WORST COMPANY EVER! Do not buy from these cowboys, they are a disgrace to the construction industry and will only rip you off and leave you with a non-complaint house riddled with defects! Unless you like living with faulty doors, windows and mould from their poor workmanship AVOID this company at all costs. They will do and say anything, promising the world until they get your money and then they will ignore you at the drop of a hat. They have total contempt for their customers and will do anything to get out of fixing their shoddy work. If you ignore this friendly warning expect to pay an extra 20% on top of the house price to fix their mistakes! You have been warned!

Absolute nightmare from the word go. Shoddy build quality, constant leaks, dishwasher not plumbed in, have to climb over the toilet to get in the shower. Balcony not fitted correctly causing leaks and took around 7 attempts over 3 years to fix. We put our house on the market, it’s sitting empty costing us a fortune and we are unable to sell it because there is a land issue. We lost our first buyer because they weren’t happy with the land issue or that planning had been breached on the house behind leaving the house heavily overlooked by a balcony. Sam Hart is supposed to have been dealing with this but she has ignored our calls and emails and it’s been around 6 months from first contact. Larkfleet have made no attempt to sort the land issue leaving us with a house we cannot sell and a second mortgage for us to pay while we wait for them to pull their finger out. It’s absolutely disgraceful. Is someone going to contact us and sort this land issue out or are you paying our mortgage and council tax for us while we wait?

Still waiting for large issues to be fixed 2 years after completion, constantly setting dates and then cancelling them last minute or not turning up.

Customer service department are useless.

I just come from the USA to stay with my daughter in her new first home. I’m writing a review as I absolutely must, I’ve never seen anything like it !!
The quality of the finish inside the house is absolutely appalling, just walking through the house, the list is pretty extensive:
Living room
Nails exposed on the ceiling in the living room as not been hammered into the joists so falling back out.
Leaks in ceiling not painted over.
Radiator valve broken.

Huge draft from front door: seal inadequate and around door frame has been caulked and then cracked all the way round.

Plumbing issues with the main bathroom. It doesn’t flush, a plumbers been out and made it very clear it’s an issue with the install due to a tight bend. My daughter got a favorable response from Larkfleet to resolve initially from customer services and the tone very quickly changed and the last email she sent has been ignored.

Clearly a business that puts profit over the experience of genuinely good people buying their first home home. I don’t know how the people that run this business sleep at night.
Looking at other reviews most people are saying very similar things. Larkfleet will have clearly seen these reviews yet the complaints continue. Even more evidence for me that they clearly put profit over customer experience, what a disgrace. Anyone with the capital backing can buy land and build houses. Larkfleet - learn to put your customers first, that’s all you have to do to resolve all of the appalling reviews you keep receiving !!

Yet again nearly 4 years on still jobs outstanding and contractors fail to show.
I can't express enough how we have been treated through our experience but it was enough to ruin our dreams of a happy experience with our new home.
Only a year ago we could start doing things to our garden as it took nearly 3 years to get that finished properly due to drainage and fighting them to get it done.
We also put a drive at the side of our house sat a cost to us with drainage around half the property as we just get boggy clay grounds during the winter and even have a green type of mould climbe up our walls over a meter not to mention below the damp course......
All in these guys owe us a big apology and compensation but guess what they will turn on you before any apology and blame you first, as we have proof in a case file we saved of a previous battle with them on this property.
All in proceed with caution they caused us so much stress it is sad and they never own up to it.....

Having started the buying process in march 2019. Unfortunately for us we had to deal with Magic Mike . This man should of been a politician. Never told the truth and could always sweet talk you round.
The buying process wasn’t the best but we did manage to complete on the date set.

Then the problems started or should i say increased. The house wasn’t up to spec and the very long and stressful process of obtaining what we had agreed to purchase started.

8 days after completion we was told we didn’t own our garages. They had been sold along with an a joining plot some 7 months previously.

New homes come with snags and ours wasn’t too bad to be fair. The attitude on the garages just made things worse. Fast forward 18 months and Larkfleet paid a good amount of compensation for the garage issue. These now belong to us and have been registered with land registry.

Now for the shining star of Larkfleet.

Without Paula we would still be pushing,chasing and living a snagging nightmare. Paula took the bull by the horns and sorted everything as quickly as senior management would allow (they like to call the shots and be difficult. Its an attempt to save money and hope you give up).

