NÃO EXISTE CAUÇÃO É UMA ILUSÃO, eles obrigam a pagar 500 euros de caução e a assinar um contrato antes de conhecer o quarto, a senhora da recessão disse que eu tinha 48h para reclamar e eu reclamei no próprio dia e não me devolveram dinheiro nenhum. Isso não é caução, É BURLA!!!

Horrible service, misleading advertisements, unprofessional mailing behaviour... as an erasmus student: DONT DO IT. It is the worst experience with a renting boss I have ever had... never again

O senhor Paulo, dono da empresa, é arrogante, abusivo, desrespeitoso e tem atitudes ilegais. Por conta de uma simples marca na bancada da cozinha, estipulou a troca em quase 500€, sem ter nenhum orçamento. Ao se recusarem a pagar, os inquilinos foram ameaçados por e-mail e atitudes ilegais foram tomadas pelo Paulo e sua corja, liderada pela Marília que foi a responsável por iniciar toda a confusão. A eletricidade e água da casa foram extintas, quebraram canos e trava de segurança da porta e também colaram a fechadura de forma que ninguém conseguia entrar ou sair do apartamento. Fujam dessa enrascada!

A convenient quality-price ratio.

Lixo de empresa. Pessoas mal preparadas, falta de educação extrema da parte do dono, um tal de sr Paulo, quarto com percevejos e casa de banho nojenta. Não cumprem contratos. Fuja desta empresa.

My son booked a room here, they made him pay for two months without seeing the room.
It was very dirty and not as pictured.
He left the room within the hour and left the keys so that they could solve the issues.

He was never allowed back into the room. They did not make any refunds and the rented the room whilst my son was paying the rent as well so they received double on that room. We went to the police to press charges but there is nothing they can / will do . These people need to be stopped but how ???? They are criminals and they will continue to do this to students .

Não recomendo a empresa Quartos e Quartos.

Tive uma experiência muito frustrante com a gestão do meu arrendamento. Após a entrega do quarto em bom estado — com registos fotográficos e presença de funcionária da própria empresa no checkout — a empresa recusou-se a devolver a caução no valor de 500€, sem apresentar justificativa contratual válida.

Além disso, cobrou valores referentes a um contrato de renovação que nem chegou a entrar em vigor, o que considero um abuso e uma prática desrespeitosa para com o inquilino.

Todas as tentativas de resolução amigável foram ignoradas, restando apenas recorrer a meios legais como o Julgado de Paz e a Autoridade Tributária.

Deixo este relato como alerta a outros potenciais arrendatários para que tenham o máximo de cautela ao contratar com esta empresa.

The company burst into my room without notification and it was not the end of the month yet to finalize contract this way. No recommending at all. Check all reviews and see im not the only one.

Horrible experience! I would give a 0 if I could!
They make you pay for everything (very high gas and water bills) and the appartment is in a very poor condition. I have bed bugs in my room, cockroaches in the kitchen, bathrooms that smell horrible and are mouldy, no appliances (the washing machine broke and they refuse to fix it) and they are keeping my deposit.
Worst company ever!!

Quarto e Quartos - Liverpool: I booked a 2 night stay for next weekend back in April but 2 days ago I got an email stating there had been a "computer error" and only the first night was now available. If it was double booked I'm sure they knew earlier than 7 days before my booking seeing as this had been booked 3 months ago. In the email from the property they had also changed the dates that I booked to July without my knowledge so even if i had still turned up to the property they wouldn't have a room for me - I'm pretty sure they are not allowed to just change dates booked by a customer without consent!! Due to their short notice I have had to now pay double for somewhere else. This is very poor customer service and certainly not a good way to run a business!!!

I recently rented a room through this agency, and it was truly the worst experience of my life. Uniplaces has a lot to do with this, as they are complicit in this scam agency.
If you value your money and the time you invest working to earn it even a little, don't rent through this agency. They will squeeze every last cent out of you by making up anything. They will force you to remodel and buy new furniture and appliances, under threat, to replace broken or damaged appliances.
They will threaten you if you don't pay, cut off your utilities, and make your life miserable. Don't believe the positive reviews: they are fake, Indian and Arab accounts.
If you have any sense, don't believe the positive reviews and don't give your money to these thieves.

It was value for money. One thing needs to drastic improvement in terms of communication. No one there to support in case we have some query, There should be dedicated support for checkin purpose. Unnecessarily I end up paying for late checkin even though I reached apartment much before late check-in time.

This is the email my son sent to this holdums:
* I rented the room online based on some photographs and when I entered the room, it did not correspond to what appeared in the photographs in the advertisement. I informed you of all this in the email sent on Monday, September 2, 2024, at 11:42 a.m (please find attached).
* I was asked to sign the contract on a Sunday, with no other option, and with an additional charge and I had to return several times to collect the keys because the room was not ready.
* In the email dated January 7, 2025, at 2:31 p.m (attached) After returning from the Christmas holidays, I attached some photos of the mold in my room due to the rain, and you have not done anything.
* As for the bed sheet, I will buy a new one from Ikea although I consider that after a year of paying the rent on time, its use is normal and the wear and tear is usual, it is abusive to charge me more than 100 euros for a bed sheet, so I expect to receive my deposit in full.

