.

By falling into their trap, unsuspecting travelers and other renters will continue to be exploited. We must unite and work together to shut down this agency's scam operation once and for all. This company that profits from deception and scam.

I am taking action and reaching out to more victims via Google reviews and emails to report and expose their fraudulent practices. It's time to call on the government to investigate their financial income and the scamming of numerous victims.
We will stand strong together against SHBarcelona Agency and put an end to their exploitative schemes.

Pasamos por la oficina de SH a firmar el contrato y buscar las llaves, muy buen trato por parte de la gente y todo muy claro. Entramos al piso y parecía que estaba todo impecable, pero la verdad es que con el pasar de una horas nos dimos cuenta que la limpieza estaba muy mal, pelos por todos lados, polvos, migas, etc. Después de la primera noche y al revisar el colchón nos dimos cuenta que estaba hecho un asco, lleno de manchas de sudor, sangre que suponemos es por menstruación y otras manchas que ni queremos imaginar de que eran. Una vez que les hicimos saber esto a la gente de SH por suerte reaccionaron muy rápido, nos ofrecieron cambio de ropa de cama y mandaron rápidamente gente para limpieza. Sin embargo, no quita lo desagradable del proceso, ya que son malos ratos y tiempo perdido.
