Scam artists. Took weeks to action emergency maintenance, we had to do it ourselves out of pocket. Apartment was dirty and falling to bits when we moved in and they attempted to charge us for repairs out of our deposit when we moved out, even though it was in the exact same condition! AVOID.

My experience with Seekers Property has been absolutely appalling, and I would strongly urge anyone considering renting through them to think again. Issues involved serious fire safety concerns, an almost non-existent emergency maintenance service, essential facilities left unusable, rude staff and a shocking lack of accountability.
The most disturbing issue was the fire alarms being left switched off for 12 MONTHS. This was reported repeatedly, and despite multiple visits and supposed repairs, the alarms went off again within hours. This happened repeatedly before the alarms were ultimately switched off by fire contractors, who were not being paid to investigate further. A fundamental fire safety measure was then left in that state for approximately a year. It was only after we contacted the fire department and city council that the issue was finally resolved. The council also conducted a safety inspection because the property was considered potentially unsafe. The fact that external authorities had to become involved before meaningful action was taken is disgraceful. Why were repeated reports from tenants not enough?
The emergency maintenance service was equally shocking. During overnight emergencies, we made tens of phone calls without anyone answering. What is the point of an emergency contact number if nobody picks up when tenants genuinely need help? Even daytime emergencies faced unacceptable delays. On one occasion, a bathroom leak went unattended for weeks, leaving it unusable for weeks, which is completely unacceptable.
The wider maintenance situation was consistently frustrating. We repeatedly reported problems, chased repairs, made countless calls, and eventually involved outside authorities to get action. To make matters worse, there were instances where maintenance reports disappeared from the management portal, removing the visible records of issues that had been raised. This undermined our ability to track complaints and hold anyone accountable. It raises serious questions about transparency and record-keeping. It felt as though our concerns as student tenants were not taken seriously. Students should not have to fight for repairs, let alone worry about whether their complaints will remain on record.
Numerous interactions with staff were rude, dismissive, and thoroughly unprofessional. Staff and contractors also turned up at the property without prior notice, showing little consideration for tenants' privacy. Basic courtesy, communication, and professionalism should be the bare minimum, yet even these expectations were repeatedly disappointed.
Taken together, these experiences demonstrate a deeply concerning pattern: fire alarms switched off for approximately a year, repeated failed repairs, unanswered emergency calls, an unusable bathroom, disappearing maintenance reports, rude staff, and unannounced visits. I have no confidence in Seekers Property's ability to manage property responsibly.
Students deserve safe homes, responsive emergency support, and basic respect. They should not have to contact the fire department and council to get serious safety concerns addressed or make dozens of unanswered calls during emergencies.
I would not recommend Seekers Property to anyone. Investigate alternatives carefully, ask difficult questions about fire safety and maintenance, and do not assume these basics will be taken care of.
Seekers Property is an embarrassment of a company based on my experience. It is hardly surprising that positive reviews may come from people who have only experienced the process of finding accommodation, rather than the reality of dealing with the company throughout a tenancy. A promising first impression means very little when the problems begin and support is nowhere to be found.
Do not mistake a good first impression for competent property management. My experience has been exhausting, stressful, and utterly unacceptable. I would not wish it on another student, and I strongly urge prospective tenants to think carefully before trusting Seekers Property with their home.

Genuinely the worst letting agency I’ve ever had. We left the property on the 28th of a June and only received our deposits back 11th of September which charged 6 of us all £50 each. The maintenance man was very prompt and he was lovely, but the letting agency were the biggest nightmare to deal with. The biggest issue during my year tenancy was the heating system. We bought bills included paying £20 a week, which is already a large amount but a standard around students. But the heating system was locked by seekers. We were given a thermostat on the wall, that only allowed a BOOST function. This means only when you click the boost it will heat the house for 1 hour. Me and my whole house worked 9-5 Monday- Friday, so we would wake up early to a cold house and return home after a long day at work to a cold house. You can only click boost to turn the heating on and when the hour is up you have to click boost again. This makes the house impossible to keep warm. There was no possible way to set up a timer after many frustrating calls with seekers, they only allowed an extension to the boost making a 2 hour boost. Even worse, when we went home for 2 weeks over Christmas, the house was empty, so no one could click boost, the house dropped down to about 8°C. Their minimum temperature that they would allow the heating to kick in was something outrageous, apologies if the numbers aren’t exact but it was criminal, seekers was setting it up criminally. We came back after Christmas to an ice cold house it felt like the windows were open, we could see our breath and it took days to heat back up with constant boosting which was difficult with the settings they locked.
I complained many times and they would not help they said the boost feature is the only way to heat the house, completely unfair on people who have jobs or need to leave the house and come back to a freezing house. Our house was freezing after Christmas and we had all been paying the bills package, they said no to compensation for this, saying this is how the thermostat is set to work. 8°C is criminal when paying for the house to be warm. They never respond to emails and it took us over 2 months after vacating to hear back about our deposits which is completely unfair for students who need the money, they were just holding onto the money to gain interest on it and profit off of students who need the money back. Seekers- The Scummiest company to exist.
The bills package is the biggest scam when you can’t control your heating, the WiFi was terrible we needed to buy booster pods from Amazon.
The letting agents are so unhelpful and won’t reply to you or call you back ever or answer your emails.
Don’t ever use them.

