If I could write a review and leave 0 stars I would…this company and their customer service are absolutely atrocious. I have had an issue with a leaking a window. I am past the 2 year builder warranty, NHBC say they don’t cover windows and the company who supplied and installed the windows have said they don’t supply or fit windows anymore so there is no warranty. Went back to Mandale who have offered zero help. The issues are due to poor workmanship from the outset. If I could go back in time I would not buy a Mandale home

Avoid Mandale Homes.
We bought our home in good faith, only to discover years later that a contaminated land issue on the development remains unresolved and has not been properly signed off.
As a result, homes on this estate are now effectively unmortgageable and unsellable, with sales falling through and residents trapped. Families are unable to move even when facing serious personal circumstances - including growing families, like my own, that are stuck in homes that are no longer suitable as we need somewhere bigger.
This has caused real financial and personal harm, yet Mandale Homes have been slow to act and have failed to provide a clear resolution.
Proceed with extreme caution.

Not possible to give zero stars or I would. Quite possibly the worst company I have ever had the displeasure of dealing with. Incompetent, unhelpful. Nice when your buying then when you have problems you don’t see them for dust! They don’t respond. Luckily NHBC resolve their shoddy work and incompetence by getting proper builders with guaranteed work to rectify Mandales errors. I’m shocked they are still in business. Purchased in 2019, ongoing issues ever since.

Don't even want to put 1 star... have moaned about so many issues with this clown outfit it's unbelievable. Dishwasher blew... can't take it out as the muppets sealed the feet in and put the front facia fittings all the way along right upto the wall so we need a joiner to come and fit them properly... this housing firm need shutting down and the Directors should be behind bars for a very long time and don't get me started on their general manager (biggest plonker ever)

ANNOYED IS AN UNDER STATEMENT...

We are writing as the residents of Hawkhead Grange, a 30-property development built by Mandale Homes.
Over four years after completion, key planning conditions relating to this development remain undischarged. We have written confirmation from the local council (received this week) that these conditions are still outstanding. The development therefore remains without formal discharge of all planning conditions.

As a result, multiple agreed sales have collapsed and properties are currently extremely difficult to sell.

One outstanding condition relates to an overflow culvert that was not constructed in accordance with approved plans. Residents have experienced significant drainage problems and flooding within gardens, including instances where water has reached property doors. This issue has been raised with the local authority and is subject to ongoing council involvement.

A further condition concerns contaminated land. The required testing and verification to satisfy the Environment Agency has not yet been formally discharged. Without confirmation that these conditions are satisfied, buyers’ solicitors are advising clients not to proceed.

At least six agreed sales have already fallen through once these planning matters were identified. Some residents have experienced multiple failed sales attempts over several years. Residents have been informed by brokers and lenders that unresolved planning conditions are impacting lending decisions, and some homeowners are encountering difficulties when seeking to renew or refinance their mortgages. There have also been challenges reported in obtaining or renewing building insurance while the development remains without full planning discharge.

Thirty households are now effectively unable to move forward with planned sales — not due to market conditions, but because required planning matters remain unresolved years after completion.

Residents have collectively lost substantial sums in aborted estate agency and legal fees following failed sales. Homeowners are now also having to instruct solicitors at their own personal expense in an effort to seek resolution of the outstanding planning issues.
Beyond the planning matters, many residents report prolonged delays, limited communication, and significant difficulty obtaining resolution of post-completion issues.

This development was marketed as high quality and complete. The reality for residents is ongoing uncertainty about the saleability, insurability and mortgageability of our homes.

We are not asking for special treatment. We are asking Mandale Homes to fulfil their planning obligations and ensure the development complies fully with approved requirements.

Based on our collective experience over the past four years, we would urge anyone considering purchasing from Mandale Homes to carefully review our experience before making a decision.

Awful customer service. I purchased a house by Mandale homes in 2021. Put it on the market last year and have now had 2 sales fall through due to outstanding planning conditions on the estate that should have been discharged 4 years ago. Mortgage companies are seeing this as too high risk to lend to potential buyers and so now as it currently stands the whole estate is not sellable. I bought my house when I was 21, such a big achievement that I worked so hard for, but I can’t help but feel scammed.
The lack of response and willing to sort out these conditions with in a reasonable time frame is unacceptable. They actually STILL won’t even give us a time frame after a year of the residents trying to sort it out, which is causing a lot of upset and stress on the estate. I don’t know how any company can do this to people… especially this being the biggest purchase of peoples lives. Mandale have a duty of care and responsibility to sort this out, I am desperate at this point!!

Avoid Mandale at all costs. They may look nice but don’t be fooled!

Do not use Mandale Homes! The service they provide post sale is an absolute disgrace. They do not care about a single thing once they have your money.

We moved in over 4 years ago and due to Mandale’s complete ineptness, they have still yet to fully complete their obligations in regards to planning permission making our house unsellable. We are quite literally trapped in our houses as buyers solicitors advise them not to buy. People on our development have had their house sale fall through 3+ times and Mandale quite simply couldn’t care less!

