LONDON BUILDING CONTROL LIMITED Arvostelua

As a repeat customer in design , having submitted numerous Building Regulations applications to London Building Control in my capacity as an Architectural and Structural Designer, my experience with their team has been consistently excellent. The administrative team and management have been responsive and professional throughout.

The plan-checking team are dedicated , Structural checking Engineers have a quick turnaround, and site surveyors are particularly commendable for their efficiency and attention to detail. They demonstrate a strong commitment to ensuring compliance with Building Regulations while maintaining integrity in their approach. Importantly, they remain customer-focused, ensuring that the interests of homeowners are always at the forefront of their service whilst ensuring compliance as duty holders. I would highly recommend their services for anyone seeking reliable building control support.

Our architectural studio has been working with LBC for a few years, engaging them in all of our projects. We really like that they go the extra mile and helpfully provide support and advice when it is needed. This positive and proactive collaboration means fewer glitches and delays in the builds, and most importantly happy clients whom we design their new homes for.
We would certainly recommend LBC to others in the industry.

London Building Control Ltd is our go to building control approver. We have been working with them since 2006 when they started on 10's of projects over the years.
We have predominantly dealt with Martyn Janzemin who is a director and General manager. Martyn having worked many years ago with local authorities is a wealth of knowledge and experience and has always been exacting in his expectations which has been appreciated by both building teams and clients.

We thank you

We paid for them to be our building control in 2021. They didn't review the planning application instead stated they were only required to go from the description of works. Their London Commercial Director was apparently our building inspector.

At the end of the project, despite visit to site on several occasions during, they then announced the build wasn't compliant and would require remedial works as we had apparently changed its usage which wasn't true.

We complained and they used a statutory duties defense absolving themselves of any responsibility. We had to take them to their regulator.

We took them via their third party adjudicators who supported their statuary defense argument with some healthly victim blaming too boot.

Our experiences cost us £12,000 extra. So be very careful and don't expect any recourse if things go wrong as they will simply point to their statutory duties. Building inspectors are special in that you can't litigate.

We failed to reach resolution with the firm in September 2023 with then claiming no responsibility.

There is no point in paying any money to this company. Despite the lofty title, don't ever believe that they have the clients best interests at heart. They might as well be saying blah blah blah...or yawning while you speak. Definitely on the side of cowboy builders...

We have had a great relationship with LBC for years, and cannot recommend them enough. Queries are answered swiftly and any issues have been solved promptly. We’ve had absolutely no concerns over our time together and their team is excellent!

We regularly appoint LBC as Building Control Officer on our projects. I have been working with Martyn, Alan and the LBC team for over 5 years and I am extremely satisfied with their service. The LBC team are courteous, helpful and professional at all levels with prompt responses to answers and queries throughout the construction phase. I highly recommend their team if you want a seamless process from inception to completion.

We were recommended to use them by our neighbour as we agreed to a joint extension and garage extension in W3. LBC undertook the building control approval for both of us. Very nice inspector. Prompt attendance to site when requested and very helpful. We love our extension.

I used London Building Control to inspect and sign off a number of replacement windows and doors and a new opening for French doors. Sarah was extremely helpful in the initial application process as I had no idea what I needed! Adam undertook the final inspection and was a pleasure to welcome to my home.