DO NOT RENT WITH SEEKERS!!! I rented 4 Harrison place with 6 other girls - when we arrived the property was dirty and uncleaned - which we were told would be done and never was. The TV didnt work and failed to be replaced until midway through the contract. Many issues arose in this house - cold showers for the last quater of the tenancy unfixed, boiler continously not working etc. MAIN ISSUE: Refusing to refund the deposit for all tenants - they are charging cleaning/redecoration/damage/'other'(?) for a total cost of £3873.13 - we left the property in a better state then we found it. Hand scrubbed the carpets, hoovered (one which we had to buy as surprise, the one provided didnt work), mopped, scrubbed, and polished - went through the guidelines cleaning the oven etc and yet not being refunded a penny. do not rent with these people, not just a one off experience - friends boyfriend also had same experience and had to go through small claims.

Horrible company, dreadful contracts, dreadful communication. Low life scam artists

After leaving the property spotless, a significant portion of our deposit was deducted for questionable charges, including £7.50 for a toilet brush and replacing a desk that supposedly had only three legs (they had actually removed a supporting desk that was in the the original inventory).

When guarantors disputed the claims, Seekers refused to deal with them and insisted on communicating only with the inexperienced 20-year-old lead tenant, when other people who have rented with them had their guarantors dispute it, it was not all down to the lead tenant. Email responses took 3-5 days, and a phone call turned into a patronizing lecture rather than providing resolution.We were in communication Romana who with attempted to coerce agreement with the deductions through leading questions.
After about 3 months of back-and-forth, some success was achieved with the supervisor Amy, but the full resolution took another 1.5 months due to poor communication. The whole ordeal took 5 months to finally come to a slight agreement, but it seemed Seekers had just had enough and wanted to get rid of the hassle. The communication is unprofessional and patronizing.

If you rent with Seekers, photograph everything and document all issues in writing, or they won't accept deposit disputes, and don’t give up on the disputes, they will give in at some point. DO NOT RENT WITH THEM

I took over a tenancy in November 2024 and had to pay the original tenant 100% of the deposit straight back to her, no checks of the room were done by seekers. At the end of our tenancy, seekers had made some ridiculous claims against the standard of our property- after months of back and forth with discrepancies against their reasonings I’m only getting 50% of my deposit back! The vast majority of the reasons are untrue, over exaggerated or even from the previous tenant which I had told them multiple times!
As a house we are that tired of the length this has taken that we have decided to accept some of these claims otherwise we would never get any money back.
Their reasonings for taking money off our deposit are nothing but hysterical - and their communication with us is even worse. If you are a student in Newcastle I would recommend you avoid this estate agents at ALL costs. Only doing this to help other students not experience the same shambles our lead tenant has had to deal with for months on end - as they wouldn’t speak to the rest of us!

The worst landlord/letting agency I have ever dealt with in Newcastle upon Tyne. Their practices are deplorable, and they are despicable.
It took a long time to get essential repairs sorted — for example, we were left without hot water for an extended period despite reporting it IMMEDIATELY.
Staff often arrived at the property with no notice.

And worst of all, at the end of the tenancy, they attempted to withhold around 60% of our deposit, despite the fact that we had left the house in a far better state than when we moved in. We improved the garden and addressed several issues ourselves, but they still tried to charge us for things that were clearly pre-existing.

They are very clearly taking advantage of students’ lack of experience with renting in hopes of earning more money. I would not wish on my worst enemy to have to live in a property managed by Seekers.

Seekers property, formerly known as Walton Robinson, is the most careless, clueless company I have had the misfortune of renting with. It is currently the 24th of September which marks just shy of 2 months that
I have been left in the complete dark about deposit return. Over these past 2 months, myself and flatmates have been sent numerous petty emails promising communication and a resolution by a couple working days, in which no response would be provided and the cycle then continues. Seekers have no outright respect for their tenants, ESPECIALLY students, thinking they will be to undermined or shy to demand their money back. I dread to think how many other tenants are currently in the same position as us. Judging by other reviews, a lot. It seems the only way to progress with Seekers is by contacting TDS( which I have now done), or by leaving a scathing review In which they reply with a generic message to appear as though they are offering a resolution.

Al positive reviews are left by people viewing a property. I was told to do the same. This is to drown out all of the true negative reviews.
Considering it took them almost 2 months to replace a lightbulb, I have zero faith in their money handling skills hence why TDS have stepped in. Do not rent with seekers.

