My Diamond Experience
Throughout our ownership, first with Diamond and now Hilton Grand Vacations, we have been misled about nearly every aspect of the timeshare. We were told it was an investment and real property which some representative said would be forced onto our children to inherit after our death, including payment of maintenance fees. We were promised benefits that never materialized unless we bought more. Even the so-called “transition process” turned out to be another illusion—when we tried to use it, we were informed that the committee responsible for processing exits was not meeting, with no date in sight for when they would resume. We were repeatedly coerced into additional purchases with false promises that our current ownership wouldn’t suffice. Sales representatives consistently painted a picture of inaccessible benefits unless we upgraded. These purchases were never truly voluntary; they were decisions made under duress, after hours-long meetings designed to exhaust us mentally and emotionally.

I got a free holiday from them but had to listen to them spuel for 2 sessions , you can book most their places as a non member so not sure what benefit you have as a member , a complete con . A 99 year membership dream on ,best thing I did was not sign on the dotted line

Diamond Resorts/HGV Max - Misleading Sales Practices and Unsustainable Costs
After nearly 10 years as Diamond Resorts (now HGV Max) timeshare owners, we feel obligated to warn others about our experience. What began in 2015 as an exciting vacation opportunity has become an unsustainable financial burden and source of ongoing frustration.
The high-pressure sales tactics were consistent at every interaction. Sales representatives would start with inflated prices, then bring in managers who offered "special one-day-only" discounts to create false urgency. We were repeatedly promised benefits that never materialized:
We were told that converting points to the Hawaii Collection would increase value, only to later learn this was no longer advantageous.
We were promised permanent Centum membership status, which turned out to be temporary.
We were assured we could convert points to Hilton properties at no extra cost to save on maintenance fees - still waiting years later.
Most alarming has been the dramatic increase in maintenance fees. Our Hawaii timeshare costs increase by $100 every month, with our annual maintenance fees now exceeding $20,000. This is on top of the $650,000 we've paid in mortgage fees over the past decade.
Critical information was withheld during sales presentations, including that these substantial fees would increase so rapidly, continue in perpetuity, and be passed to our heirs. As retired individuals on fixed incomes, this has become completely unsustainable.
Despite being told we were investing in exclusive, private resorts, we've discovered the properties are open to the public. Furthermore, these are not true real estate investments as claimed - similar timeshares are listed on the open market for as little as $1.00.
We strongly advise potential buyers to thoroughly research timeshare ownership and to be extremely cautious of Diamond Resorts/HGV Max's sales presentations and contractual obligations.
My Entanglement with Hilton
My entanglement with Hilton began with a timeshare contract through Diamond Resorts. I bought it during a vacation with the promise of seamless travel opportunities post-COVID-19. The first sales pitch, predicated on affordable monthly installments, ignited my enthusiasm. Yet, as I struggled to book vacations due to persistent unavailability. Their reps incrementally upsold me more points, each time, framing the solution as a modest adjustment to my monthly outlay. This pattern persisted across multiple interactions, with the aggregate cost of my commitment—an astronomical $250,000. Instead, my attention was trained on digestible payments, obscuring the huge debt increasing behind the facade. A particularly huge misrepresentation occurred during my “upgrade” to a Hilton contract. I was explicitly assured that my Diamond contract would be merged into this new agreement, merging my obligations into a single mortgage payment and maintenance fee. This promise, however, was a sham. Rather than streamlining my commitments, they covertly sold me an entirely separate contract, doubling my financial burden with two distinct bills. To compound this deception, they executed the down payment by charging my personal credit card—already on file—without my knowledge or consent. This unauthorized transaction, which I consider fraudulent, not only violated my trust but also caused a quick drop in my credit score, further worsening the damage inflicted by this organization. In protest of these deceptive and illicit practices, I have ceased making future payments—a decision not taken lightl. My attempts to seek redress through Hilton’s Owner Services department have been met with nothing short of incompetence. I have been perpetually shuttled between departments, each interaction was a refusal to acknowledge the gravity of my predicament. This bureaucratic inertia stands in stark contrast to the urgency with which their unethical sales team pursued my money.

