1. So hot it’s actually dangerous
By April, it was already too hot to sleep — I was in a tank top and shorts, still sweating through the night. July and August? I can’t even imagine.
Why so hot? Three solid reasons:
• The walls are built extra thick for soundproofing, which traps heat like an oven.
• The windows open maybe 5cm, supposedly for “safety,” which means zero ventilation.
• There is no ventilation system in the entire building. Doors are sealed tight, windows don’t open, and airflow is non-existent.

2. So noisy it feels like a 24/7 IMAX experience
Three different train types give you a rotating schedule of misery:
• High-speed trains – loud, but at least they pass quickly.
• Slow freight trains – truly unbearable. The screeching of metal on metal will make your ears feel physically assaulted.
• Regular passenger trains – they stop at the station below, which means long, grinding, echoing noises — especially fun at 3AM.

If you open the window for air, the noise will keep you up. If you close it, the heat will. A flawless trap.

3. So filthy it should be illegal
• Everyone uses your pans, your salt, your everything.
• No one cleans after cooking — grease, food scraps, overflowing bins everywhere.
• The cleaners show up maybe once every two weeks — it’s basically a ghost service.
• There’s zero oversight or accountability from the building. Cleanliness is optional, apparently.

4. Reception staff do whatever they want, whenever they feel like it
• If it’s an easy task, like replacing a key? No problem.
• If you’re on friendly terms with them? They’ll prioritize you.
• If not? Good luck. You’ll get empty promises like “we’ll sort it tomorrow” — then hear nothing for a month. I haven’t had a single email answered in over four weeks. I guess they’re busier than the Royal Family.

5. Security?
I once reported a lost key. The security guard stared at me blankly and repeated my sentence back in slow motion, like I was speaking ancient Greek. Was he mocking me? Confused? Just bored? Who knows. I had to manage his feelings while mine were ignored. Safety? Don’t count on it.

6. The Finsbury Park neighbourhood is a public health risk
• The streets are covered in dog, bird, and — yes — human feces.
• Shops dump trash bags right outside their storefronts like it’s a festival of waste.
• Theft and muggings are disturbingly common. Just search “Finsbury Park phone stolen” on social media — new posts pop up weekly. It’s a hotspot for petty criminals and worse.
• I was physically mugged outside the train station at 8PM. People saw it happen and walked away. No one helped.

7. So far from everything it’s practically outer London
Sure, it’s close to UCL. But if you need to get to KCL or anywhere central, be ready for 45+ minutes each way. It’s exhausting.

Final verdict:
Overpriced, under-managed, overheated, and overhyped. Unless you enjoy sleepless nights, constant noise, filthy kitchens, and feeling unsafe both inside and outside the building — do yourself a favor and look elsewhere.

IQ sterling Court is a great place to live.

The staff of IQ is amazing, the events they organise, every week there is something to cheer you up in your busy and tiring schedule. They take care of our wellbeing and also make sure they are supporting us in anyways by solving our issues be it maintainance or anything

I love IQ. The treats, the rooms, the flats are simply the best. Thank you for making my best year at Uni comfortable, safe and fun.

I'm currently staying at iQ Student Accommodation Salford and honestly, it’s been a pretty good experience so far. The location is super convenient—close to uni, grocery stores, and transport links, so everything’s within easy reach.

My room is comfortable and has everything I need. The Wi-Fi is mostly reliable, which is important for me since I work and study online. The staff are generally helpful and friendly, and I like that they organise events now and then—it’s a nice way to meet people.

The common areas are clean and well-kept, but sometimes the laundry area and lifts can get a bit busy, especially during peak hours. Also, rent is slightly on the higher side, but I guess you’re paying for the location and amenities.

Overall, I’m happy with my stay here so far. It feels safe, it’s social, and everything works well enough for a student lifestyle.

iQ student accommodations locations are always close to university campuses, public transport and city center which makes it highly convenient for students.
iQ also hosts tons of fun events for its students where you can meet new people and have a great time !! The staff working at iQ are also soo welcoming, approachable and helpful. Plus the rooms are structured well with really quick maintenance service if anything goes wrong !

iQ castings has provided me with a great accommodation for my second year at university. The amount of events it provides allows social interaction with people you may not meet otherwise. The staff are friendly and always able to help you no matter what. The price is well worth it!

Everything about IQ is so much like home, as part of the resi influencer scheme also, there is so many opportunities and all of the team just make you feel so welcome, IQ is like one big family. I love them and would 100% recommend any students who are planning to live with IQ, please do, you won’t regret it.

