Bnbnova Paris quartier latin, l’appartement était totalement insalubre, odeur de moisissure très forte, des moisissures sur les murs en quantité astronomique et sur une poutre de bois , cela ressemblait à un fromage. Pas de chauffage, donc très froid car c’était l’automne. J’ai dû quitter l’appartement dès le lendemain après une nuit horrible, trouver un hôtel pour les quatre nuits restantes de mon voyage etc . Booking n’est qu’intermédiaire, pour l’instant refus de remboursement du séjour par nova et ma caution de 400 euros n’est pa rendue, soient plus de 900 euros ! Ils m‘ont proposé de rester dans l’appartement pendant les travaux d’assainissement: je cite produits chimiques et peinture !Tout cela pour ne pas me rendre mon argent ! Sans compter l’hôtel que j’ai dû trouver par la suite C’est une honte ! Si une personne peut me conseiller pour retrouver ma caution etc , merci d’avance .

Scam company! It's a huge net of bookings where they ask you to pay like 800 pounds deposits after you paid full price for the rooms. Then lots of people don't get their deposits back. I booked a room and I was spammed with WhatsApp messages to pay 800 otherwise I won't get my keys.. to cancel it would cost you extra 150.. they all keep this hidden in long terms and conditions pages.. shame on booking.com giving a platform for the scammers

Une véritable honte concernant ce loueur : un vrai marchand de sommeil.
Nous avons loué directement sur le site un appartement à Paris, totalement insalubre. La salle d’eau dégageait une odeur d’humidité mêlée à une forte odeur d’urine, et des moisissures recouvraient le plafond et les murs. Le plancher était tellement flottant qu’on s’enfonçait presque d’un centimètre — pas très rassurant quant à la structure du bâtiment.
Je ne parle même pas de la propreté ni de la sécurité : des câbles électriques non protégés, un radiateur posé à même le sol…
Nous avons passé la nuit à chercher en urgence une solution d’hébergement à l’hôtel pour notre famille de quatre personnes, dont deux enfants en bas âge.
Nous les avons immédiatement contactés : refus de remboursement, aucune compréhension. Des gens malhonnêtes, à fuir absolument !
Le dossier est désormais entre les mains de notre avocat.
Dommage qu’on ne puisse pas mettre zéro étoile

Avoid BnBNova at all costs
Untrustworthy operators who will keep your security deposit. We booked a 2 bedroom apartment for 6 nights in Paris. The apartment itself was ok but lacked any and all amenities advertised - no hand soap, dish soap, extra blankets etc. One roll of toilet paper. Minimal kitchen utensils, knives all broken, dishwasher out of order... The location was great though so we put up with the rest.
The problems were with BnBNova, and started as soon as the booking process started. We booked on Stayz/VRBO and even though the platform said I had bookng confirmation and no payment was due for several days, I immediately started getting whatsapp messages from BnBNova saying I needed to pay the full amount immediately to secure the booking. They wanted this done via a payment link off the Stayz platform which should have been the first red flag. They get you to pay off platform so that it is harder for the providers to force them to refund your money. You are also not covered by Stayz refund guarantee if you don't pay via their platform.
Against my better judgement I paid and was then inundated with repeated automated messages about filling out the check-in form and paying the damage deposit, 7 weeks before we were due to arrive. They get you to pay the security deposit of 600 euros via the Swikly payment gateway, and be warned - it is a payment, not a hold like many other rental agencies use. So you will be out of pocket until you get your deposit back, if you ever do.
They offer an early check in but when I requested this I got another templated response telling me it wasn't possible. I contacted them again on the morning we arrived in Paris after travelling 30 hours from Australia and they again said it was not possible. So we go to the key cafe to pick up the key a few minutes before the check in time of 3pm and it won't even open a minute before 3pm, so don't bother asking. The whole process of the key kiosk is not easy either and requires you to have global roaming on your mobile. I had issues and messaged BnBNova on the whatsapp that they provided for support during our stay and got no response. Luckily, I ended up getting the key out without their help.
The biggest issue was getting the damage deposit back. They say that 14 days after check out it is automatically refunded to you. At day 16 I started messaging them through the Stayz app and got no response. Over the next few days I messaged them via Stayz, their whatsapp number and I called the mobile number on their website and got no response to any of my messages. On day 19 I read all the other reviews on here and realised this was a shonky operator so I contacted Stayz, who were great and emailed them demanding action. I received a response to my messages and a refund within 15 minutes of Stayz taking action.
If you haven't booked yet DON'T!

