I moved into my accommodation September 2025. On November 11th after returning from a weekend away, I faced a severe and extreme bug infestation in my ensuite. I was moved into a different room however this also became infested with bugs. Prestige Student Living has handled this situation with extreme disregard to the well being of students - using cheap temporary surface level treatments which have utterly failed. It is now March 2026 and I have been displaced for 4 1/2 months. The entire building has bugs therefore me alongside 2 others are residing in an entirely different building due to Fabric having zero pest free rooms. The building manager has been great and truly tried however the team that is in charge of the pest treatment have completely failed in their area of so called expertise. They have failed to resolve the issue for a number of months, they are unable to provide a treatment plan nor a current status or even an explanation as to the situation. It is completely and utterly a disappointment as I have paid thousands of pounds in rent to in turn face an absurd amount of distress during an extremely important academic year.

Do NOT stay here. It’s run by criminals. Here’s what happened from the start. First of all they showed me a room with the same layout as the one I was supposed to see. This room they showed me was on the first floor I saw it with my parents they were overly friendly. Then when I came alone to view the actual room on the 4th floor with the same layout as the one I saw with my parents this was the 4th floor room I wanted they were silent and stand off ish acting very shifty all of a sudden. I soon found out why. After moving in and after they had been paid £7,200 upfront lump sum for 6 months. I discovered a huge issue actually several huge issues. The fridge was so loud I couldn’t even use it I literally had to turn it off just to attempt to sleep. It was louder than a running microwave and the fridge is right next to the bed. Making it impossible to sleep unless I literally don’t use the fridge at all which it was I had to do not even use it. Then there’s this huge generator noise and the generator next to the building is so loud it’s deafening. It literally made my bed vibrate and it’s 24/7. Making it unliveable its on all the time. It’s illegal to rent out a room in this condition. Plus 3 times I went into the lift I could smell weed so strong I almost threw up. One of the other tenants even asked me if I smoked and tried to sell me some to which I said no. He then swore at me and screamed obscenities. He told me everyone smoked weed there and I better get used to smelling it. Not only that but the tenant right next to me not the one who tried to sell me weed was shouting at me through the wall till 6am only my second night in and the night before that till 4am. He started throwing things onto his floor making me jump and making my floor shake. He would bang at any noise he hears from me during normal daytime hours and at night he kept shouting through the wall at me and he even started hoovering / using some kind of blow dryer at 5am. I would’ve sent an email to break contract Saturday the day after moving in but their offices were closed I’ve sent them an email but it’s been ignored 3 emails actually if they do not respond I will file a pre action letter as stated and if they don’t respond to that I’ll enforce a judgment through the county court I’m now homeless and haven’t slept there since Sunday 28th February. They lied about the room to steal £7,200 which is fraud. They have ignored both my and my parents. Listen to me DO NOT RENT WITH THEM. Stay away. I’m now homeless because of them and their illegally withholding the £7,200 so basically keeping £7,200 for 3 days. Actually two days as I haven’t slept there since Sunday night that’s £7,200 they stole for 2 nights. I will file a pre action letter before court if they do not refund the money don’t let them comitt fraud against you because they will.

Hi everyone. I've read these reviews and my daughter is in a similar position regarding withholding of money. An incentive to book early for September 2025/2026 for £500 at Foundry Courtyard in Glasgow still hasn't been honoured one year later. Every month, told it's going to be applied the next month. And she's not the only one! After taking legal advice this is what you all do - submit a Simple Procedure to the Scottish Court. Really easy to do online. You need to pay around £123 to submit but you will get that back in the judgement under court costs. You can claim this way for anything under £5000.Their business details are easily available under Companies House so no running around for info. I also suggest you claim extra for stress/anxiety of pursuing for months, any expenses for travel if you want to appear in person in court (flights/hotel stay etc) and the courts also add interest, and that is valued at the money you are owed and interest per month. As long as you have all your proof in order (ie deposit payment proof/emails from them, of which I have dozens) this is a no hassle, painfree solution! Also as well as doing the Simple Procedure you can report them for misleading advertising/unfair trading via the Trading Standards (go to Citizens Advice Scotland) and the Advertising Standards Authority. You can also escalate through universities and accommodation partners when it comes to deposit/incentives as most universities have an accommodation office and Student Services/Welfare. Also Homes for Students (which Prestige now is after being sold just before Christmas) is a members of ANUK. File a formal Code breach through them asap to make them aware of what's going on. Under guidelines you can complain that: A financial inducement was offered and not honoured/deposit not returned; repeated assurances were given; complaint handling has been inadequate. The National Code requires: transparent marketing; honest advertising; fair complaint handling. Universities look at accreditation status and breaches affect renewal. Again, if you are in a situation where deposits haven't been returned or incentives haven't been honoured, there are easy ways for redress rather than being ignored month after month! Starting university is meant to be an exciting milestone, but my experience with Icon House as a first-year student has been overwhelmingly stressful and disappointing.

Our original move-in date was postponed repeatedly, with reassurances each time that access would be granted by the end of the month, only for plans to change again. During this period, students were placed in short-term accommodation, leaving us in a constant state of uncertainty with no clear timeline.

Communication throughout this process was extremely poor. We received mixed and often contradictory explanations. The lack of honest and consistent updates made an already difficult situation far more upsetting for students trying to settle into university life.
Despite not having access to our rooms, we were still expected to continue paying rent for Icon House, which placed additional financial pressure on students.

Although compensation was later promised to make up for this, many students are still waiting to receive what they were told they would be reimbursed.

