Avant Homes really do not care about the customer after the initial 5 months expires.
I have an issue with a fence having a gap of 4 inches or more in places and they are saying it's my fault as I've had my garden landscaped. So I have sent them photos from my neighbours garden, who has not had anything done yet, and they are refusing to do anything. Obviously I only noticed recently when sitting outside. They say the soil was up the the fence on completion but having asked for photos several times, they've only sent the back fence photos which is not where the issue is. It's utter rubbish and you can see a gap on my photos before I had work done.
Also my neighbour reported part an issue with his fence when he moved in 11 months ago and they have still done nothing.
And now, I've been using a kitchen cleaner that THEY supplied in their welcome pack, knowing full well I had a quartz worktop, and apparently that's not suitable and the shine has gone in certain areas. They have asked for photos but it doesn't show so I've suggested they send someone round.
The only mistake I made is buying a property through them in the first place. I'm so angry.
I will be making a formal complaint once Adrian replies to my last mail which I expected yesterday. Shocking service. What makes me more angry is they don't even offer to come round to discuss and take a look.
Do yourself a favour and use a builder who cares.

The show house was spacious, well presented, and finished to a high standard. The sales representative was very friendly and professional, providing clear and relevant information throughout the visit. Overall, it was an excellent experience.

I moved in on Friday and what should have been a smooth move didn't happen. If Julia Portington from Advant Lawrence Point was not there to sort out the issues I would have had an awful move. What started out as terrible first thing Friday with Julia help and good humour the day ended well. I could not thank Julia for being so professional and so helpful to me. She is truly a gem and Advant should be proud to have her on there team. Thank you Julia

I added the person’s name who has been making my life hell and Avant aren’t happy with that and asked me to remove it. They are happy however with other members of staff’s full names being on reviews when it’s positive.

I purchased a property from Avant Homes in December 2024, and what should have been an exciting first time buyer chapter has turned into nearly two years of stress, frustration, and disappointment.

I first reported severe waterlogging around my property on 2 January 2025, along with numerous other defects. Since then, I have raised multiple formal complaints, including complaints in April and June 2025 as well as July 2026 that remain unresolved. Despite countless promises, site visits, photographs, notes being taken, and assurances from senior management, very little has actually been done.

Over the course of this ordeal, I have dealt with multiple Heads of Complaints and have also had the Head of Customer Service visit my property personally. On each occasion, I was assured that the issues would be rectified. In September 2025, the Head of Customer Services visited my home, took photographs of the outstanding defects, documented my concerns yet again, and verbally assured me that everything would be resolved before Christmas. I am still waiting.

The defects are not minor snagging issues. Avant Homes has acknowledged that resolving them will require extensive remedial work. During periods of rain, water pools around the property and reaches the air bricks. The paving slabs are unstable and wobble underfoot because they were not laid correctly. During winter, the surfaces become dangerously slippery and resemble an ice rink.

The property is not compliant with Building Regulations Approved Document M due to an incorrect front door threshold. There are no drainage provisions on the property itself. The ACO drain at the bottom of the driveway is filled with debris that blocks the drainage holes, and I have even received correspondence from an Avant Homes representative stating this was intentional? The lawn was laid directly onto clay, resulting in an uneven, hazardous surface full of holes and dips. There is no effective drainage system surrounding the property despite the obvious issues caused by the clay-heavy ground conditions.

After repeated failed attempts by multiple groundworkers appointed by Avant Homes, I requested permission in January 2026 to appoint my own contractor and have Avant Homes cover the costs. This request was ignored before eventually being declined through a third party rather than directly by the person responsible. Communication throughout this process has been appalling. Calls are not returned, emails frequently go unanswered, and I am repeatedly told that senior staff are unavailable.

To make matters worse, Avant Homes reportedly received a quotation from their own contractor for the remedial works in May 2026. Months later, it still has not been authorised. Every attempt to obtain updates has been met with delays, excuses, but mainly complete silence.