We booked through a third party and had to change dates due to a quickly scheduled friends funeral.
Our original booker explained that Cromer Country Club have a no refund policy. Fair enough. However, when challenged direct, they did indeed agree to change dates. Sadly nothing was forthcoming, citing ‘it’s not us it’s their partner/owner? Diamond resorts in the USA.
Backwards and forwards we went with Cromer CC only to find obstacles. Wd did not want a refund merely a date change. Sadly they failed to implement a simple task leaving two grandparents and grandchildren extremely disappointed.
Be very careful booking with CROMER COUNTRY CLUB. They adopt very sharp practice indeed and we would never ever stay with them again even for FREE.
We have all the screenshots and negative engagement complete with names for their awful handling of our booking.
AVOID them at all costs!
Timeshare - Run don't walk away!
What began as a dream of luxurious, affordable travel in retirement has turned into a financial nightmare. After investing $216,000 over 11 years, my wife and I have discovered the harsh reality of timeshare ownership with Diamond Resorts (owned by Hilton Grand Vacations).
The promises made during high-pressure sales presentations were nothing short of deceptive. We were told about incredible flexibility, discounted rates, and valuable travel opportunities. Instead, we've experienced skyrocketing maintenance fees (now nearly $800 monthly), booking difficulties, and accommodations that fall far below the promised standard.
Our eight vacations over a decade have effectively cost us $2,700 per night, a staggering figure that makes a mockery of the "affordable luxury" we were sold. Comparing prices on Expedia repeatedly revealed we were paying significantly more as "privileged" members, with rates up to 164% higher than publicly available options.
The sales tactics were equally frustrating. What was promised as brief 60-90 minute presentations turned into exhausting 4-7 hour marathons of relentless upselling. The quality of resorts has visibly declined, with dated rooms and maintenance issues that contradict the premium price tag.
For retirees on a fixed income, this timeshare has been nothing short of a financial trap. My advice to potential buyers: run and run far from these predatory sales practices.
Fake enticements
Once upon a time Diamond/Hilton Resorts gave us some lovely vacations. Recently, it has gone downhill to the point where they have taken approximately $53,000 from us! At several presentations they confused us with their enticements many of which were lies. They provided us a free Barclay’s credit card that was not free. They assured us that if we purchased additional points we could eliminate the requirement that our kids would become responsible for our contract. Since that was one of our goals, we bought some points that day. The worst example of fraud happened at a sales pitch in Chicago: after we left, we received a contract by mail with our incorrect signatures! Someone signed our initials for us and they didn’t even look slightly like our signatures, so we were able to tell immediately. When we brought it up at a later presentation they recognized the error and reduced our price per point offer, I’m assuming to compensate for their unlawful actions. At one presentation, we were told that only if we bought more points in the Hawaii collection could we get our kids excused from the inheritance law. That was one of our goals, so we bought more points, but they turned out not to be in the Hawaii collection. In the Hilton presentation in 2023 in Austin the initial presenter told us specifically not to mention selling or renting to their senior colleague. Yet he had just tried to entice us by saying we could rent out the timeshare (presumably from our Hawaii collection,) promising specific rental amounts that would ensure we profited annually for the next decade. He said a rental company would contact us within a few days seeking to rent our vacation points. We trusted them and purchased points, but the rental company never contacted us. It turned out to be just another one of their lies and misleading enticements these points were not in the Hawaii collection. We are in our 80’s and shouldn’t have to deal with dishonesty from “well established” companies.

