Incompetence from Accounts but Shoutout to Hamza at Robinson South
I’ve been a resident at a Quintain property and unfortunately, my experience dealing with their accounts has been marked by persistent incompetence, misinformation, and lack of accountability.
After a security breach affected my bank account, I was temporarily forced to use a credit card for all payments. Despite this, I was repeatedly told by Jessica T. and Julika G. from the Accounts Team that card payments (other than AMEX) were no longer accepted — a claim made without any formal communication or policy update from Quintain.
The reality? Others have been provided payment links, and the inconsistency in how tenants are treated is baffling. Each month I have to chase, clarify, and argue to get a simple card payment option for rent — something that should be effortless in 2025.
I also raised a genuine concern about possible overcrowding in a neighbouring flat — not to snoop, but to ensure safety and compliance — and was met with a copy-paste GDPR response that completely missed the point. This further demonstrates how Quintain’s internal communication seems more concerned with deflection than resolution.
On a much more positive note: Hamza, who works the concierge at Robinson’s South, has been nothing short of outstanding. He’s consistently positive, helpful, professional, and genuinely a pleasure to deal with. He sets the example that the rest of Quintain’s team would do well to follow.
I’m currently documenting these issues for submission to The Property Ombudsman (TPO), Trading Standards, and the local council.
All supporting evidence, including emails, can be shared upon request.
Tenants deserve competence, clarity, and consistency — sadly, those qualities are lacking in much of Quintain’s back-office operation.

Hi Paul,
Thanks for taking the time to share your feedback — we’re really sorry to hear about your experience.
We know how important it is for things like rent payments to be straightforward, and we regret the confusion you’ve had to deal with. Our Accounts Team has been in touch to explain the current payment options and provide clarity around card payments, and we hope that’s helped to make things a bit easier moving forward.
We’ve also shared your concerns with the wider team so we can keep improving how we communicate and support residents — especially when it comes to consistency and follow-up.
On a positive note, we’re so pleased to hear your kind words about Hamza. He really does go above and beyond, and we’ll make sure he sees your feedback.
If there’s anything else you'd like to chat through, feel free to get in touch with us directly.

Elaine helped me with finding the perfect apartment for me, she was really helpful and answered all the questions I had about the property, as well as, sent photos and showed exactly what I should expect. Julia was the other person who managed the paperwork and the move in procedure, she explained what and how I should do once I am there as well as redirected me to the residents team for all the questions I had about deliveries. Overall, my experience was great and everyone was very friendly and helped a lot

Misleading advertising
My review is specifically to do with advertised prices for flats. We’re aware of Quintain living having discounts like getting the first month of rent free, but this is calculated into an average price of the flat and advertised. This means, a flat that goes for 3300 pounds with the first one/two months is advertised as a flat going for 2900 pounds. This feels like false advertising and it would be better if the original price of the listing is kept and the discount is written separately.
We’ve reached out to different agencies that advertise Quintain living flats that have had to explain how they calculate this price, and it feels very misleading.

Hi Aparna,
Thank you for sharing your feedback.
We understand your concerns about how the discounts, such as the first month's rent free, are reflected in the advertised prices. Our intention is to provide potential residents with an attractive and accurate representation of the average monthly cost over the duration of the lease, which includes any promotional discounts.
All terms and conditions for our discounts and how they are applied including the market rent are detailed on our website as we strive to maintain transparency in our pricing.

Quintain is ideal for those new to London
Quintain is ideal for those moving to London and unsure of which area to settle in. We completed the entire process online without needing to pay a deposit. Wembley Park offers all the necessary amenities and excellent transport links. The apartments and communal areas are modern and comfortable, with plenty of facilities for exploring new hobbies.

In my humble opinion
In my humble opinion, the Robinson’s team has an excellent work dedication. Unlike the other complexes within Quintain, the residence team in the Robinson makes you feel safe taking their work to the next level to ensure no transpassers, no incidences and ensuring safe passages in terms of avoiding the big crawds during wembley events. Ifty, the Assistant Manager in particular is a very hard working individual, who gives positive vibes that fits perfectly with the envirounment of the building. Furthermore, in case of an emergency he is the first person to contact as he helped me and other residence in terms of health regarding problems and any other administrative issues that might appear.
