The booking process is nice and easy, they help you with your questions. Only they don't send the check-in info until the day of.
The house I stayed in (Heroismo co-living) is a gorgeous old house, but the renovation was not finished well. The garden was meant to be finished during the spring, but nothing happened during 4 months. What they don't mention, is that there is an office in the first floor next to kitchen, where there are multiple people working (for the company), coming and going with their keys every day. The views are beautiful and the furnishing is mostly nice, but worn out for the amount of use with more than ten tenants.
If you have any feedback during your stay, you are first getting some "we will look into this", and then nothing happens. What you get for fees (higher than other booking platforms) you pay for booking, the SRF support, is rewording your emails to the landlord (CEO of the company), and no real answers or support. All the beautiful words and no action.
The management team is separate, and reluctant, sometimes doing things (toilet was fixed), sometimes not (visibly moldy, fuzzy wall for 2 months). You will rarely see them in the house, they will not bring the keys to you. They forget to fix things, and when you ask again, they will respond in rude manner or pretend they already fixed it. The service is just not great.
The landlords (leaders of SRF as well) are the worst. If you have to communicate with them about for example compensation for issues like leaking roofs (lasted 4 months, still unfixed), liters and liters of sewage water leaking on living room floors, or being locked out of your apartment/the whole building overnight because of a faulty lock system, they will just deny everything, blame the tenants, threaten that the tenants will have to pay for repairs and threaten with lawyers. If you want to have a direct conversation with the landlords instead of the "support" rewriting both parts emails, they will be hostile, hint at you being poor/your parents paying for your life, shout at you and communicate in belittling manner in general. ("Did you study the law? I studied the law!")
In addition to the service being worst I have encountered in my life, the whole arrangement is unclear to say the least. The company claims to be a platform for landlords and tenants to connect, but at least in Porto many of the apartments are owned by the owners of the company. So if you think you are getting some additional support, when coming from abroad, you are mistaken. It's the same people, the landlord is not the support's client, but their boss. I still don't know if the management team is a part of the same company as well, at least they try to make it seem as if they are completely separate. I will just put here what they themselves claim:
"We’d like to clarify that Student Room Flat is a booking platform and acts as an intermediary between tenants and landlords when needed. It just doesn't make sense.
They will take months to process your deposit (way more than the 2 months that is promised), and take money from it for things that don't apply to you, even though they claim to handle every one separately.
This might sound terrible, but the experience is shared among my flatmates (12 of us), and the way of communicating has been similar for tenants in other properties that I have talked to. We obviously have tried to handle this privately with the company, and spent hours and hours writing emails and trying to have an open discussion, but without a result. It is possible they have served some customers well, I just haven't heard about it.

1. Deposit
From the start of your stay, we were informed that you were not paying your full rent. This continued over several months and is an important factor when considering service expectations and financial matters.
To clarify, Student Room Flat does not hold or manage tenant deposits. Deposits are managed directly by the Hosts or property owners. When delays or deductions occur, Hosts in general report that they typically result from unpaid or partially paid rent during the period of the stay, property damage, or missing or incorrect bank details provided by the tenant, for example.
Our records also indicate that you are still an active tenant. As such, the deposit return process has not yet begun and will only be initiated by your Host once your stay has officially ended.
2. Co-living and Office Space
The Heroísmo building includes an office space that is separated from the co-living areas. Individuals working in the office area do not access or use any of the co-living shared spaces. The only shared element is the main entrance door of the building, which is used only during working hours. The two spaces operate independently with no overlap in use or function. To date, we have not received any reports indicating otherwise.
3. Platform Scope and Structure
Student Room Flat is a booking platform active in multiple cities across Europe. We work with a wide network of independent Hosts and housing providers. Our role is to connect tenants with property owners and provide support where needed for an easy and safe booking.
The day-to-day management of properties, including repairs, maintenance, check-ins, and communication, is handled entirely by the Host or their designated property manager.
Your review also includes references to business structures and ownership arrangements. These matters are not connected to your rental agreement and are outside the scope of a tenant’s experience. They do not influence the services provided by Student Room Flat as a booking platform.
4. Communication and Maintenance
Responsibility for check-in, maintenance, and general property management lies with the Host or their property manager, not with SRF. These operational matters fall outside the role of the platform. SRF do not oversee or control how these tasks are carried out daily.
We have been informed by the property manager of Heroísmo Co-living that reported issues during your stay so far were addressed as quickly as possible and within reasonable timeframes. It is also important to note that the upkeep of shared spaces and furniture depends in part on tenant cooperation. All residents are expected to help maintain the property in good condition.
We take all feedback seriously and are committed to continuous improvement. However, several of the claims in your review are outside Student Room Flat’s responsibilities as a booking platform. If there are any remaining concerns, we encourage you to contact our support team or the property manager directly.