It is also disheartening to see glowing reviews surface that appear to come from construction staff, as they do not reflect the reality experienced by the students affected by these delays, because as far as I am aware no one has moved in yet. The focus seems to have been on reputation management rather than addressing the real impact this situation has had on residents.

That said, I do want to recognise Danielle and Lisa, as well as the maintenance team at Aire, who have been genuinely helpful, supportive, and professional throughout this process. Their efforts and attitude stood out during a very difficult time and were greatly appreciated by students. Compared to how the higher Prestige Living team have to answer for their actions.

Overall, this situation caused significant stress during what should have been a positive and memorable first year.

I hope once we move in, it improves.

Absolutely awful company to use, and trust to have young students interests at heart. DO NOT LET YOUR CHILDREN STAY HERE.
They do not care about their residents, they do not care about privacy and confidentiality, they lie and they dismiss every concern going! Like one of the other reviewers on here, I have also reported them to the ICO.

The actual accommodation is nice. However, the “refer a friend” is a scam. My friend gave me her code which I entered in the application and was accepted. But somehow “it didn’t go through” and there’s nothing they can do about it.

My experience with this company/landlord has been deeply frustrating and disappointing. I paid both my deposit and rent promptly as requested and was awaiting my scheduled move-in. Given earlier delays with the building, I specifically contacted them a week beforehand to confirm that everything was proceeding as planned. I was assured there were no issues and that my booking was fully secure.
Only five days to move in date , I received an email stating that all bookings including mine had been cancelled, along with a request for my details to process a refund. This came as a complete shock, especially after I had made extensive arrangements around this move-in date. The last-minute cancellation left me in an extremely difficult position, scrambling to find alternative accommodation with nowhere to go.
As of now, I am still waiting for my rent and deposit to be refunded. As a student, this money is incredibly important, and the uncertainty has only added to the stress of an already frustrating situation. Overall, the lack of communication, reliability, and consideration shown has been very disappointing.

I moved into Haymarket Yards on the 1st of December which is a new property in the Prestige brand in Edinburgh. I wanted to say that Taylor the manager at the property has been a great asset and was extremely helpful in getting me a room that was suitable for my disability and even helping me move some of my stuff in! I had some extra boxes on move in day and to streamline the process he helped get them from the doors to the lift so I didn't have to make as many trips with the cart. He also helped me get the best rate with my room and has been working hard to create a sense of community here in the building. The building itself is brand new with tons of great amenities: the location next to The Haymarket station is fantastic. I also want to highlight how great it is having 24/7 security and desk presence which has made living here feel incredibly safe and secure! It also means my mail no longer goes missing randomly and I don't feel like I'm going to be stranded during a lockout. The facilities are incredibly clean and well maintained and you feel looked after. If you're thinking about moving into Edinburgh and haven't given this area a look - consider it!!!

The support personnel were amazing, they respınded to me extremely quickly and were extremely helpful. However the website is the single worst website i ever had to interact with. It keeps freezing and is filled with bugs and errors. I have had so many issues that it would take too much time to list them all.

I’ve lived in Prestige Student Living for my entire time at university and genuinely couldn’t imagine being anywhere else. The location is unbeatable; it’s close to the LSE campus, central London, and all the essentials, which made day-to-day life incredibly convenient. The building is well maintained, the rooms are modern, and the facilities are exactly what you need as a student.

The staff have always been friendly, responsive, and willing to help with anything, which made the place feel safe and well managed. I also appreciated how quiet and comfortable it was, especially during exam season.

Overall, Prestige Student Living has been a reliable, comfortable home throughout my degree, and I’d highly recommend it to anyone looking for convenience, good facilities, and a stress-free student living experience.

Had to pay a deposit on accomodation for potential accommodation should my son choose to go to Hillview place Exeter once results were in. Ended up going to Oxford and I am still chasing the return of his deposit money weeks later!!
I was promised it would be automatically returned. It's not.
5 emails and 4 phone calls later I still don't have it!

The moving in was alright

I feel the need to share my experience with this company, as I made a complaint about one of the maintenance men and was told it was confidential all my information was given to him and the people involved. The manager at The Place Accommodation and co worker Amelia, were giving information back to the man involved, even tho he had been dismissed from the company.
I’ve now gone above the company after reaching out to them many times regarding this, it’s been a huge breach of privacy and I’ve had so much abuse and police involved from the information leaked. The company did act on my first complaint and removed the man. But the other members of staff giving information to the ex employee didn’t seem to bother them, so now I’m going through a case with ICO so hopefully this doesn’t happen to anyone else in the future.

Absolutely disgusting has cockroaches in the property cannot get the landlord to honour anything that needs doing in the dwelling. Simple things are not being provided but they want money this has been going on for 3 weeks.

Horrible company to deal with. Want a deposit when you book which is fair enough but then hounding for a months rent 6 weeks before the move in date and 3 weeks before Scottish exam results were issued. Full deposit refund if you don't get into the uni you were needing the accommodation for but make you fill out a form and it supposedly takes 28 for a refund. Still waiting 35 days later and ignoring emails. Quick enough to put their hand out but don't want to hand the money back.

The best part of it all are the managers of the building. Both Stuart and Kieren have been amazing.

Lovely staff who helped with the onboarding experience. Lovely room as well and very spacious as well as close to city centre and University of Warwick

The booking experience was easy and efficient, and the team was helpful with answering questions. However, I was disappointed that we were informed that the move-in date would be delayed less than 24 hours before we were scheduled to move. Since we were assured that the building would be finished mid August, I would have greatly appreciated for the delay to have been communicated to the residents sooner.

I had to chase down and email the company to send over the guarantor forms as they failed to do so. They said they would send them but i haven't received them again so will have to chase them up again. Quite stressful!
