Quarto e quartos is the most unethical, greedy, and disrespectful company I have ever encountered.
They will constantly try to rip you off with administration fees and, most probably, withhold your deposit for made-up reasons. Thus, it is utterly important to read through your contract and list of furniture very carefully and to take photos of the apartment after moving in!!! With that, you can counter their "arguments" for stealing your money, and then you can threaten them with police and legal action.
Their facilities are disgusting, cleaning is neglected, and there have been cases of theft in their property.

I wish you all mental strength and the best of luck with getting your money back. You should not give up on it, I managed to get it back after 4 months of moving out

Worst experience I have ever lived in an apartment.

No electricity, no wifi, humidity the room...
DO NOT RENT WITH THEM. Be prepared for terrible conditions, to lose your deposit and a bad treatment from their side.

If you are in a rush with finding a room, go to an airbnb or whatever, but do not go with this company.

They handed me the key at a different location, and I had to pay immediately. When I arrived at the apartment, the room was dirty, the floor was moldy, there was no water, and the electricity kept cutting off every 10 minutes. I didn’t get my deposit back, and neither did two of my roommates. They come into the room and claim we broke something. They enter the room while we're at work. That was the worst time I’ve ever had.
Is a criminal organization. They rip off foreigners who do not know Portuguese law because they know that a lawyer is more expensive than the deposit.

If I could give 0 stars, I would. The worst company to deal with, nothing but thieves. They will constantly ask you for money, fine you for anything, and you will never get your deposit back. They will cut off your water and electricity without hesitation, just like they did in my apartment for five whole days.
They have absurd rules, like the garbage policy: you can't place bins in common areas, so you have to keep your trash in your room, making recycling impossible. And if you try to do anything about it, they will fine you. If you don’t pay the fines, they will first cut off your utilities and then, without hesitation, evict you.
Be careful with the cleaning ladies,they don’t speak a single word of English and act as their eyes. They take videos and recordings, so watch out.

Péssimo. Não poderia ter sido pior. Evitam a todo o custo o contacto, dado saberem ser vigaristas e nunca cumprirem com a palavra. Empresa repleta de imigrantes sem conhecimentos dos direitos e deveres da legislação nacional. EVITAR A TODO O CUSTO.

Ci sono sicuramente cose da risolvere con questa agenzia , ma in sostanza il soggiorno non è stato male , levando delle piccole accortezze. Per l’e-mail mi hanno sempre risposto in 24-48 h e erano per lo più disponibili. Tutte le recensioni negative mi avevano spaventato ma la caparra è arrivata , ovviamente appena arrivati abbiamo fatto tantissime foto e gliele abbiamo mandate e se c’era qualche problema ci hanno ascoltato .

Mon expérience avec Quarto e quartos louée via Uniplaces, a été un véritable cauchemar. Ma fille y a séjourné seulement un mois et a été victime de pratiques abusives et d’intimidation :
• Logement : pas d’eau chaude un jour sur deux, coupures d’électricité plus de 24 heures, parties communes pas nettoyées à l’arrivée

• Rétention abusive de la caution, malgré l’absence de preuve de dégradations.
• Accusations graves et infondées (vol, destruction), avec seulement des photos sans date ni heure.
• utilisent lettre de type pour intimidation en utilisant le terme expulsion

Après enquête, nous avons découvert que cette agence a un historique de pratiques malhonnêtes, notamment envers les étudiants étrangers, et utilise Uniplaces pour attirer de nouvelles victimes.

The worst company ever. Every month the electric and water is 1000 euros for 11 rooms, impossible. When the cleaner lost a small thing from the vacuum cleaner we needed to pay 160 euro. Smoking on the balcony with the door close is 300 euros. They put the electricity out in the whole appartment 2 times when someone wasnt paying the 1st day. The electricity was down for 4 days. Everybody’s deposit doesnt get it back. I lost more than 1100 euro extra by them. They will make you manipulate you, when most of the things they do is against the portugal law. I went to the police 4 times, and the police didnt do anything. They told me just to sue them, but that takes more than 1 year and costs alot of people. The police called paulo (the manager) and he was laughing to the police. Worst worst worst company. Never book here!

Like everyone here I have to write that this company is a scam and extorts money. It is shameless and unprofessional in communication. It does not return deposits and blackmails people. If you still have a chance do not rent anything from them or run away. Unfortunately.

