Stay far far away from this company. In our property in London, we have involved lawyers due to fire safety and exorbitant service charges with random reasons. (We have not been successful with either as the company is not stupid). Many of us have suffered from mental stress because of them and we cannot wait to move out after completion. A disgrace of a company and i hope Karma gets them.

They need to communicate with leaseholders and explain the exorbitant charges. These have been challenged but Galliard refuse to provide an explanation or accurate accounts. Don’t touch them!

I have been happy with the flat until recently when the management team sent out bills that cannot be justified. When questioned, there was no response. Many months in, they still haven't explained their unreasonable demands and keep sending out bills. Disappointing is too polite a word to describe the situation.
I was initially quite surprised many people actually rated Galliard 5 stars. When reading those reviews, I realise they are mostly related to property purchases. How would one describe a company who puts tremendously amount of energy into sales but shows no respect to their customers after they have parted with their money?

Appalling company, stupidly high charges for shoddy management. Many, many issues with the heating system and poor (if any) communication from Galliard. I’ll get a comment attached to this saying “ As this appears to relate to the management of your building, please contact admin @ gemlimited.co.uk” (trust pilot won’t allow me to write the email in full) but let me tell you, I have contacted them many times since 2022 and in a whole 12 month period I was completely ignored by several property managers (I did include their names here, but they 'reported' me to Trust Pilot and asked their names to be removed- again, they do not want to take any accountability for their poor services). Even when phoning, the switchboard will always ask who you are and who you want to speak to and when you say you will get told to email admin. The lack of communication and respect for the people who pay a really high service charge is unacceptable and we are currently seeking legal action against Galliard homes.

I recently completed my purchase with Galliard Homes and had an exceptionally pleasant experience throughout the process. Elise from the Sales team was extremely helpful and consistently went above and beyond to accommodate our needs. Her professionalism and eagerness to assist made the entire purchasing process smooth and stress-free. The entire team was highly responsive, ensuring everything progressed seamlessly despite my tight schedule.

Working with Martine from the Completions team was also a delight. She was incredibly friendly and made the handover process enjoyable and efficient. Martine's honesty about aspects that didn't meet her high standards and her proactive assistance in following up on various items were greatly appreciated. Additionally, she introduced me to their partner furnishing and cleaning companies, which I’m sure will be invaluable in the future. Galliard Homes has truly exceeded my expectations, and I highly recommend them to anyone looking for a new home.

Completely untrustworthy

Poor management and poor communication. Multiple issues with heating system , cost of repairs pushed to all lease holders without consultation. Other costs outside regular maintenance put to leaseholders without proper consultation process .

charge me admin fee £108 then waive because while they change account name and do not provide enough information on bill, they update the bill and after 6 months said because I late paid service charge for 2
weeks to clarify their company name change and accounts and keep chasing me. And their service charge has increase 40% in 1 year.

In July 2021 I bought a penthouse in the ‘luxury’ development in New Capital Quay. Recently leaseholders were told the adjoining river wall needs major repair ( ultimately paid by leaseholders) my solicitor found nothing in searches re the letter sent to Galliards by the environment agency in January 2020. My seller apparently did not know either. Recently Galliards applied for planning for Enterprise car rentals to use the gated area ( closed at night) with rental vans parked by apartments and close to play area. “I cannot imagine who would have ever thought this was a safe and good idea said one of the voting councillors and risking accessibility issues for children; wheelchair users and ambulances and fire trucks. Passionate leaseholders - spoke at the meeting, the Council planning committee rejected this awful idea ( freeholder Galliards were irresponsible to even consider this - and with no consultation or consideration of or with residents!

Buying a home is deeply stressful,they "get" that. Sherry and her team focus deeply on their customers. I lost count of the number of times they gave time, creativity and support for the Wimbledon development, the completion experience was fantastic, everything showed and explained, on site concierge and estate management team introduced, well beyond what they needed to do.
I wholehearted recommend Sherry and her team of Galliad Homes and their Wimdledon development.

I am a commercial tenant of Galliard Homes, the experience dealing with them has been thoroughly disappointing. Their staff responsible for dealing with commercial tenants are rude, dismissive, unprofessional and incompetent. Their negligence has caused numerous costly or expensive issues for my business. I would not recommend leasing a commercial premises from this company.

I have been in friendly communication with many of the residential tenants living above my commercial premises and the tales of misery they have told me regarding their experiences with Galliard Homes should also serve as fair warning to stay away from residential premises from this developer as well.

I am a frequent buyer of Galliard Homes' property in both London and Birmingham. Their developments are iconic and practical at the same time. Their finishes are of superb quality with few noticeable defects. All my purchases are buy-to-let, and the furniture packs they recommended are contemporary and have high utility, which enabled me to let out the property without any time gap.

Their after-sales services are fantastic, with immediate responses to my various enquiries. In particular their representative office in Hong Kong is led by a versatile and nice manager, who works efficiently and communicates seamlessly with her clients.

I would recommend Galliard Homes and their sales team to all those who want to buy UK properties both locally and from abroad.

Galliard doesn’t care at all about its residents or leaseholders. The enterprise can rental proposal at new capital quay is a clear cut example of how Galliard will go to all lengths to make money at the expense of leaseholders and residents.

We are clearly being over charged by Galliards and when you ask for invoices … they don’t find them or refuse to provide them.
Some of the concierges are rude as hell.
When raising issues with the river walls we are not heard and seen. Soon they will ask us to pay for repairs but when a business has its boats hitting the wall constantly and not ask for repairs… who is to blame ???
And now they want to introduce a business renting van in the middle of a place where people are living .
And it’s without talking about the very poor manager we had the last 3 years … just useless and not respected by his own colleagues . The new one will have a lot of work to gain the trust of people back !!!
I won’t speak about the leaks ( had one from 2016 to 2023every winter) The cladding because I could start a book…
So just avoid… biggest mistake of my life was to buy a flat from Galliards

, they just don’t answer !!!! Gem is not on trustpilot and can’t get an agreement with ombudsman as they are not registered!!! So I stick to my review
( just need to add for new buyers be careful of the poor materials used and crappy appliances)
By the way , greenwich council refused the application of enterprise after the mobilization of a lot of neighbors who would have been affected by GEM lack of judgment and common sense

Terrible company who treat their leaseholders with contempt

This organisation wishes to convert our communal areas within our gated community into a 24 hour car and van rental business operated by enterprise rent a car. Objections have been escalated to Galliard who cannot even be bothered to acknowledge receipt. Avoid these properties at all costs.

FYI the responses below requesting us to refer our issues to GEM - please be assured they have been copied from the outset to no avail.

Profiteering with disregard for leaseholders

Galliard and trust are words that should not appear on the same page let alone the same sentence. They appear to be able to cherrypick the terms of a lease which I, obviously erroneously, believed was legally binding to both parties who signed it. Does that give me the option to do the same?