If I could give them a 0/5, I would…. As long-term Diamond Resorts members, we've experienced firsthand their deceptive sales practices. Every stay required enduring aggressive sales pitches where representatives made false promises about point values, resale opportunities and inheritance obligations. Though our first year was decent, it quickly turned into a nightmare of high-pressure upgrades and misrepresentations. We're seniors who have watched our retirement funds drain away through their dishonest tactics. Despite paying off our loan, we're still stuck with maintenance fees while getting no value. We've formally requested to terminate our contract, and they have ignored us in hopes we go away we assume. Save yourself the headache and avoid Diamond Resorts at all costs.

We're a simple family with a special needs child who fell victim to Diamond Resorts' predatory sales tactics. They held us captive for SIX HOURS by taking our driver's licenses, forcing us to make decisions while our children were distressed.
They promised affordable vacations but concealed that maintenance fees would follow us to our graves and burden our children. When we "upgraded," they secretly doubled our fees after a year.
The promised resorts are never available, and we're stuck paying for locations we don't want to visit. We went to one of their “owners updates” with the intent on learning how to secure the reservations and resorts we were promised, only to be coerced into
an upgrade that did absolutely nothing to fix the availability problem.
We've begged to be released from this contract, but we're just a small-town family fighting a corporate giant. Please don't let them trap your family too.

Been a Diamond member for over 20yrs and had some great holidays but the last 2/3years the whole thing is just going from bad to worse, Terrible Availability, awful customer service. Dedicated Platinum Team, waste of time. My advice to anyone looking to Join Hilton Grand Vacations is DONT DO IT!! Sadly Just not worth the money anymore.

I am writing this review about Club Sunterra and Diamond Resorts due to the deceptive practices and misrepresentations that continued through multiple contracts and "mandatory" presentations.
In 2007, I was held hostage for over two hours in what was promised to be a 30–45-minute presentation, using high-pressure tactics to coerce me, a single mother, into purchasing more than my original 5,000 points for $15,000. They concealed crucial information about the contract's perpetual nature and the mandatory inheritance of maintenance fees by my children.
In 2013 we entered another contract with Diamond Resorts, they lied about the necessity of purchasing Hawaii Collection points to access Hawaiian resorts. This cost an additional $22,595. In 2016, the team in Dana Point exploited the situation to extract another
$17,477 instead of making things right. In October 2022 Greg Washington continued this pattern of deception, forcing me to purchase an additional 2,500 points for $10,375 and manipulating me into applying for a specific credit card.
I am retired and the fees keep increasing; I am unable to financially maintain the membership. On September 29th I contacted HGV to begin the exit process. I was directed to complete an online Transition Form. When I hit Submit it came up with an error message that could not be fixed online. I contacted HGV and was transferred to the Transitions department. They explained it wouldn’t be reviewed until sometime next year, and I would still be responsible for the 2025 maintenance fees. I questioned the backlog and
was told that it was in order to perform a title search on each contract. It should be noted a title search was done with each purchase, completed day of purchase. The delay is unwarranted. In addition to the maintenance fees, I was told that there would also be a relinquishing fee for each contract, the three of which would total an additional $10,227. The deception and disappointment never ends with them!
Diamond Resorts is the WORST!
Diamond Resorts is the WORST!! Don’t waste your time and money getting a timeshare with them. Diamond just pulled money from my bank account without my consent, they’re a bunch of liars, thieves, and give you nothing but empty promises. They pressured me into buying extra points telling me that it was a “special offer” since I was an existing customer and management had changed. Throughout the sales presentation, I was repeatedly pressured by the sales representative and his supervisor, with the constant reminder that the deal—both the price and trade-in offer—was only available that day. I traded two other timeshares I owned and purchased an additional 31,000 Diamond points. They said I could use my new additional points towards my maintenance fees, which turned out to be a lie. When I notified Diamond Resorts about the deception, after giving some push back, I was successful in having the upgrade cancelled and receiving a full refund.
When I went to another presentation, a licensed real estate agent said they would list all my points to resell and if the points didn’t sell within 4 or 5 months, Diamond Resorts would buy them back at a 25% discount below market value. They assured me my maintenance fees wouldn’t increase more than 2% annually and that nobody in my family would be responsible for it if I were to pass away, once again nothing but lies. When I contacted Diamond Resorts directly, I was informed that they do not buy back points. I filed a formal complaint, and again, after some resistance, Diamond ultimately canceled the upgrade and refunded my money, admitting that I was not the only victim of this misleading sales tactic. It’s clear they know what they’re doing is wrong but continue to do it!! Since then, I have been trying to cancel my contract all together, with no response. Don’t buy a timeshare with them, I promise you, it is NOT worth it!