It’s been far more stressful than Magic Mike told us it would be. (The lies that man told are folklore on our estate)

Would we buy a Larkfleet home again?
On the style and build quality probably yes

If we had to deal with Mike again? Most definitely not (he’s retired so you should be safe)

Don’t use their conveyancers choose your own, this was our mistake. Don't be pushed to complete on their timescale. Make sure the house is full up to spec BEFORE. They will try and say it will be done quickly afterwards, but it’s took us 26 months.

Without paula I genuinely feel we would still be living the snagging nightmare.

Sales team need to take lie detector test and maybe go to the school of paula on customer service.

From my experience Larkfleet build attractive houses, well designed and not the usual cramped developments. Unfortunately the level of after sales service and poor workmanship during building and the repairs after let them down. Constant battle and still getting no where with a list of well over 50 issues on handover, my house should never have completed. Some issues don’t even meet the regulations!

Do not buy a larkfleet home!!!! I wish I could upload photos of the crap house we have been left with. From the painting full of so many runs to being poured and ruining brand new floors to painting a bedroom door shut. To putting holes in carper when replacing flood damaged bathroom floors . So far we have had painting done five time to keep correcting poor workmanship. We have been in the house 10 months and still do not have a reasonable new house. Do not even get me started on boundary fences sloping and not on marked boundaries. Ensuite shower ripped out because laud onto rubble. No ensuite for 6 weeks. No bathroom floor for 3 months. Still yet to have paint and plaster removed from tiles, window frames. In fact window frames have been sealed poorly over window packaging so unsealing themselves. All hinges and door furniture to be replaced as the painters damaged so badly from the various poor decorators. Just such a stressful move. Woodwork to stairs was only partially painted and where it was painted it was over plaster rubble and dust. The lounge ceiling in its 4th rub down and fill. The turf was laid on sand and with so many holes and waves you could break your neck we had to re do as soon as moved in. Our kitchen floor and downstairs toilet still have paint damage to them from gloss poured over them ..... and green marks where they scrubbed them trying to get it off.the skirting to the ensuite need replacing. I cant emphasise enough how poor the finish build is. We are still fighting everyday to get our house to even a reasonable new finish. It has not been a pleasure or an easy move at all. I can give photo evidence of absolutely everything since we completed on 22nd December 2020.

Do not buy a house with them. Bought my first home with them in March 2021. I am a first time buyer buying a new house it should have been a quick and simple process, this was not the case. Now that I am in the after care has been shocking. Both my doors have broken. The boiler broke and I was left with a gas leak for three days in the middle of winter after they send someone out to look at it. Th snagging list that should’ve been addressed at 14 days and includes mostly damage they caused to my house before I purchased still hasn’t been completed 15+ months later. I’ve had to make two formal complaints. Various broken promises from the sales, customer team and site manager. Don’t bother.

After finding the development by accident on a house hunting mission, Nicola was great taking the time to see us off the cuff and then fitting us in the next day for an appointment to view some properties.

We decided on our bungalow and paid the reservation fee with everything explained throughly at the point of sale. We returned a couple of times to inspect and have our house demonstration and Nicola was wonderful in getting everything in order.

We have now been in a couple of months and apart from some very small decorative snagging, everything has been great.

Vince, Gage and their team have been superb, efficient and nothing has been too much bother, even with just a small query.

Paula is outstanding and has tried her very best to get every issue resolved as quickly and efficiently as possible. She’s a massive credit to the business! After some pretty major issues in our home she’s been the only one to show compassion from customer care.

I’ve recently bought a Larkfleet home at Abbey Park and I couldn’t be happier.

I lived in my last house for 15 years so it meant I was out of touch with how things worked with house buying.

From the very start, the customer service has been second to none. Nicola’s supported me all the way. She’s friendly, knowledgeable, professional and very helpful. If she didn’t know the answer to a question/query she was on it straight away getting an answer. Nothing was too much trouble. I was lucky enough to buy at the stage where I could make minor alterations to the house to suit my needs. It was so easy as the site team, Vince and Gage had a ‘can do’ attitude. So refreshing to get good old fashioned customer service.

I got regular progress reports and she even supported with pushing my solicitors to get exchanged.

The house was lovely and clean and dust free! Since I’ve been in, the site team have been amazing and gone above and beyond.

There’s only a few minor snags that need addressing and I absolutely trust these will be rectified to a high standard.

Certainly doesn’t feel like I’m living on a building site as it’s kept very tidy and the builders are all very respectful that people are living here.

Would absolutely recommend.

last year we reserved a plot from plan. at first we were unsure about buying a newbuild coming from a Victorian built property, however we are so glad that we did. customer service from start to finish was excellent, nothing was too much for them even when we wanted to change nearly everything in the house from standard they were willing to accommodate and sort it out so we really did move into our dream house. we have now been living in our house for 3 months and can honestly say it has been amazing. we haven't had any major snags, and any minor issues that we already expected being a hand built product have been resolved quickly. amazing house and very good and professional company.