Vorrei segnalare questa azienda che fitta appartamenti a Parigi. Ho effettuato la cancellazione della prenotazione entro i termini e dopo 1 mese ancora non mi hanno restituito i soldi. Ho dovuto denunciarli e chiedere alla mia banca di restituirmi i soldi in quanto avevo subito una truffa. Fingono di avere problemi tecnici per il pagamento. Non prenotate mai con loro.

Great flat but dreadful experience with the deposit. Despite what they say they take payment before the check-in and after 17 days from the check-out I am still waiting to be refunded. Booking.com doesn’t give any support and I would have cancelled once I discovered that but they would have given no refunds once you have booked and realised this small print clause
DO NOT RENT THROUGH BNBNOVA
I rented a Paris apartment through Stayz/VRBO in a great location at 67 Rue Madame in the 6th.
Only after payment was I advised by Swikly of the need for an €800 security deposit and only after looking at my statement found it was not a credit card hold but actually debited.
Then I received a whatsapp message from Guesty who were to be managing my stay.
Checkin was seamless.
However, the property had not been properly cleaned in many years and was filthy, black mould infested, contained several items in a state of disrepair including a broken sliding wardrobe door mirror in danger of collapse and many appliances that either did not work or partially functioned.
Guesty were less than helpful when contacted to report the substandard state of the property.
When contacted and provided with photos and videos of the properties condition, bnbnova produced lots of AI generated word salad expressing their concern, but zero action. They even acknowledged the substandard and unacceptable condition of the property and still did nothing.
And had the hide to charge a €75 cleaning fee on top of the accommodation fee which they refused to refund because I didn't contact them until the day after arrival at 9.30 at night.
I am a property management veteran so I knew how to deal with charlatans and crooks like bnbnova and it seems that unlike others I managed to get my security deposit returned on the 14th day after departure, but only after constant badgering.
bnbnova are hands down the most unprofessionable, dishonourable and unethical property management company I have dealt with in decades of renting self catering properties in Europe.
Bnbnova give the industry a bad name and do their guests a disservice.
NO CARE NO RESPONSIBILITY appears the be their MO except when it comes to taking your money.

This is the worst experience i had in my whole life while reserving with this company over booking. They changed conditions for checkin requiring to sign a new contract, they required to pay deposit out of the platform…They took our money without providing any service. Shame on you, bnbnova.

They are very little flexibles with what you need, they ask you if you need something but all you ask they canot do. I asked if they could change the place I reserved for another one of their property because I couldnt stay where i had reserved, and they didnt anything to help. They answer the questions very late, I had some problems and they dont answer on time. There are many others places to book that they mind the customer. Not here. Be carefull.

This lot are a bunch of Charletons and con artists. You will book a place on a booking platform like air or bdc. They will then ask for a refundable security deposit which is NOT listed prior to booking. €400 is typical - make sure you do it on a credit card and instigate a chargeback. It seems once you have booked they also change the listing and the name of the property you have booked. Shady practice seems to be the norm with this lot.

