Our tenancy was extremely stressful from the start. We were given the flat after a major leak, which had not been fully dealt with. The issues appeared to have been covered up and freshly painted over. It took most of the summer for the walls and flooring underneath to dry out and for the musty smell to go away. We even had to buy and run a dehumidifier for weeks at our own expense to help with the moisture and smell. The landlord did not help, and once the contract had been signed, we felt the agency showed very little interest in the problem.

We then faced ongoing noise from the upstairs neighbours, with very poor sound insulation in the flat. Again, there was little the agency could do, and we had to remain in the 1 year fixed tenancy. After many sleepless nights, the tenancy finally came to an end. When we moved out, we were then faced with a £217.80 deduction from our deposit for decorating work that we disputed.

We were responsible for the issues being claimed and provided evidence to support our position. After months of waiting, the dispute was finally decided by an independent TDS adjudicator. The adjudicator awarded the landlord only 37% of the disputed amount, meaning 63% was returned to us.

For us, this was never just about the money. It was the stress of having to defend ourselves against things we did not cause, followed by months of waiting for the outcome. We took care of the property and had hoped to finish the tenancy on good terms. We tried to resolve things directly and provided substantial evidence, even an offer was sent to the landlord, but unfortunately the overall experience left us extremely disappointed.

Even on our final day, the agency did not turn up to collect the flat keys because they had apparently mixed up our move-out date with the following month. We therefore had to drive to their office ourselves and drop the keys off the following day.

Based on our experience, we would not rent through this agency again.

Eve has been absolutely fantastic as our property manager. We’ve had a few fairly complicated issues with the property, including a water leak, insurance claim, repair works and subsequent plumbing problems, and she has been incredibly helpful throughout.

Her communication is excellent — she’s responsive, keeps me updated, follows things up when needed and is always very easy and pleasant to deal with. What I’ve particularly appreciated is that she genuinely seems to care about getting problems resolved rather than simply passing messages between people.

Managing a property from a distance can be stressful when something goes wrong, but having Eve looking after things has made the whole process considerably easier. I’ve always felt that I can contact her, explain what’s happening and know that she’ll help get things moving.

I genuinely can’t think of anything she could have done better. She’s a real credit to Chase Buchanan and I’m very happy to have her managing our property.
