Got a great rate (what actually matters) and had good service. Don't understand all the poor reviews. Was my 3rd mortgage and was the easiest of all my lenders

Tomo representative delayed closing because he claimed a 3 day waiting period that is NOT what the disclosure requirement calls for. He was either lying or making an excuse, or he didn't understand the regulation. Closing disclosure WAS provided 3 days in advance, closing should have been able to proceed. What if our lease was up and we were homeless this weekend. UNACCEPTABLE!

I received a pre-qualification and was assured I was good. It's time to make offers and when I pressed more because I keep being told "it's fine, it's good" but very nonchalant he looked again. He accused me of buying something. No I did not. He didn't see my car payments the first check. It's his job to ask, to look, to know and be certain. So what I was approved for is now unobtainable. So I asked him what I can be approved for with the equity I have and he says "probably $350,000". Probably is not good business. I began working with him over a month ago. This is ridiculous.

I priced out mortgages for multiple homes and Tomo always had the best rate. Not only that, they were exceptional to work with. James was a terrific loan advisor from start to finish!

Friendly, tidy and professional they fitted me in at short notice and fitted my new extractor fan efficiently. I would certainly recommend.

I recently had an excellent experience with Tod Volynets. Ultimately, I needed a nontraditional loan and though Tomo did not provide that type of loan, Tod reached out to explain and give me thoughts about the best type of loan to get and what type of lender provides it. It is difficult to get that level of attention and responsiveness when you are deep in the loan process. I was pleasantly surprised and appreciative for the extra work.

My experience with Tomo Mortgage Service was incredibly frustrating. While the process started with promises of transparency and good communication, things quickly changed once we were locked in.
One of the biggest issues was the lack of communication and transparency, which ultimately cost me an additional $1,000 in lender fees. Due to a delay on the seller’s side, I had to extend the closing date. Without any warning, Tomo extended my rate lock and charged me $1,000 for it. Had this charge been communicated upfront, I could have potentially negotiated with the seller to cover the cost. This lack of clarity made the situation feel unfair, despite Tomo's claims of "no fees."
The overall communication from Aaron, Evelyn, and Sarah was also very poor. I had to constantly chase them for updates, with emails going unanswered for days. There was no sense of urgency or accountability, and the process was filled with unnecessary delays and last-minute surprises. On top of that, I found myself resubmitting the same documents multiple times, which pointed to a lack of attention to detail.
While I can't say whether I would recommend Tomo to others or not, I can share that my experience was far from smooth. If you're considering working with Tomo, I hope my experience helps inform your decision.

The staff were quicker to respond, more helpful, with a superior service and lower total costs than most of the options we looked at. Also, Tomo quoted a 23 day close time frame and actually delivered an 18 day close time. We were not in the title company for very long after requesting the loan wire.