I recently stayed in a room, managed by Quarto e Quartos (Modoramo - Gestão Imobiliária Lda.), and unfortunately, my experience was highly disappointing. Below, I outline the key issues I encountered during my tenancy.

1. Poor Living ConditionsUpon moving in, I quickly realized that the living conditions were far from acceptable. The property had serious hygiene problems, including a bug infestation, which made the environment unhealthy and uncomfortable. Despite multiple complaints and requests for pest control services, the management failed to take appropriate action. This lack of responsibility ultimately forced me to leave the premises earlier than planned. There is no kitcken equipment. The place is very poor.

2. Unresponsive Management & Lack of Inspection Before vacating the room, I made sure to leave it clean and undamaged. I even reached out to the landlord via email, requesting an inspection to verify the room's condition. However, my requests were ignored, and no inspection was scheduled. This left me with no choice but to vacate the room as per the agreed time, without any confirmation from the management.

3. Non-Refund of Security Deposit.A major issue with this rental experience was the refusal to return my deposit of 550 EUR, which I had paid via bank transfer . Despite following up multiple times, they say that they will not pay my deposit. After researching online, I found that many other tenants have faced similar issues, with complaints about the company consistently withholding deposits unfairly.

4. Unethical Business Practices From my experience and the numerous negative reviews online, it is evident that Quarto e Quartos has a recurring pattern of mistreating tenants and failing to meet their obligations. Ignoring hygiene complaints, refusing to inspect vacated rooms, and withholding deposits are clear signs of poor management and unethical practices.

5. The Worst Management You Will Ever Deal With. When you check in, you have been trapped. They do everything they can in order to make you leave. You live in stress all the time, you don't feel you are at home. Staying in the street is better than staying with them. Their main goal is to find any problem to make you pay a fine—a fridge you never requested, a broken table. Just send an e-mail to complain about a problem, you will go in a circle that never ends until you accept their point of view and pay. All tenants in the house have know that when they leave, they will never get their deposit back.

Final VerdictI would strongly advise potential tenants to think twice before renting from Quarto e Quartos. The lack of professionalism, poor living conditions, and unfair business practices make this an unreliable choice for accommodation. Until the management improves its customer service and ethical standards, I cannot recommend this company to anyone looking for a hassle-free rental experience in Lisbon.

Bom, eu reservei um quarto pela plataforma da Uniplaces porém no dia da minha entrada não foi permitido que eu visse o mesmo sem assinar um contrato. O senhorio (que por muitas foi bem difícil de contatar quando atendia as ligações era super ríspido e nos e-mails na mesma, quando respondia) disse-me que para eu visitar o quarto era necessário fazer o check-in, o check-in consistia em eu assinar o contrato, pagar a caução e também as taxas administrativas, porém, neste contrato tinha o inventário do quarto ou seja tudo que o quarto deveria ter, como posso eu dar a minha assinatura em um documento que possui móveis e eletrônicos se o mesmo não permitiu a minha visita.

Lendo os outros comentários vocês devem imaginar o porque não confiar nesses senhores.

J'ai été dans un de leur logement en 2024. Quelle erreur... Je vous conseille de fuir. Je suis passée par Uniplaces, j'ai payé 440 € à la plateforme pour être sûre d'avoir des propriétaires honnêtes et respectueux. Ce n'est clairement pas le cas. Les tribunaux de paix de Lisbonne sont tellement habitués à cette entreprise qu'ils savent vous dire si l'adresse sur votre contrat est l'adresse du PDG ou d'une boîte aux lettres au nom de l'entreprise. Ils ont virés des personnes, ils m'ont menacés, ils arnaquent tout le monde, tout le temps et pour tout. Ils n'admettent à aucun moment avoir tord. Nous avions fait nos recherches, ils sont connus pour être une sorte de "mafia". Même en les poursuivant en justice, ils gagnent tout en étant dans l'illégalité.
Un conseil : Fuyez !!! Ils ont entachés mon expérience d'ERASMUS à Lisbonne...

Reserved accommodation only to be told they won’t legally register the contract. The communication is terrible and after a few days of unhelpful conversations I decided to cancel the contract as they can not (and don’t want to) support my basic needs.

