First experience using Lakeshield and they were amazing, they gave my client a great rate, reasonable valuation quotes, recommended an excellent solicitor and the underwriter worked hard to understand the case and complete by the deadline saving the client £1000’s. Seamless from start to finish, can highly recommend them.

I'm a bridging packager and very demanding when it comes to communication. I also find it virtually impossible to give a five-star rating to lenders because there is always something which could be improved.
This was both an urgent and complicated semi-commercial rebridge to save our client from the threat of repossession. I provided a detailed synopsis at the outset and the terms provided at that time were the same terms we completed on.
Like most bridging lenders, they tend to deal with matters as they arise and I found Lakeshield to have a can do attitude.
As a broker or packager, you need to anticipate what might go wrong or what other information might come out of the woodwork during the process.
This was my first time using this lender so a little more guidance to better understand their requirements and process would have been helpful to manage / predict issues yet to occur.
Also, both me and my team were aggressive with our chasing as everything was very time sensitive.
This felt necessary but maybe it wasn't.
Ultimately, they did what they said they would do and turned the application round, including a full commercial valuation, in around three weeks

Terrible service takes ages to get any decision in the end placed the deal with a reliable lender

I have had a very positive experience working with this bridging loan lender so far. Their efficiency and incredible speed have been extremely impressive, helping the process move forward quickly and smoothly.

The team have been diligent, professional and highly responsive throughout, with clear communication at every stage. They have also been genuinely friendly and approachable, which has made the experience far less stressful than expected.

Most importantly, they have made me feel like I am in very safe hands throughout the process. Based on my experience so far, I would absolutely look forward to working with them again in the future.

I ran a bridge with this company and they decided after me complying with every request they asked me for to pull funding the day of drawdown after spending nearly £36,000 on surveys and reports in total. I had a £4900 survey they decided to speak to a local agent the day before the loan was due to complete and reduce the loan by £720,000 even though we had already acquired a valuation at the cost of £4900 to give us out fully backed and insured GDV.

I recently learnt that Lakeshield had advertised lending terms completely contradicting what they were advertising and what they had inflicted on me.

I am currently pursuing these issues and would strongly advise anybody looking to peruse bridging on a project to avoid at all costs.

I worked on a bridging deal with lakeshield for 3 months where they changed the terms multiple times and requested my client pull money out of his personal house to make up the difference and giving us every indication they were going to complete requesting more payments on account to the total tune of £100k in expenditure. Put holding charges on the properties to complete the loan and then pulled out on the day of drawdown. They then since have made 4 different excuses as to why they could not proceed. I highly recommend never using them as a lender. Untrustworthy and held no accountability then became hostile once challenged.

Terrible professionally with no recourse after potentially extremely damaging my own reputation for recommending them.

As a broker in the industry for 10 years this is one of the worst Bridge lenders I have come across.

They pulled out of funding deal on completion day and left me having to explain this to an irate client then on LinkedIn they posted fake reviews saying they deliver on all deals this matter is now being taken to court by my client and has left my reputation as a broker at risk be very very mindful when using them.

Their reviews are not real we have been monitoring them for the last 4 weeks.

They are more like high end brokers not lenders.

Any broker using them needs to make sure they do proper homework on them otherwise they risk being burnt at the last moment.

My advice stay away from this lender there are more reliable serious ones in the market

Heads of terms are credit backed so they deliver on what they say. The process is fast and you can speak to a decision maker. Excellent job