As people here have said, this company is a scam, and unfortunately, I didn't know that and I didn't expect it to be this way. I rented a room from them, and I was paying the rent on time before the due date every month. After two months, they sent me a bill asking me to pay 71 euros, but I was shocked by this amount and doubted it, because it's impossible that I could have consumed that much. After reviewing the bills, I suspected that the water bill was unusually high, so I immediately emailed the water company to verify the accuracy of the bill. The water company responded and confirmed that this bill was not my consumption, but rather it was a buildup of charges from the last 6 months before my rental started.

I contacted paulo , but the company refused to listen and insisted that I must pay the 71 euros. I refused because I’m not going to pay for something that isn’t my consumption. After I moved out of the room, the company refused to return my deposit, but I won’t let it go. I’m going to take legal action and demand my deposit back along with compensation.

On top of everything, the company deals with people in a completely disrespectful manner, which just makes the whole situation worse. What really surprises me is how a company like this is still operating despite all the complaints!

I want to share my experience, especially considering that a friend of mine is currently in a legal dispute with Mr. Paulo. Unfortunately, I also had a very negative experience. Like many others, I wasn’t allowed to see the room before moving in. I received threats from Mr. Paulo and was forced to pay unexpected extra fees. I'm genuinely concerned after reading many other alarming reviews about him, yet nothing seems to be done. A longtime tenant, who has lived there for 12 years, told me that Mr. Paulo is allegedly part of the Financial Police — which makes me wonder if that’s why he feels untouchable. His behavior and harassment are borderline criminal. I find it shocking that UniPlaces continues to promote listings like this.

I came to Lisbon one year back and lived in few places but never had this issue.
I went to Rua Capitao Mor lopez de Sequeira 7 on March 1
I paid 525 through housing anywhere where 350 rent and 175 administration fee and gave deposit 350 this was for march.
And on April I paid the rent 350, as I didn't have the details of bank it took me time to pay and I send money on 3rd and house owner send me threatening emails asking me to send 75 euros for paying in delay by just two days.
He said its mentioned in contract.
But I told him my issue and he wouldn't listen as per laws we have time till 8 th to pay the rent.
And I had gone for a vacation with my friend and he changed the lock of my room and took all my things just for 75 euros.
He threatened me several times but I was on vacation with my friend and told him I will pay the rent in advance and 75 euros too but he didn't listen and stole all my valuable things like gold chain earrings bracelet laptop and clothes shoes suitcase and everything.
I was homeless after I came from my vacation as he stole everything and I couldn't enter room as they changed the lock of the room.
I complained in police and they didn't do much because I'm not a Portuguese citizen everyone tried to trap me
But I will take legal action on this guy and will make sure he gives me a compensation. Even my college certificates work experience certificate when I told him he said it's rubbish please anyone don't fall in this people trap.
I will proceed with legal action and make sure they regret for what they did to me

Pire expérience locative et humaine de ma vie.

Lorsque j'ai compris que je ne reverrais jamais ma caution (sans justification valable) toute tentative de dialogue s’est soldée par des pressions et intimidations. On m’a menacé verbalement (insultes, promesse de jeter mes affaires à la rue,...), et j’ai même été confronté(e) à des actes d’intimidation physique (personnes envoyées sur place, tentative d’entrée dans ma chambre fermée à clé,...).

Toute l'expérience a été catastrophique.
Aucun moyen de contact direct avec le propriétaire, qui délègue la communication à des intermédiaires jeunes et précaires. L'agence ignore les mails concernant les problèmes techniques (humidité, moisissures, électricité instable...), mais devient soudainement très réactive pour envoyer des factures supplémentaires.

Les chambres ont l’air correctes au premier abord : prix bas, murs fraîchement repeints… mais c’est une façade. Derrière, ce sont des logements humides, insalubres, avec des problèmes d’électricité permanents.

Le manager Paulo Castro da Fonseca a été d'une telle malveillance qu'il est la personne la plus foncièrement mauvaise que j'ai eu à connaître de ma vie.

Bref, je pourrais entrer encore plus dans les détails sur toutes les horreurs auxquelles j'ai dû faire face pendant ces quelques semaines mais je pense que les autres avis complètent le mien.

Je souhaite à toute personne cherchant un logement de lire ces avis avant de s'engager et je souhaite à l'agence de ne plus jamais recevoir de locataire.

THEY ARE THE BIGGEST SCAMMERS IN LISBON

They would first of all ask you to pay the security deposit as well as the rent. Once you do, they will tell you that for pathetic reasons, we cannot sign a contract and will cancel the deal. I had to involve and pay a lawyer to get the contract signed. I have paid them for 8 months without living there as they said they will not let anyone else take the key.

I sent them the rent to the same account I have been sending and they said they did not receive it. I have the confirmation that their account has received the payment but they are clearly declining it and there is no way for me to claim that money back. They STOLE MY DEPOSIT AS WELL AS MY RENT and cancelled my contract.

Do not fall victim of these scammers as they are pathetic, arrogant, most unprofessional and criminal-minded people who want to rip you off and snatch money from you. If I was in Lisbon right now, I would have literally filed a criminal case against these crooks.
Pathetic scammers and petty money snatchers.