What has been most damaging, however, is the impact this situation has had on my mental health and quality of life. Since purchasing this property, my life has been dominated by complaints, inspections, contractor visits, unanswered emails, and broken promises. My partner and I have used almost all of our annual leave simply to be at home for appointments, many of which resulted in further damage rather than repairs.

The ongoing uncertainty and complete lack of resolution have caused severe stress and anxiety. I now find myself constantly worrying about what new problem will arise next. My anxiety has become so bad that I experience anxiety attacks whenever another issue appears. I am frequently overwhelmed, emotionally exhausted, and often find myself becoming upset over situations that I would previously have handled with ease. This experience has had a significant impact on both my work life and my personal life.

I bought a new-build home expecting peace of mind. Instead, I have spent the past 18–19 months fighting to have basic defects and apparent non-compliance issues addressed. I never imagined that purchasing a home would become a battle over consumer rights and basic construction standards.

The sad reality is that I have never enjoyed living in the property because of these issues. Every time I arrive home or leave it, I am reminded of the stress, frustration, and anxiety that Avant Homes has caused. I have even offered for the company to buy the property back because I have become so unhappy living there.

What a great experience of house viewing with Louise at Earls Park. We were greeted with a warm friendly smile, we viewed the properties we had in mind, which was no trouble at all and Louise was easy to talk too and was very knowledgeable. Hopefully we can strike a deal with her.

My boyfriend and I have had such a great experience, reserving our first home! We have reserved a plot on the Smithy Wood Gate site and our sales advisors have been Laura and Zara who have both been amazing and supportive throughout the whole process!

The lady on duty accepted the late appointment who came before us, so even we are there on time of our appointment, she cancelled us and told us to come back at 4 however we have errands to run and could not make it. So disappointing since I booked the appointment and arrange my schedule.

Made an appointment for 3pm got a call 30 mins before saying the person at sales office was running late with another customer that’s fine we’ll head in a bit later which we did, got there went in the lady was still with the customer she said sorry I’m with done which I answered I do have an appointment bearing in mind we arrived around 3.20-3.25 so well after the appointment we had booked, she answered that someone actually called you to say I’m busy, I said we were told you’d give us keys for the particular property we were interested in she said the doors open so show urself which we did, we decided to just leave after that and was pretty disappointed that didn’t even receive a call to see how we got on or apologise for the fact we’d booked an appointment drove all the way there to leave with nothing no interest if if we’d like information to reserve the property to consider another one nothing very disappointed as we were so excited about this new stage in our search. Only gave 3 stars as house was gorgeous just to small for us or I’d score lower.

Had a great experience reserving our dream home with Avant Homes in Rosyth!. Huge thank you to Vivienne and Caroline, who were incredibly helpful, knowledgeable, and guided us every step of the way to secure the house we were looking for.

We were looking at Plot 70 on Earls Park. Louise, the Sales Advisor there, was extremely helpful and pleasant in trying to get us the right deal for this. She went above and beyond by sending us photos, measurements of the garden and various other things. Unfortunately the house itself just fell short of what we wanted.

We recently moved into our new avant home at Blindwells 4 months ago and we couldn’t be happier with our experience, especially from our sales advisor Steven Gillanders, who was fantastic. From our first visit enquiring about plots, to choosing our perfect home, selling our existing property and finally moving in, Steven was so helpful, friendly, patient and supportive during a very exciting but stressful time. We felt we were in safe hands throughout the whole process and Steven was a contributing factor for us picking avant homes. We love our avant home, and would recommend them to anyone, especially at blindwells as they will be looked after by Steven.

Louise at Earls Park was extremely helpful and friendly. She was understanding of our situation and the time sensitive aspect and was extremely supportive. I will be seeking Louise out in the next year or so when we are in a position to move forward with our next property.

Kornelija was so helpful and polite although we didn’t get the house due to our own circumstances she was so supportive and helped us all the time with catch up phone calls , emails always checking in and giving us reassurance directing us to the right places for advice etc. She was very thorough and made sure to explain everything shows us around and can’t thank her enough really. A true credit to the company. Thanks again! We hope to use expertise in the future