This accommodation has made my university experience amazing and unforgettable. The rooms are spacious, modern and homely. I think one of the highlight of this accommodation is the team they having running the sight, some of the friendliest people I have met and have made it a home from home. I have been so thankful for having them around and getting the experience the many events put on throughout the year. It has been the best 3yrs living at IQ student accommodation, I would 100% recommended it to anyone looking for student accommodation.

I moved into IQ Student Accommodation in Twerton for first year and I have to say, it has been an amazing experience so far! As a first-year student, I was a bit nervous about finding a good place to live, but IQ has exceeded my expectations.
Firstly, the facilities are top-notch. The common areas are spacious and modern, which makes it a fantastic place to hang out and meet new people. The study rooms are perfect for those late-night cramming sessions, and the gym is a great bonus for staying fit despite the busy student life! My room is cozy and well-equipped with everything I need. Having my own en-suite is a huge plus, and the kitchen facilities are clean and easy to use. I love the sense of community here; there are always events and activities planned, which makes it easy to meet other students and get involved. The location is also a major advantage. It’s super convenient for getting to the university, plus there are plenty of local shops and cafes nearby. It’s nice to have everything I need within walking distance! The staff are incredibly friendly and helpful too. They've been really supportive during my transition to university life and always quick to respond if I have any questions or concerns. Overall, I highly recommend IQ Student Accommodation Twerton for any student looking for a vibrant and comfortable place to live. It's been a fantastic start to my uni experience!

Worst Accommodation Provider in Leicester

I had a larger, modern, secure room in Freemans last year for £7k. In contrast, Opal Court's "Gold Ensuite Plus," which I’m currently in, costs £8k and some change. The rooms are identical, with the only difference being the ensuite if you choose that option. Ironically, the kitchens in the flats with the Bronze package are better than those for the Gold package. I live in a flat of five with just one fridge, while the Bronze flats have two fridges.

Their website claims you can "enjoy great views of the city," but my bedroom faces the HSBC office. I never get natural light without someone looking into my room during their meetings. Rooms with actual city views are rare, and you’d be lucky to get one.

The site also promises a "spacious kitchen," but the kitchen is the same size as the room I had last year, which was cheaper. Their kitchens are essentially a lucky draw: some are nice and modern, some are not; some have spotlights, while others don’t; some are massive, while others are as small as your bedroom. The study area, games room, and private dining room are poorly maintained, and security rarely addresses issues. The TV hardly works, and if someone does something wrong, everyone is punished collectively. IQ periodically closes shared spaces instead of banning individuals who misuse them, which is unfair since we all pay for these amenities.

They advertise "24/7 staff presence," but this is questionable. A few weeks ago, there was a party that started around 7–8 PM and went on until 2–3 AM, with illegal substances being consumed and the site vandalized. The police had to intervene because the so-called 24/7 staff couldn’t stop the party, control entry, or even notify residents in advance that multiple parties would take place. The music was so loud that the bass could be felt in the 7th-floor kitchen where I was.

The staff at IQ is also very rude when you seek help. The CCTV they claim to have is subpar—limited to the building exterior, courtyard, and ground floor lift entrance as well as the lift. Everyone I live with has had at least one item stolen since moving in, and there’s no way to identify the thief as there’s no CCTV on the residential floors. The lift in my block is constantly broken, with two metal bolts sticking out where the handrail has been broken. This a serious safety issues especially when there's alcohol spilled over the floor causing a slip hazard.This has been the case since September 2023, when I first visited a friend in the same block. I’ve personally tested accessing the premises and reaching my room without a key, and for a company that boasts about security and CCTV, it’s shockingly easy to enter the property.

There are countless more faults with IQ Opal Court. I’ve visited their other Leicester property, Grosvenor House, and it’s not much better.

Even paying rent is an issue. I’ve paid multiple times using Convera, yet Emma, the site manager, has been rude over the phone, claiming I haven’t paid despite my bank and Convera confirming the transactions. This has happened repeatedly, including with my January payments, which I’ve proven were processed, but IQ insists they never received the money.

Save yourself the hassle, money, and headache by choosing better accommodation options like Study Inn, Freemans, Nixon, private accommodations—anything but IQ-provided accommodation.

Less than 24 hours after posting this review, Emma has already approached me to question it. It’s clear she is unhappy with the review and my comments on her behavior. At approximately 3:20 PM on January 23, 2025, she sat at the desk in the foyer and acted rudely and disrespectfully. To my surprise, her colleagues also joined in with the abuse.

Emma clearly has hard feelings about the matter, as she discussed my personal finances and information out loud in a public setting while other residents and contractors were present on-site.

This is honestly something I never thought I’d experience with a grown woman.