I wouldn’t give them 1 star. If you are reading this do not sign with them , currently water is pouring through the ceiling and about to cave in an issue they promised to fix before we moved in and every call and email is ignored. Firmslly complained and now reporting to environmental health and will move to legal action . They should be struck off .

Seekers are a set of robbing heartless idiots, they charged us for damages yo our property that were there when we moved in, and won’t respond to our emails disputing this. Waste of time low life’s for staff. Absolutely useless on the phone, over email, and just plain useless in general. Do not use this company and save yourself some hassle, they will rob you blindly.

Our experience with Seekers has been nothing short of appalling. They attempted to deduct over £1,400 from our deposit with unjustified charges, including fabricated costs and maintenance issues that were clearly not our responsibility. Thankfully, the TDS intervened and reduced their claim to just £480, exposing how inflated and baseless their deductions were.

Even worse, they withheld the undisputed portion of our deposit for over 7 months, despite no dispute being raised over that amount—completely unacceptable and unethical.

Maintenance was a constant nightmare:

We were left without a functioning bathroom for weeks after they removed it to fix a leak, then simply didn’t return to finish the job.

Maintenance entered our home over 11 times without any notice, violating our right to privacy and quiet enjoyment.

They carried out plastering and painting without informing us, turning up unannounced and coating our clothes and personal belongings in dust and debris. No warning, no consent, no apology.

Communication was consistently poor. They delayed responses for weeks, failed to provide clear information about the deposit process, and even attempted to fabricate tenancy agreement clauses when corresponding with the TDS—clauses we were able to prove we never signed.

To make matters worse, they are clearly manipulating their public reviews. Seekers ask students to leave 5-star reviews before they’ve even signed a tenancy agreement—often just after property viewings. This artificially inflates their ratings and misleads future tenants, many of whom haven’t yet experienced the reality of renting through them.

Avoid Seekers at all costs. Their behaviour is unprofessional, dishonest, and exploitative. I would give zero stars if that were an option

I have been with this company since August 2024. I paid up upfront almost £800 and I thought hiring these people they are meant to keep in touch with you. Well I haven't had one phone call unless I ring them. It's like they have took my money and run. I have had no viewings at all. They have told me I need to keep an eye on their website for information. Why if I'm paying them to do a job for me.

By far the worst letting agent this country has to offer i won't write the never ending issues I had just google Walton Robinson (their former name) you'll see a pattern

Worst student letting service in Newcastle wouldn’t pay back our deposit and tried to charge us £1200 for ‘redecoration’ eventually got most the deposit back via TDS 6 months later, use any other company these are the worst scammers.

Like many others, Seekers tried to withhold our deposit longer than three months after the end of our tenancy. We filed a TDS claim after two months which they did not respond to. We finally had to send them a letter of intent to take them to court for them to transfer the deposit to TDS, but still have not had a proposal for deductions for “damages” which culminate in minor wall scuffs and dirty grout.

During our 2-year tenancy, we filed many maintenance issues which were never fixed (e.g. a broken extractor fan in a bathroom with no windows). The issues that they did “fix” took place in the week of our final exams and dissertation deadlines right before the end of our tenancy.

Poor communication from all agents, no clear property manager, deliberately obtuse.

Seekers took almost 3 months to return our deposit which they had deducted the majority for “redecorations”.
Barely any communication across the months.
Throughout our tenancy with them any problems we had it took a long time to sort, including a broken hoover which we raised at the beginning of the tenancy and never got sorted. The landlord began “redecorations” whilst we still lived there so we know it included new wallpaper etc that was not needed which we provided evidence for.
3 of the 5 tenants in our house moved out the previous year and got their full deposit back WITHOUT inspection yet ours was fully deducted.
The lead for our house switched twice, further adding to the total lack of communication the past 2 months which was also worsened by the fact they refuse to speak to anyone else who was paying them rent other than the lead tenant which I have never known elsewhere.
Shocking customer service skills and disgusting behaviour withholding deposits beyond the legal amount of time which is 1 month.
The company is that bad they had to change their name as the previous had such a negative reputation attached to it yet it seems they want it to follow them

This is the only company in the world that make completely useless companies look amazing. Beyond useless and any good reviews have to be bogus.

This company is shockingly inept and my real rating is -10. My sons room is uninhabitable due to damp and Environmental Health are now involved. They do not give the tenants inventories nor do they do mandatory condition checks. The gas check said that a CO monitor was not applicable, despite being a legal requirement from 08/22. They respond to issues with platitudes at best, facilitating rogue landlords to allow students to live in sub standard properties because they are easy targets . Avoid this shockingly bad company at all costs . We shall be taking our complaint to the Ombudsman with the support of the council .
