I liked how the company advertised my flat. We had a number of people interested and we feel we have now found the perfect tenant !

Helpful platform and transparent pricing and options to help with finding and securing tenants. I've used LAP for a few years now and think the service is flexible and useful as a landlord.

Ryan is my current tenancy manager and he has handled the process of finding new tenants and closing out my old contract really well, answering all my questions and making sure everything has gone through smoothly.

I received an email from this agent stating that a viewing of a property could be arranged for Saturday 1 August 2026. However, no viewing time was specified. Within 15 minutes of receiving the email, I replied confirming my availability for the proposed date and requesting a specific viewing time. I received no response. I sent a total of three follow-up emails and made four telephone calls, all of which went to voicemail. As of today, I have still received no response, no explanation, and no acknowledgement of any kind.

As the property is located in London and I reside in Manchester, attending a viewing requires significant advance planning and expense. Having confirmed my availability the same day, I made the reasonable decision to travel to London by train to ensure I would not miss the viewing opportunity.

I travelled to London and spent the entire day waiting for a response or confirmation that never came. The viewing did not take place. The journey was entirely wasted. If I do not receive a satisfactory response, I will make a formal complaint to The Property Ombudsman or the Property Redress Scheme.

I have been fortunate enough to have several people at LAP helping me out with a very difficult tenancy, in particular I’d like to thank Natalie in the finance department, who has been a rock. She, along with the ream have managed to guide and suppose through the tenancy, very much appreciated for everything.

“In my dealings with lettingaproperty.com, I’ve found them to be astonishingly inept. One staff member in particular, the ‘Finance and Administration Manager’ and I use the term ‘Manager’ in the loosest manner possible, seemed not only unfamiliar with fundamental legal responsibilities, but also dismissive and rude in communication. They appear to prioritize landlords entirely over tenants, leaving renters feeling ignored. Sending emails at 3am demanding money that has been proven and now accepted wasn’t even owed in the first place is tantamount to harassment. Ignoring any attempts to contact them to gain clarity on a matter for three weeks leading me to take legal action against them where they have been made to look throughly inept and stupid and had to back track on everything. It’s been a thoroughly disappointing experience.” I feel for the landlord involved. If it was possible to give 0 stars I would in a heartbeat.

I had a very challenging experience with this agency regarding my prepaid rent refund following an early tenancy termination on 31st May. What should have been a straightforward process turned into a two-month nightmare due to initial severe miscommunication, lack of agency intervention, chronic unresponsiveness from the landlord, and an unauthorized deduction. Throughout most of this ordeal, I was forced to repeatedly chase down my own money - funds that rightfully belonged to me and should have been returned in the first place.

However, I am updating my review because the matter has now been resolved.

Once Natalie took personal responsibility for my case, the level of service changed completely. She investigated the history thoroughly, and stepped in professionally to ensure the full funds were returned to me.

While the initial process involved a lot of stress, delay, and frustration that should have been avoided, I am genuinely grateful for Natalie’s prompt, fair, and professional intervention in bringing this long-standing issue to a proper close.

I don’t usually write reviews, but the team at this agency truly earned it. Initially skeptical about using an online realtor, I was completely won over by their efficiency, which matches traditional methods perfectly.

Special recognition goes to Helen Davis, who was incredibly responsive and consistently accommodated my requests while strictly adhering to legal boundaries. She maintained total neutrality and fairness, ensuring all communications remained cordial. Furthermore, their flat fee is remarkably reasonable compared to other agencies. With recent changes in UK rental and property management laws, their full suite of services has been an absolute lifesaver for navigating new regulations. Highly recommended!

I totally recommend giving LettingAProperty.com a chance to manage your rental properties. I moved to them from local agents almost 2 years ago. It has been an ABSOLUTELY SHOCKING experience from start to finish. So much so, that I want nothing to do with this agency anymore due to one agent that is non existent when it comes to communication and sorting anything out that is needed on their own agreement formed. I have never come across such a shocking letting agency. Never again! Please do not use this agency- save yourself the terrible agony of this place! We have dealt with an agent in the company from up north and I have had only grief with trying to rent on time and the day before we move in, the agent tells us VIA EMAIL, not a phone call, to say "she THINKS the landlord wants to change her mind about renting to us". What an abomination of unbelievably bad communication. Same agent goes without replying to emails for two days only to then form a reply at 5:28pm on a Thursday when twice has had annual leave on the Friday, knowing that we would then get nothing shorted till the following week. The list goes on with how many bad things happened in just trying to get into the house. I gave them everything they needed, on time, quickly, transferred within minutes of asking- but their side did not hold up to the expectation. Another one of the MANY problems was their use of the phrase "gesture of goodwill" which I see they have used on other people in the reviews. We paid our full rent which included the garage usage, and then it was only told to us after move in that they need to check if the garage is included after explicitly typing in their emails beforehand that the garage WAS included- no getting out of that one as it's all written in black and white. The complaints handler then had the cheek to say in her response that "as a gesture of goodwill" the landlord will let you use the garage and hand over the key. For a complaints handler to use that kind of phrase instead of admitting they were wrong and should have given us access straight away on move in, is lunacy.Luckily everything is in writing in emails, so there is no doubt about what happened and what was said.

Letting a property has made renting out our flat much less daunting. As first time landlords there’s a lot me and my partner were unsure on, but we had the comfort of knowing letting a property would cover everything that was needed. It took 3 weeks to get lovely tenants into our property. Only downside I would say is the 1hour time slot included in the onboarding process seems to be done in bulk viewings on a weekend rather than prioritising getting viewings in ASAP.

It's a very basic service even when you pay for something more. I paid for each year up front and when the tenant's moved out after 1yr 7 months and I moved back into the property I was not entitled to a refund so Buyer beware! Although on the rare occasions in the 19 months I was with them I needed anything the staff I dealt with were responsive (thanks Casey), things like an end of tenancy inspection and key collect was £160 extra which given they are keeping more than £400 of my money is a bit much. Some of their service was not good - the pre tenant inventory they did left off an entire room. I'd advise you to read the T&C and make sure you are clear about what is included. Also check documents and reports carefully for errors.

I have had agents before that don’t even do the bare minimum, Ryan and Luke have been a breath of fresh air. Their professionalism, organisation and getting everything done and signed over is such a relief. I’m so thankful for their team and so grateful. Thank you so so much.