From a professional point of view there staff on reservations talk down to you and do not listen at all .. my concerns were we couldn’t make the booking at pine lake carnforth due to covid and flu .. one from Scotland and we decided it wasn’t right to go on that basis … olso for the health of the nxt people who come after us.. they took our money offered no help or return … I’d never use these again and god help anyone who’s ill and cannot make it !!

Luxury Diamond Resorts is nothing but a scam.
We booked a trip with Luxury Diamond resorts in 2023 to travel in February of 2024. Everything seemed great off the bat. Then, they never sent a confirmation for the resort. I called and emailed many times and never got an answer. I contacted the resort directly and they didn't have a reservation in my name.
Then, my wife was diagnosed with cancer. I called and called and emailed to get a refund since I was well within their cancellation policy. I was told only one person in the entire company could issue a refund. Magically, they were never available nor did they ever return my calls. I contacted the resort again to see if they could help, only to find out a reservation was never made for my family. They took my money and didn't make a reservation. If we could have gone we would have gotten there and not had a place to stay.
When I finally got ahold of a supervisor in the company, I was told "we could issue you a refund, but we aren't going to" and hung up. That was what they told me.
If this company contacts you, hang up and block their number. They are nothing but scammers.

This company are rip off merchants. My family and I have been tied to a contract for years with HUGE maintenance costs and fees. Whenever we try to book there is never any availability. But when I phone the reception directly there is always availability as a cash customer as they have priority. It’s a very dishonest and fraudulent system.

I am writing this review because of the horrible customer experience I have had with Diamond Resorts. We have been trying to terminate our contract because of the fraudulent claims and misinformation that their sales reps presented in order for us to upgrade and purchase points that weren’t even necessary. We have wasted over $100K and have nothing to show for it! Back in April we spoke with someone from Hilton’s Transitions Team who advised us that we were eligible to get out of our contracts for $1000 each and that they would send us documents in 30-60 days. Although we didn’t want to put any more of our money into their company, they offered us a way out so that we could move on with our life. We are now in Mid-August and the documents that they promised were never sent. When I was finally able to speak with someone, they told me that I am no longer eligible for the transition program because I was set up on “Auto Booking” and their system booked a stay for me without me realizing it, and although I canceled that reservation, this mishap disqualified me for the program. They bounced me around to different departments and said they were going to look into things. Since then they said my request was “paused” and I haven’t heard anything from them at all. This is just another example of how Diamond Resorts treat their customers. They just don’t care. All they care about is the money they can get from you. To Diamond Resorts/Polo Towers: We want out of this contract! We demand that you cancel our contract and let us out OR honor the offer of paying $1000 for each contract! Being ignored is not an option!

Por otro lado, en el ámbito laboral es otra cosa completamente diferente. A mí, durante mis años en la empresa, siempre me han tenido ninguneado, sin que mi opinión o ayuda se valorase, nada. Incluso, en determinado momento y con un determinado cargo superior, mis compañeros fueron avisados de que nadie me dirigiera la palabra durante mi turno de trabajo. Sin que eso sea suficiente, he podido ver las preferencias, las malas formas y los procedimientos no correctos e incluso no legales que se llevan a cabo día tras día por algunos de los cargos de responsabilidad. Hoy por hoy, doy gracias (de alguna forma) por haber finiquitado mi relación para con ellos.