Excellent team, very helpful and understanding. Nicola from Abbey Park (Thorney) was really great. She responded to our emails quick and was really helpful with any queries. We got our new house quicker than we was expecting. Really good support from financial advisor and solicitors recommended by Lerkfleet. Overall all buying new property process gone quite smooth. Thanks for all your help Lerkfleet- especially Nicola.

Absolutely thrilled with my new home at Abbey Park. Larkfleet staff have been excellent and nothing is too much trouble for them especially Nicola the sales lady always available and will do anything for you it’s really important to her that you are happy with everything They have made my move as easy as they can. Cannot praise them all enough

Anybody looking at a Larkfleet house read the reviews from people who’ve lived in the house for more than a few weeks. You’ll find those in the 1* section.
Also take note of the number of 5* reviews saying how great the sales person is or how fast Larkfleet move to get you into your house, that much is true. Sadly as soon as you’re in there’s a very good chance you’ll see how they truly work, you might also discover the lies from the sales person.

Still fixing issues with the house, birds in the loft, kitchen falling apart, cracked shower tray, leaks in the main bathroom. Heating repaired twice.

The whole moving in experience was brilliant, Nicola, Vince, the area manager and team were so accommodating, nothing was too much trouble, if we asked fir something or required info, it was there straight away, no waiting. the beautiful boxed gift set on arrival and, bows on the loo seat were a lovely touch. We would most definitely recommend larkfleet to anyone, a heartfelt thankyou to every single person on that site, trades and all , everything finished to a very high standard, they all deserve to be recognised

Overall, I am really pleased with our home, I think it is beautiful, in a great location & I love it but it has been quite a painful journey to get here.

The buying process was seamless - our salesperson was very helpful when it came to sorting out all of the legal side of things and was always super helpful when it came to speeding things up with our exchange & keeping us updated on timings. She was always very quick to respond to our messages and I can't fault her customer service abilities. However upon reflection and after chatting with neighbours, one thing I would say is I don’t feel like all of our upgrade options were laid out to us, for example, integrated dishwasher and we were told we couldn't pay to upgrade to have more tiles in the bathroom.

Completion day was a bit of a nightmare but that was peak pandemic (March 2020) so I don't think it'd be fair to comment on that too much.

We were very disappointed by the overall finish of the house, key things to call out:
- Our kitchen worktop was warped
- Broken bath
- Stringer at the top of the stairs stuck out
- Broken bathroom tiles
- Our entrance hall was missing the flooring we picked (and paid to upgrade, this wasn’t laid until June)
- Lots of poor finish decorating wise and holes in walls
- Our en-suite ceiling completely peeled off
- All of our windowsills were poorly painted
- Cracked window
- Poor brickwork in the garage
- Front door didn’t shut properly
- Hole in soffit outside

Having said this, everything that was snagged was fixed (except the kitchen worktop that I will talk through shortly) and I went into buying a new build with open eyes about snagging, I know this happens.
I want to especially call out the tradesmen that worked on our home, they were all brilliant and fixed every issue perfectly! Chris Owen in particular was amazing and did such a great job on our en-suite ceiling. He was professional, very nice & took great pride in his work.

So the kitchen work top… as I said our kitchen worktop had warped and to get this fixed was an absolutely NIGHTMARE, many tears were shed. To cut a long story short, I went back and forth with Larkfleet customer service on this for months, they said I would have to pay to fix this as I had abused my worktop (what does that even mean?) even though it wasn’t my fault. I made the decision to ring the kitchen fitters myself and they confirmed they would be happy to change the worktop and were really lovely. To be completely honest, the worktop is still not 10/10 perfect but I don't have the energy to fight with Larkfleet customer service anymore.

Customer service were fine, on most issues (apart from the kitchen worktop), they got things sorted but I have to say, I had to chase them a lot more than I wanted to and there were many occasions when they said they would call me back and they didn’t (is there anything more frustrating than that?).

The whole site is yet to be finished but i'm hopeful it will be nice.

Lastly, the site manager James was always rude and not helpful, I stopped going to him with problems and went straight to customer service, not more much to say other than that.

As I said, overall very happy with my home, would I purchase from Larkfleet again? Probably not, purely because of the handling of the kitchen worktop issue & aftercare from customer service.

Once again though just want to reiterate, the tradesmen were fantastic!
