Linden Homes Arvostelua 

Myself and my wife have visited the sales office at Woodland Glade in Telford several times and left details multiple times. Firstly we asked about a particular plot, to be told that it wasn’t yet available and we would be contacted when it became available. We chased this up 2 weeks later as we’d heard nothing, only to be told the plot had sold.
This was the first set back, we then enquired on another plot, which we were ready to proceed with the plot and part exchange, we had no help whatsoever and were batted away at every opportunity. We finally found another plot, once again, we went in and enquired, were told to leave our details again (for the third time) and they would get back to us and get the ball rolling with the part exchange process! That was 3 weeks ago! We’ve not heard a single thing, it’s almost as if they are desperate to not sell you a house.

We met Martin at the site office at Kings Newton. He is a very knowledgeable and experienced person. He was polite and explained everything very well.

They are fantastic and make the whole journey seamless for you. I recommend them.

We went to have a look at one of the Linden Homes sites and was firstly greeted by the absolute best sales rep I think I’ve ever had the pleasure of meeting. Sandra was fantastic from start to finish. She was kind, caring and even stayed late to help us choose carpet and flooring and sort documentation. Nothing was too much for her and she was available to call or email any point during the process. She was even amazing with my two young girls! We also had a sales rep from the same office called Megan. Again, her customer service was priceless…..she was so friendly and accommodating. I found myself sitting talking to her for ages when I went to sign documents. The staff literally felt like friends by the end of the process and I don’t have a bad thing to say about the experience. Buying a new-build from Linden Homes has been one of the biggest regrets we've made. From the day we moved in, we've experienced issue after issue with items that were broken, poorly fitted, or already damaged before we even received the keys. You expect a brand-new home to be finished to a high standard, but that has not been our experience.

To make matters worse, a builder let himself into our home without any warning or permission. Luckily we had family there at the time who the builder was shocked to see. We got home to find that someone had been inside our property without our knowledge. This was completely unacceptable and left us feeling that our privacy and security had been disregarded.

Whenever repairs have been needed, we've been told we have "no choice" about when contractors attend, with little consideration for the fact that people have jobs, families, and other commitments. When they come to fix the problems, they damaged other areas of the house that were fine before. Rather than feeling supported, we've often found customer service dismissive and inflexible.

We also paid a significant amount for the house, only to later discover that many of the materials and fixtures installed appear to be of a much lower quality than we expected. Like alot of the people coming to fix the house keep telling us, they have used the cheapest materials and appliances. It feels as though we've paid premium prices without receiving a premium finish.

To top it all off, the electric vehicle charging point was installed on the side of the house, despite the parking spaces being at the rear. This makes charging an electric vehicle unnecessarily inconvenient and unsafe and seems like a poorly considered design decision. I've made multiple emails about this to them and have been ignored each time.

Overall, we've been extremely disappointed with the quality of the workmanship, the communication, and the after-sales customer care. Buying a new-build should be an exciting milestone, but our experience has been stressful from start to finish. Based on our experience, we would not recommend Linden Homes.

Just paid the deposit for the house Matt the salesmen was great al the way from when we went in the office he help us find the right house size etc showing us the show house and explained everything to us the lady next office was just as great as Matt will recommend to any one buying a new house thank you Steve&dot

What made our journey ( so far) great was the people. Liz and then latterly David were very welcoming, accommodating, patient, helpful, supportive ( especially through the IT based process) and were very personable. We are most appreciative of their efforts to enable us through the process of securing a reservation on the home we very much wanted.

If you are considering a Part Exchange with Vistry Group / Linden Homes, read this first. They will happily let you waste your money and stress your family out before pulling the rug at the final hour.
We went through the PX process, received our offers (which was low, but we decided to proceed), and were explicitly told to reserve our plot and instruct our solicitors—which cost us over £500 in upfront fees. When we heard that we had to have a level 3 survey done and read the T&C's, we became concerned. Especially as none of this was told to us before we was told to instruct solicitors. The Area Sales Manager, Charlotte, explicitly reassured us not to worry, claiming they had previously accepted properties with massive risks like leaking oil heaters, and that the survey was just looking for 'major structural' failures.
The surveyor's report literally stated: 'The property is considered to be a reasonable purchase at the agreed price... These deficiencies are quite common in properties of this age and type... we can see no reason why there should be any special difficulties on resale.'
Yet, the moment the report landed, the corporate gaslighting began:
a. First, they claimed the 'sheer volume of reds' meant it was a no-go.
b. We immediately provided up-to-date heating and multi-fuel certification, which cleared almost every single red flag, leaving just a gutter and a porch canopy (potential lead paint, entirely standard for a 1960s build).
c. We offered to pay out of our own pocket to fix the guttering and repaint the canopy.
d. They then shifted the goalposts AGAIN, screaming about 'asbestos'—despite the fact we explicitly disclosed the house was built in the 1960s on the very first form we filled out!
e. Finally, they claimed the 'timeframe to get quotes' posed 'too large a risk to the business.'
It is glaringly obvious they just wanted an easy exit strategy. Instead of acting with an ounce of integrity and telling us at step one, they used a solid, standard pre-2000 family home as a pathetic scapegoat.
They have left myself, my partner, and my young daughter out of pocket by over £500, completely heartbroken, and incredibly frustrated. An absolutely soulless, hypocritical company that treats human beings like numbers on a spreadsheet. Avoid them at all costs.

UPDATE to the below. At no point did we cancel our reservation, we was simply told we had to sell privately and the plot wouldn't be held for us. Make up your mind. Also, you forget to delete the AI response at the bottom. As stated above. Soulless.

I called the Quantum Fields in Littleport Cambridge sales office to booked for a visit to view one of the newly built properties, I was looking forward to see what the site look like etc. This guy name Colin greeted me he sounded as if I was bothering him when I walked in the sales suite. I know I was little early as the appointment was at 2 and got there may be around 1:20 I explained to him I’m a little early got an appointment with Linden Homes. Thinking Bovis will have a different office on the same site, I explained to him I thought I can have a look at the Bovis houses for now to kill some time, but I was wrong Linden and Bovis use the same sales suite which is fine. He was kind of ok but showed a bit of an attitude and had a patronising demeanor. So we were walking to view an empty reserved property he seems to ask a lot of personal questions one after another as if he needs to know where all family lives in uk and do I have any family living in uk or with etc etc. I find him very nosy and intrusive actually. I was not comfortable about that actually but at the time I answered all his questions anyway, I’d only later I thought that was unprofessional and unnecessary to ask so many personal questions about me and family in quick succession. When I ask him questions about the site he doesn’t seems to like to answer me, I have to ask him again and when he does he would respond to me as if I was stupid. Thinking back I really shouldn’t have answered him any personal questions. The whole experience of this appointment with this guy was not pleasant and below the usual standard! I also asked to see some of the samples of kitchen worktops and floorings he was not keen to show me that and by the end of the viewing he quickly shake my hand and say goodbye to me. He was keen to get rid of me! In addition, I thought he was a bit unprofessional to be wearing trainers instead of formal office shoes, his shirt was loosing hanging down instead of tucked inside his waist band. I have been to a lot of show homes I do know what to expect when I walk in a sales suite and a show home. When I requested to view the show homes the door on one of them were locked and the lights were all off. I just thought this is just laziness!