If you are considering purchasing a home from Mandale, turn around and run as far away from them as you possibly can. They are absolutely appalling!

Mandale are extremely difficult to deal with and their customer service is awful.

We have been in our house for just over 4 years, we never had a honeymoon period in the house, it was issue after issue. These issue keep cropping up and now it’s come to light, that Mandale have failed to discharge their obligation under their planning permission. This is having a direct impact on the value of our property and stopping us from selling as new buyers are being advised by their solicitors not to proceed. Mandale took our money, built the homes and then ran to the hills after not ensuring our estate was compliant with the planning permission they obtained. Cutting corners to save cost at every opportunity.

As a whole development we are all faced to having enforcement action being taken against us by the Local Authority. I’m not sure their strap line of ‘Together We Build A Home’ is worth the paper it’s written on as we are effectively prisoners, not home owners.

I would not recommend Mandale as a trusted builder and wish I never believed the lies they sold me.

If i could give a minus score i would. Absolute disgrace of a company. Estate still not signed off by council nearly 5 years after completion. Houses unsaleable. Mandale do not seem to care. AVOID AT ALL COSTS

House not sellable due to Mandale not complying with planning conditions. This is 4 and half years after moving in, learn from our mistake and don't walk, run away.

Don’t under any circumstances waste your money on a home from Mandale! Any problems you come across and by the quality of their builds trust me you will find problems, good luck getting them resolved. This isn’t the only problem we have had and I highly doubt it will be the last but we currently have water leaking into two of our bedrooms, one of them into our disabled sons room which he can no longer stay in but Madale are refusing to take any accountability for this issue and trying to palm us off to checkmate even though checkmate have stated that it is in fact a mandale issue as they have “fixed” the problem before and not done the job correctly. I look forward to seeing what reply they conjure up to this to try worm their way out of it.

Buyers beware….initially happy with our new home then when came to sell 4 years later , discovered that the whole development has still not been signed off for planning permissions, compliance! They will not correspond due to cost implications & accountability to resolve the issues . Do not use their recommended solicitors / conveyancers as they will not identify these problems to you … a ‘cowboy builders’ outfit with glossy advertising is the only way I can describe them !

My experience with Mandale Homes has been extremely disappointing.
After purchasing one of their properties, I’ve found their post‑sale communication, and customer care to be virtually non‑existent. When issues arise, it’s incredibly difficult to get any meaningful engagement or support.

Unfortunately, my experience has completely undermined my confidence in the company.

When we first went to view the show homes at Thornton Hills we were greeted by Diane who very quickly made us feel at ease and comfortable. Diane gave us all the information we needed. We then went onto reserve a property on the site a few days later and throughout the whole process, Diane has kept us informed and kept us calm as it’s a very stressful process! Every step of the way, we knew we could contact Diane with any questions we had. We have had such a great experience with Mandale from start to finish. We are really looking forward to carrying on our journey with Mandale Homes when we move into our new property this week. Big thanks to Diane for helping us along the way! Another thanks to the other Diane in Customer Care who talked us through that side of things and how we continue once moved in with any issues.

Diane the sales advisor has been amazing with us from the very beginning. We originally booked an appointment as we were just wanting to explore different houses before we buy one, as we’re young parents and first time buyers. We never expected to fall in love with the first home we saw, but we did at a Mandale homes development. Diane has been open with us the whole time, she has never once has been pressuring, she answers every question we have and made sure we knew what the best decision was for us. We have never bought a home before and we had no idea what was going to happen, but Diane made sure she went through each step so we wasn’t so overwhelmed when it come to purchasing. When we decided to go for one of the homes, Diane was amazing, she keeps in touch with us every week, showed us what choices there was, and went through every detail about the legal side of buying a home and what that would entail for us. She has even been amazing with our little boy, chatting away to him when we went to the site, and just being a lovely person with us all. Diane has been amazing and we are so grateful that we had the opportunity to buy our first home with Mandale and have the support from Diane. We are now at the point of Exchange, and we would’ve struggled to get to this point if we didn’t have Diane to support us every step of the way. 5 stars isn’t enough to give for the service Diane has given us, she deserves way more! We are so grateful and thankful for everything, Diane and Mandale Homes have been AMAZING!

I don’t know anything about this company but the man driving round Widnes Shopping Park this morning in a Mandale Homes company van is a disgrace to your company with anger issues. He cut people up. Swore at me and beeped at an elderly man because he didn’t pull out in front of oncoming traffic. Sort it out!

As soon as we came to see the show home we knew we wanted a Mandale home. They are so well made and a lot of thought goes into them. Diane was very welcoming and supportive from day 1. As usual with any sale, there were bumps in the road but Dianne was very supportive throughout the whole process. We are extremely happy in our new home.

From the get go Mandale Homes have been fantastic! Buying our first home was daunting but Diane at the site office quickly made this nothing but exciting for us. The level of support from the team from buying, completing and even now with their customer care is just 5 stars and beyond. The builders were prompt and responsive with any queries we had and still have related to our new home. We are thankful that they were part of our journey!
