the worst estate agents ever dealt with! Never get a response when works needed doing in the house. Boiler broke early december reported as usual was told to wrap our 3 month old up to sleep as the boiler could take 2 weeks to fix cooker which was part of the house then broke again in december was told to eat sandwiches while they tried to deal with the landlord was without a cooker/oven for over a month. Black mould in our sons room which was never dealt with as we was told it would be. Tiles above the bath then because loose was told it would be fixed they came to measure and never showed up when followed up with estate agents we kept getting told they were trying to work out dates and they would let them selves in whenever to fix the issue which we then told them absolutely no one was to enter without us being there as we had a dog and then it became our issue and was never fixed. We had kitchen tiles loose and falling doors falling off constantly cracks in the walls bowing ceiling etc and noting was ever done. We was made to feel ridiculous for reporting these things which were half of what we could have reported and left us in a home with a baby which was very clearly unsafe.

As a landlord with a number of properties I find the support and service that I receive from Linley and Simpson maintenance department second and none.
I would particularly like to thank Thomas for his help in a recent issue with a fridge freezer in one of my properties.

I moved into a property managed by L&S at the end of March 2026. Straight away I flagged issues to them, its now the end of June and nothing has happened despite continuous chasing. Some of these issues were cosmetic, fine - whatever. They clearly don't care about the property then. Others including mould in the bathroom (Awaab's Law) and the inability to open the upstairs windows in case of a fire are in clear contravention of health and safety laws in the UK. It's no wonder disasters like Grenfell are able to happen in the Uk with companies like this allowed to operate...

Thomas Ward resolved the issue quickly and smoothly.

Liam turned around a tenant reference letter for me in record time, and this has been a great help in support of my dealings with the local council.

Linley & Simpson are the worst letting agent I have ever dealt with in my 10 years of renting.

Firstly when we moved in, there was a leak coming from the washing machine in the apartment upstairs and when we reported it, they said that because we were in the property, they expected us to go upstairs to see what was going on. I raised a complaint with this as it’s not my responsibility to do their job for them. This was ultimately resolved but the communication was embarrassing from them.

After we left the flat, we heard nothing for weeks about the deposit until I chased them. Umara Bahadar sent an invoice of deductions which were laughable and immediately Umara agreed that some of the charges should not have been included as we had evidence the damage was there when we moved in. I emailed Umara and the complaints team several times as I had extra queries about more ridiculous charges they were trying to scam us out of, and no one ever bothered to respond. When we called for updates, we were told Umara was the only person who could deal with it.

We then got an email from Ian Knibbs who claimed they reviewed our correspondence - Ian asked for our bank details for the partial deposit return (I was asked for this several times) even though I had sent it weeks earlier and had confirmation from Linley & Simpson that these were on their records. Ian would not answer any direct questions, claimed the charges Umara said weren’t payable would still be deducted and dismissed any of my comments about the other charges they were trying to take from us. Ian also asked if the deposit was to be returned to me and Anant - I have no idea who Anant is, they were not the other tenant in the property, so it just shows Ian read nothing and just tried to scam us out of money.

We took the case to TDS who noted on their findings that it was clear from our photos that areas of the flat were not professionally cleaned when we moved in, and that the tenancy clean was done in December despite us moving in the following March. TDS also noted on their findings that while some cleaning companies have certain charges, the charges applied to our invoice was not in proportion to the size of the flat or fair market value. Part of the remainder of the deposit was ultimately settled with TDS who thankfully have some sense about them unlike Linley & Simpson whose own complaints team cant even be bothered to reply or look into issues which goes against the Ombudsman’s guidelines.

If Linley & Simpson are your only option to rent from in Leeds, I would recommend moving cities. If you do go with them, expect to be scammed out of your deposit and no one will ever reply to your emails. The company should be ashamed of themselves with how they conduct their business.

Disappointed with time taken to resolve, however, once the plumber arrived all done. He was really friendly and efficient, cleaned up after himself and you wouldn’t have known he had been apart from now having a working bath plug

Requested tree on rented property in Harrogate be cut back in order to access bins. Very efficiently handled by Natasha Riddle.

Liam did a great show round this morning. He was prompt, helpful and very professional.