They have now refused to refund my deposit and are also refusing to resolve a request to delete my personal data (as I don’t want a company like this holding my passport, address, card details etc)

Would recommend not dealing with this company.

Guys be really careful, don’t take any of their houses because they are really bad people, they will threat you and say horrible things…they cut my electricity wire and we stayed all day without electricity, so without the possibility of cook, of using the lights or hot water in the shower. I had to throw all my food away and when I asked for a refund they started insulting my mother (they are misogynistic and this is literally a violence against women) you will not have your deposit back and WORSE you will always have people who enter in you house without advising. PLEASE be careful and don’t take any of their houses.

From start to finish, the service was beyond terrible. The way they communicate is shockingly unprofessional – their emails read like they were written by an angry, immature teenager. It’s insulting, to say the least. This company is completely focused on squeezing every possible cent out of you, and the moment you question anything, they respond with threats. Yes, threats.

They have no problem sending people into your apartment without notice or throwing your belongings out of the room if they don’t like something. It’s outrageous and borderline criminal. Several friends of mine were forced to go to the police to report their behavior.

The apartments themselves? A complete disaster. The condition is awful, and they refuse to fix anything, no matter how many times you complain. You’ll pay five times more in hidden fees by the end of your stay for absolutely nothing.

Stay far, far away from Quarto e Quartos. They are scammers, bullies, and downright terrible people. Don’t put yourself through this nightmare – find literally any other company.

If I could I would give it a 0 because they’re the worst people I’ve ever dealt with. No empathy, no flexibility and definitely no respect for their tenants. They only want the money and they’re not willing to help with anything, especially if related to the house problems. They’re scammers and fraud who’ll try and take all the money they can using false pretenses. They threatened me to throw my stuff while I wasn’t home. They entered the room in my absence without my permission. They used a stupid excuse to make me and my roommates pay for the replacing of their stove. Don’t trust them. If you’re dealing with them, RUN AS FAST AS YOU CAN.

Honestly, I'd give 0 stars if I could. THEY ARE PSYCHOTIC!!!!!!!! Initially, everything seemed fine and I lived with nice people. But then suddenly they made us buy a new kitchen table which only had a small stain and then they made us replace the countertop in the kitchen because of a 'burn mark' but these IMBECILES didn't even replace the one they said they would. We refused to pay because it shouldn't be our responsibility to replace small issues. Renovating the whole apartment ourselves is complete bullshit!!! SO THEN they said they would CLOSE THE KITCHEN to which we protested and called the police. THESE LUNATICS THEN TRIED TO CUT OFF HOT WATER AND ELECTRICITY! So the police were called again. AND THEN THESE PSYCHOPATHS actually cut the cables for the boiler, oven and stove!!! THEY ARE PSYCHOPATHS! IF YOU DON'T PAY THEY TURN AGAINST YOU and they start threatening you and make you feel unsafe in your own space. Biggest scam ever. Go to hell quarto.

Like many reviews here, I had the same experience! Of course after you pay and get surprised by random extra "service" fees, you get treated horribly from then on. Random "penalties" imposed. Threatening me multiple times to through my stuff in the street (and 1 time actually doing it with a couple of things of mine in the kitchen). When I call or send an email they threaten me as well. They through away important letters in their mailbox. They actually threw away my BANK CARD and my ID!! Which caused me a huge problem legally. Apparently they have a history of that with foreigners. When I tried to call them to ask they pretended to be "checking" the issue and then they literally blocked my number!!!

And OF COURSE, not giving me my security deposit back! After multiple attempts of trying to find excuses and I prove them wrong they just started acting rude and told me to take legal action if I don't like that and of course threaten me as a foreigner.

If I had seen those reviews before I wouldn't have booked. Unfortunately they hide their name behind famous renting platforms and they make sure to post on platforms where no reviews from previous tenants are visible.

I have reported them to all the platforms to expose them and working with a couple of other previous flatmates affected to take legal actions against them. Make sure everyone knows about them to avoid those scammers!

Hoje tive a pior experiência de cliente da minha vida. Fiquei esperando por 40 minutos em frente ao prédio. Ninguém apareceu. Nenhuma resposta no Whatsapp ou ligações. Fique longe desta empresa para sua própria saúde mental.