I booked this apartment for 4 guests with a refundable deposit of 2000 AED. After booking, the property demanded an extra 3000 AED, calling it an “insurance policy upgrade” for additional guests. This fee was never mentioned in my reservation or in the booking conditions. Although the 2000 AED deposit was refunded, the 3000 AED was not returned. This was misleading and against Booking.com policies. Future guests should be careful.
Terrible experience
Terrible experience, after paying full + security deposit they inform me that they be entering apartment with some insurance expert at 10:00 AM. I tell them it is not convenient my kids are sleeping. They would not move it even for few hours so I cancelled booking.
They claiming they have right to enter apartment as they like according their policy which is not present at booking.com. The problem is you already pay event if you are not aware of their policy. Their policy only comes later on their check-in process.
Additionally on booking.com it states that price for cancelation is only price of accommodation but they are refusing to payback part of a total price related to final cleaning, clean sheets and tourist tax.
I am still in dispute with them I will not let this go.

I booked the BnBNova Modern 1 Bedroom flat in Covent Garden at Flat 5, 2 Exchange Court, London because it was in a good location, BUT the property was unsafe and misrepresented:
❌ Cockroach infestation
❌ Mold and water damage in several rooms
❌ Fridge with large ice buildup
❌ Advertised washer + dryer — only a washer
👉 The original listing has since been taken down and changed by the property manager to hide the original false advertising. But I have emails + video proof from the property manager that the flat came with a combo washer/dryer.
This nightmare cost me thousands of GBP + hotel costs, yet the property management offered no refund or relocation. The same property managers and their “Reservation Teams” operate under W International, City Apartment Stays, Bnb Novastay and Vacation Rentals so far - there appears to be a pattern of misleading and unsafe rentals managed by these property managers.
I strongly would not recommend the flat and it’s property management. I reiterate, this flat was infested with cockroaches, mold throughout, and misrepresented amenities (no dryer as advertised). Management failed to resolve issues immediately. It took 12 hours before BnB Nova and Vacation Rentals got back with me when I first reported the unsafe and misrepresented amenities. I was forced to find safe accommodations on my own each night The property management tried delaying resolution by asking for photos I already sent them and put the burden back on me to determine the cleanliness, mold-free and pest free condition for this rental unit. Several days later, there was still evidence of a cockroach infestation and there was no way my family with a baby was staying in an unsafe property. Even though I never stayed at this unsafe property, Vacation Rentals
is falsely claiming that I did. Property also advertises it’s for families on booking.com. The flat is directly over a very busy and noisy pub that was extremely noisy during the day and after walking by at night, the noise level was still very high. With the evidence of cockroach infestation along with water damage and mold, this most definitely is not safe for adults, let alone small children.
This property is Not recommended and beware of any property with the listed property management companies above. Vacation Rentals is apparently the newest name they are using.

I strongly recommend not booking with BNB NOVA or BNBNook (same company, different name). Unfortunately, I hadn't checked here beforehand, and because the offer for the apartment in London was on the actually trustworthy sites fewo-direkt.de and vrbo.com, I thought I was safe. I booked and paid, and everything was confirmed. Four days before the trip, BNB NOVA claimed the rent had been refunded and then demanded it again. It was for GBP 1,500. This was a blatant lie, because the money was already with BNB NOVA. They had no proof of their false claim. However, I was able to prove that the money was with them. They canceled the booking because of the alleged missing payment. Result: They won't refund the rent, and I'm chasing my money. I also had to book alternative accommodation at short notice, which was considerably more expensive due to the short notice. If you want to have such an experience, you can book there. If you don't want that, avoid BNB NOVA and BNBNook and warn everyone about it.

After booking, I was suddenly told I needed to pay an £800 deposit — something never mentioned beforehand. They held it for three weeks and only returned it after I threatened legal action. To put it in perspective, the booking itself cost €400, so the deposit was double the price of the stay.
If the property had been decent, I might have let it go — but it was appalling. There was severe mould and dampness, broken accessories like mirrors taped to the wall, and pipes in the kitchen literally held together with tape.
They advertise it as family-friendly for guests with strollers, yet the only access was via dangerous stairs leading to a urine-smelling courtyard that was unsafe even for adults. They also wanted £60 for a cot for two nights — more than the cost of buying a new one.
Avoid at all costs. Honestly, sleeping under a bridge would have been safer and more pleasant.
