Terrible communication for something that is important

I cannot recommend London Building Control’s Herts Branch highly enough. Throughout our renovation project, the team provided an outstanding service, with professionalism, efficiency and excellent communication from start to finish.

A special mention goes to Royston Green, whose support, guidance and professionalism were exceptional throughout the entire process. He was knowledgeable, approachable, responsive and always helpful. Having someone so reliable to guide us through the building control process made a real difference and gave us great confidence throughout the project.

The whole team was a pleasure to deal with, and everything was handled smoothly and professionally through to the successful completion of our project and the issuing of the final certificate.

Thank you to Kirsty, Royston and everyone at London Building Control’s Herts Branch for such an excellent service. It is refreshing to work with a team that genuinely cares about providing a positive experience.

Efficient, great communication and helpful.

I work as a Contracts Manager for a construction company in Devon and regularly work closely with LBC.
Getting building control sign off prior to end clients taking possession of a property or school can often be an chicken and egg situation, but with the support and hard work of the team at LBC in Devon we have managed to navigate through this process successfully on many projects recently. This would not have been possible without the full cooperation of LBC and their unwavering support, so I wanted to leave this review to show my appreciation and thanks.

Excellent service and professional guidance from Gordon

We had a very positive experience with London Building Control throughout our substantial home renovation project, and I would especially like to thank our building inspector, Gordon.

Gordon was professional, knowledgeable and genuinely helpful from the beginning. He took the time to explain the building control requirements clearly and advised us on many occasions, including smaller details that could easily have been overlooked. His guidance helped us communicate more effectively with our builders and achieve a better standard of work throughout the project.

As someone who works in the property industry, I particularly appreciated Gordon’s practical knowledge, attention to detail and professional approach. He genuinely tried to help us get the best possible outcome from both the builders and the overall renovation. He was always approachable, fair and constructive in the way he dealt with everything.

Overall, we were very happy with the service provided by London Building Control. I am extremely grateful to Gordon for his guidance and support and would confidently recommend both Gordon and London Building Control to anyone undertaking a building or renovation project.

My day to day work in the construction industry brings me in contact with many different building control organisations, but it was whilst working on my own house I came into contact with London Building control, and in particular their surveyor Joe, based out of the Manchester office.

Throughout the works and numerous inspection stages I found Joe to be fair, approachable, knowledgeable and understanding of various site based situations such as weather, material availability and timescales.
Joe was prompt in responding to any bookings or queries and offered realistic solutions to any issues I encountered.

Paperwork was produced and issued in a timely manner upon completion, and I felt like I got true value for money by appointing London Building Control, I have recommended and will continue to recommend in future to friends and colleagues in the industry.

A cut above the rest. Competent, knowledgeable and reliable building control company. Wouldn’t suggest using anyone else.

Our builders employed LBC for a domestic refurbishment of our flat. From the start they were generally unhelpful, and we were passed around between different inspectors who didn't really seem to understand what we were doing. One or two issues were raised that needed addressing, but when we sought advice were told 'we are not designers'. The main issue related to some reclaimed glazed doors we installed internally. An inspector whom we had never seen before declared that they needed to be checked for fire rating. We duly commissioned a fire certificate inspector to conduct a check, who told us that the doors do not meet current fire rating standards. However he also told us that in a single occupancy dwelling such as ours this was not a requirement anyway. I emailed LBC to point out this fact and could they please issue our final certificate. I had no reply to that, nor to the subsequent email sent days later. Still no reply. After pursuing it further, finally the certificate was sent, without admission of their mistake. Since then I have requested reimbursement of the fee for the unnecessary fire inspection. I am still awaiting a reply.

I raised a governance concern with London Building Control.

LBC confirmed its own Regulation 9 Business Policy contained a factually inaccurate statement claiming:

“No Common Directors to other companies are present.”

That was wrong because the common-director issue involved Bureau Veritas.
That matters because Regulation 9 is the conflict-of-interest control. A conflict policy should not contain a false statement about common directors — especially where those links involve Bureau Veritas, a major certification and inspection body connected to electrical compliance, LFB fire-investigation work, and contested Grenfell-related safety issues including lifts.

The underlying concern is that while the LFB holds contracts with Bureau Veritas, former LFB leadership has now moved into the Building Safety Regulator space.

LBC should explain when the statement was corrected, whether the regulator was notified, and whether any conflict assessment was revisited.

London Building Control has had a data breach and refused to respond to legal letters. Furthermore they were paid to sign off works and have not completed their contractual obligation. Again no response. This company breaks laws and does not take accountability, they will be made accountable through legal proceedings.

Appalling experience with incompetent inspector. Would never use this firm ever again

Our ongoing relationship with LBC is excellent. With around 8 - 11 projects underway at any given time we only use LBC. Consistent, prompt, supportive and utterly professional. Everything we need to allow projects to flow smoothly.

We have received great service from london building control for nearly 24 months, we have james parker in our area and would highly recommend if you have a building project that needs inspecting. The office back up is great from the guys at london and final certificates issued promptly. We look forward to continuing our relationship with them for the long term.

This is my first project with London Building Control, provide excellent and professional customer service by Khaliq. He is very experienced and knowledgeable inspector and highly recommended.

Excellent service from London Building Control. Very easy to contact, with timely and efficient site visits throughout the project.

Our surveyor, Christian, was professional, knowledgeable, and always clear in his guidance. Follow-up notes and records were thorough and well presented, which made the whole process straightforward and stress-free.

Used LBC for multiple projects over a number of years and genuinely wouldn't consider going anywhere else. Always helpful on site with a common sense approach means that nothing cant be overcome!

I am having the most appalling situation. Having used this company for building control during covid, I am now trying to access the information they have on file, to help me conclude the project, which was impacted by the contractor and architect having to leave the country during the lockdown. London building control are refusing to provide the information they have on file, and proving unhelpful and obstructive replies.
