Nearly two years of unresolved defects and extremely poor communication

Unfortunately, after giving Beal Homes almost two years to address the issues with our property, I feel I have no option but to leave a one-star review.

Before purchasing, I had been told by friends and peers that Beal Homes had a better reputation than many other developers — particularly for attention to detail, quality of materials and not cutting corners. This was one of the reasons I wanted to give them the benefit of the doubt and allow plenty of time for our problems to be resolved.

However, almost two years later, we are still dealing with outstanding defects. I have exchanged in the region of 50–100 emails with Customer Care and am still waiting for a satisfactory solution to some of the most significant issues.

One of our main concerns is our garden fence, which is bowing due to the neighbouring property's ground level being considerably higher than ours. This appears to be an issue with how the fence and surrounding ground levels/foundations were originally dealt with, rather than a simple cosmetic snag. Despite repeatedly raising the problem, we are still waiting for a proper resolution.

Other issues have included:

Bathroom and en-suite ducting not being correctly installed into the loft.

A driveway finish where bricks have not been properly cut to the required measurements, leaving visible gaps between the paving and edging.

Kitchen finishes that were not completed to the standard I would expect from a new-build property.

Having to chase three times simply for cleaning work to be completed.

Poor communication between Customer Care and the site team, with information seemingly not being passed between them effectively.

Remedial work that, in my experience, has at times appeared rushed and unprofessional.

The attempted repair to the bathroom and en-suite ventilation was particularly concerning. I have photographs showing a PVC drainage T-junction being attached to the ventilation ducting using duct tape. The existing ducting was cut and connected into this arrangement, effectively linking the bathroom and en-suite ventilation together. This did not give me confidence that the underlying problem was being addressed professionally.

I completely understand that new-build properties can have snagging issues, and I never expected everything to be perfect from day one. What I did expect was for genuine defects to be properly investigated, repaired to an appropriate standard and dealt with within a reasonable timeframe.

After almost two years and dozens upon dozens of emails, the most disappointing aspect has been the amount of time and effort required from us simply to get defects acknowledged, communicated and resolved.

I would have preferred to be writing a very different review, especially given the positive reputation that initially influenced our decision to buy from Beal Homes. Unfortunately, based on our experience of the aftercare and the quality of some of the remedial work, I cannot currently recommend them.

I hope Beal Homes now takes ownership of the remaining issues and provides a permanent, professionally completed solution rather than requiring further months of chasing.

I love the brand, the quality, the customer friendly staff, no matter who you meet. I guess I love the culture of the business and the organisation that takes pain to go the extra mile and the deal they offer for the quality they clearly deliver. Having said that I think they need to make the best of the build updates and not try too hard to build expectation, customers like to know the facts when it comes to progress and delivery expectation. They also like to share in the challenges as this builds the emotional ownership and collaboration with thir chosen builder and developer. With my extensive experience of buying new and preloved homes I reccomend all would-be buyers to buy Beale they offer quality design and built homes that are great value for money, excellent customer service and an innovative, beautiful future proofed product credit to all thir staff and style of doing business 100%

Beal home is great from the quality, sales and customer service. I had an experience with other new build developers but Beal home was different from them. The house quality is great, and very helpful in the process of buying, and sales agent, Esna was very helpful. And after sales service from their customer service team is very prompt.

Esna our sales executive was so patient with me with my changing circumstances and was super professional, friendly and very calming!!!
She took the time to talk through each plot and listened to my situation. She made the process smooth as I was equipped with all the information at the right time and knew what was ahead - so my expectations were managed. She went above my expectations though to be honest. Real exceptional customer service. Such lovely positive energy too which is gold dust 🙌🏻

The after care with everyone from moving has felt very supportive. I’ve had new builds before where you don’t get this!

We are still very early in our journey with Beal Homes at Kings Crescent in Hull, but we felt Laura Proctor deserved recognition already. I am sure there will be further reviews to follow as we move through each stage of buying what we know will be our forever home: The Haxby.

Over the past couple of years, we have visited numerous housebuilders, looked around countless show homes and travelled far and wide to view different properties. There has always been an “I like it… but…” somewhere along the way. With Beal Homes, however, the process so far has been an absolute dream.

Laura has been professional, candid, knowledgeable and incredibly reassuring throughout. Even before Kings Crescent was officially released, she kept in touch with us, advised us where we could view show homes for the house types we liked, and even took a morning to show us around an older furnished show home so we could properly get a feel for the home we had fallen in love with.

It is very clear that Laura’s aim is to make every customer feel valued, supported and fully informed, with no question left unanswered. Her reassurance and knowledge have made what could have been an overwhelming process feel exciting and straightforward.

It is easy to see why Laura is a Senior Sales Executive. She is truly an asset to the Beal Homes team, and we are so grateful for everything she has done for us so far.

House and sales process is fine, but customer care & after care service very poor. Our cul-de-sac is still awaiting top tarmac layer 2 years after house finished, and all surrounding houses finished. Swales are left uncut and overgrown, as Beal keep changing contractors to try and save money. We have a deep kerb to drive into our driveway which they refuse to address. So be warned, house and sales may be lovely, but any customer service after that is dreadful. Bishops Green development.

Great environment, wonderful staffs

We bought a brand new house from Beal Homes in November 2025. The whole experience was extremely simple and enjoyable. Laura looked after us in the sales office updating us on a regular basis. Also the Design Lounge staff were really helpful in assisting us to choose and subsequently organising the fitting of the wardrobes prior to us moving in. We had a couple of problems that were caused by ourselves but Beals sorted it out for us in a timely manner knowing that we were upset. Overall a very enjoyable experience and we love the build quality of the house. Would definitely buy another Beal Home, thanks to all the team.

We've recently moved into our first Beal Homes property after part exchanging our previous house. Our experience throughout has been excellent, with only a few small bumps which were resolved without too much fuss.

Laura in the sales office at Kirk Ella was fantastic from the moment we "popped by to see what the process would be". She is extremely knowledgeable and friendly, will already be chasing others before you ask, and its always felt like she genuinely cared about us rather than just wanting to make a sale. She also recommended both a mortgage broker and solicitors for the process, which also provided great service and helped make everything as smooth as it could be for a house buy/sell.

Everyone in the design lounge were extremely friendly and helpful, bringing suggestions but also listening to what we wanted to achieve. We bought sold as seen so only made a few small changes but I can imagine that process would be very fun to do from the start!

When it came to part exchange both Jamie and Kaye were great at explaining different parts of the process and solving issues as they arose. This element had some natural issues involved with an old house, but resolutions were timely and we felt well informed throughout.

So far the customer care team have also been exceptional. Snags found during the walkthroughs before and during the move, as well as some during our first few weeks, have already been resolved or scheduled to be resolved. The responses have been quick, and all members who have attended the property have been friendly and helpful even resolving issues on the spot that weren't on their list.

Overall at this stage we couldn't be happier and are looking forward to enjoying our new property for a long time to come!