Absolute incompetence (Porto - Heroísmo)
Absolute incompetence, badly run apartments, general rudeness, late to respond to inquiries by the inhabitants and threats to them as well. DO NOT GO TO ANY OF THEIR APARTMENTS IF YOU DO NOT HAVE SOMEONE THERE TO HELP YOU. Broken things, houses which were supposed to be brand new are decrepit, moldy and broken. They take forever to fix anything and complain about every thing you ask of them, like you're not paying for their services or financing their lives. Ridiculously taking advantage of Erasmus students, foreign workers and anyone gullible enough to rent with them.

Mais surtout, ils ajoutent des frais pour chaque transaction qu'ils ne précisent pas avant le booking. Pour finir, je n'ai même pas reçu l'entièreté de ma caution en retour. Il est important de noter qu'en tant qu'intermédiaire, Student Room Flat facilite le processus de dépôt en vous accordant un délai de 48 heures pour vérifier le logement à votre arrivée. Si aucun problème n'est signalé, le dépôt est ensuite transféré à l'Hôte pour qu'il le conserve en toute sécurité et le retourne en temps voulu. Cela signifie que bien que nous ne détenions pas directement les dépôts, nous sommes là pour vous aider en cas de retard ou de malentendu.
Les retards occasionnels surviennent généralement lorsque les locataires n'ont pas fourni leurs coordonnées bancaires dans l'espace client, ce qui empêche l'Hôte de traiter le retour du dépôt. De plus, des retards peuvent parfois se produire en raison de problèmes liés aux devises ou aux banques.

elegimos la habitacion en Madrid para piso compartido para estudiantes de la uniersidad. quieria hablar con asesor para aclarar tema de pagos. escribi e-mail-no me contestaron. elegi la hora de videollamad, me confirmaron la hora. nadie se contacto por teem, esribi de nuevo mi queja de estar tan poco serios, tampoco me contestaron. yo realmente veo esta pagina como estfa. imaginase, si pago sin tener informacion y sin poder el piso , si no te contestan para las peguntas- y pagas, dinero se van y nunca no recuperas. Good Experience
My experience with SRF was great. The contact person for the apartment was very helpful and supportive during the whole period of stay. It's a reliable platform for foreigners who need accommodation before arriving in a new country, especially in my case in Prague, Czech Republic. During, my more than a year of stay in Prague, I came across many Erasmus students as flatmates who use SRF services for booking accommodation. Overall, I had a good experience with SRF during my stay.

Scam
The management of the room and arrival was all very fast and simple. A company that rents rooms and that's it. The problem begins when you leave and they specify that the deposit money you pay to THEM is returned in 60 days. In my case, 80 days have already passed, and when I contacted them they told me that they are not "in charge of returning the money" and that they would contact the owner of the apartment to return it to me. They escape responsibility when the deposit and first month's money is paid directly to them when you reserve your room on their website. Now they haven't responded to my emails for 10 days, without having a response about my money. I share my experience in case it can help other people, since many students like me resort to these types of pages, and as a student, losing that money means a lot to my economic stability. By the way, all this happened after my 3-month Erasmus internship in Prague. And I recommend renting an AirBnb prior to arrival and looking for rentals once you are in the city, they are MUCH CHEAPER.

Utilice esta plataforma para la reserva de mi habitación durante mi estancia en Praga,y todo fue perfecto la habitación igual a como aparece en las fotos. Recalcar que el dueño se retraso a la hora de devolverme el depósito, y gracias a la plataforma estuve informada del estado del proceso hasta conseguir recuperar mi deposito. Made a booking a few weeks ago, never got a confirmation, booked an appointment for an online meeting with customer service, no link was sent, contacted support, no answer whatsoever … beginning to think it’s a scam with fake reviews.

Landlord
I'm writing about an apartment in Prague, the Pilot apartment.
The booking was easy and the apartment was pretty much the same as in the pictures. The only thing was the landlord and agency's behaviours, which was very disrespectful and not helping when something wasn't working.
For what concern the deposit they didn't give back all the money, without giving a real reason.
