My partner and I have had a wonderful experience renting with the Grainger Bristol Team. We needed an apartment quickly and the team were super responsive and able to move us in within just a few weeks. Maisie was absolutely fantastic at sending on pictures, videos, answering our million and one questions (thank you for your patience!) and was overall incredibly lovely to deal with for any queries.

Corrina was also very helpful during our reference checks helping us very quickly with any bumps or delays and have clear explanations. Overall made what is normally a stressful situation a lot easier!

Absolutely lovely staff to work with from start to finish. Life took an unexpected turn and I had an urgent, unplanned need to find a new flat quickly. They were incredibly responsive from the very beginning. Maisie got back to me almost immediately after I sent out a message. She asked me a few questions to narrow down what I was seeking and sent me full video tours of everything she thought I might be interested in. Then I was able to organise viewings of the ones I liked the most. She even set up a second visit so I could take additional measurements and make sure everything was perfect. I then submitted online forms to the head office and within a few weeks from first reaching out, I was moved in. My situation was very fluid and they even modified my tenancy start date to help me with my chaos.

Since moving in the on-site reception team (who put up with me 6 days a week) have been great. They're always there with a smile and ready to help out with whatever ridiculous ask I have of them.

It's just been a great living there so far. Can't speak to the future, but they're on the right track that's for sure.

This company is absolutely insane on money grabbing on customers. I used to live at Bury the Rock and the living experience is so awful to start with.
1. Lift is always out of service due to maintenance, and it is absolutely ridiculous especially when you live on the 6th floor and have to walk over 400+ steps of stairs, and it isn’t like the lift gets fixed immediately, i remembered vividly one time taking over 1 full month to fix a lift.
2. Rats appears in the rubbish disposal all the time and it also stink of poo in there. Not only it is disgusting to go there, the smell also spread up to the sixth floor too.
3. Staff members have absolutely disgusting attitude toward my family. When we moved out, they kept saying about how we left a mess of the apartment when some of the mess was already there when we moved in. There is no way a company should expect us to clean up the mess the previous tenant has left. For example, Graingers and us both knew the oven was not clean before we moved in. When moving out, they claimed we left the mess, however it is ironic because we never actually used the oven because of how disgustingly dirty it was.
4. The staff that took care of us when we moved out, they were side eyeing us in a way where like they were looking down on us. This is disgraceful as we are ethic minorities, I don’t know if it was racism or just discrimination in general but the look they gave us were not pleasant.
5. Washing machine was also absolutely disgusting, we only lived there for a year and the washing machine constantly left bad smell on our clothes.
6. Water tank quality is awful, the tank never has enough water for 3 people to shower and we only took 5 minutes each for showering.
Please reach out to me because this is not acceptable attitude toward your customers. And they also made us pay the penalty due to the “mess” we left even though we cleaned for over 12+ hours for them. They complained about soap stains on the sink but this is just ridiculous because you can easily fix that yourself and they claimed we have to pay a heavy fine for it. What a joke of a company!

I cannot recommend Grainger PLC highly enough. The service I received was absolutely fantastic from start to finish. A special thank you to Bibbanpreet, who went above and beyond to help with every aspect of the process. Nothing was ever too much trouble, and she is always professional, responsive, and genuinely committed to providing excellent customer service.

Moving in was really smooth, they were really responsive and forthcoming with any help. Since moving in the resident services team have been really friendly and accommodating and have dealt with any issues promptly. The building is kept very clean and tidy. I've only attended one event so far but it was really fun and I got to drink cocktails and meet other residents. Turns out I'm the coolest one.

I had a fantastic experience with Maisie and the rest of the team. They were super helpful and accommodating, the process went smoothly and there was full communication at all points. I’ve moved into a new build in Bristol and everything is perfect.

Letting experience was fantastic. Thanks to Maisie who was managing the process in a highest level. We were feeling ourselves in friendly and professional atmosphere. She helped us a lot before and during the viewing.

The process from viewing the property to moving in was very straightforward and seamless. We have been impressed. Bibban in particular was very helpful - her initial viewing was very thorough, and she was on hand afterwards to answer my many questions. She did all of this with a very friendly and professional attitude throughout.

I lived in my Grainger property (The Gardens) for 4 years and I am only leaving to live in a larger property with my boyfriend. Throughout the 4 years Grainger have been very helpful and professional and I would recommend their properties to anyone renting in London. My property manager Kathrine has been especially attentive and kind and Gleidson has also been very helpful.

Prompt and professional response to request for information

I am extremely concerned by the handling of a serious sanitation issue in my property.

There has been an ongoing sewage leak from the flat above into my home. I understand this issue was known in the upstairs property for at least a week before it was identified in my flat last Thursday. Despite this, and being assured on Thursday morning that repairs would take place on Friday, no work was carried out and no update was provided.

It is now Monday and the situation remains unresolved. My entire home smells strongly of faeces, which is not only distressing but raises clear health and safety concerns. This is not a minor maintenance issue—this is a failure to maintain sanitation systems in proper working order, as required under the Landlord and Tenant Act 1985.

I explicitly requested temporary alternative accommodation on Thursday due to the severity of the situation and the impact on habitability. No action was taken, and no solution was offered. Additionally, there is no accessible out-of-hours contact or emergency support outside of standard Monday–Friday business hours, which is wholly inadequate for managing urgent issues of this nature.

Despite repeated attempts to make contact via phone and email, I have been informed my property manager is on leave, with no effective handover or escalation process in place. While the issue has been described as “urgent,” there has been no meaningful response or resolution.

This represents a serious failure in duty of care, communication, and basic property management standards. I would strongly caution others to consider whether they are comfortable relying on a company that does not respond appropriately to a situation involving sewage ingress and potential health risks.

I would like to leave an excellent review for Marlena at Granger PLC. She has been absolutely amazing during what could have been a very stressful time.
Marlena went above and beyond to help us, especially with parking, and she made my daughter’s move into her new building so much easier and smoother. I was understandably nervous about my daughter moving to London and living on her own for the first time, but Marlena’s support, kindness, and reassurance have really put my mind at ease.
Knowing that Marlena is there, being so helpful, thoughtful, and approachable, has made a huge difference. I honestly can’t thank her enough for all the help and care she’s shown us this week.
She is a real credit to Granger PLC.

just trying to gouge us from £3,000 per year to £12,000. run for your lives if you're looking at a property if grainger plc are involved! I've just heard back from Grainger and they are blaming the company (Lambert Smith Hampton) whom they engage to absorb any complaints. This excruciating rise is still a money grab from Grainger PLC.

Very grateful to Ms Miranda Rowe and Adrem Ltd for providing a caring and professional service and quickly providing bathroom taps that can be used by someone with limited dexterity. The original contractor said it could NOT be done without removing our bath. 🙈 - but Adrem provided an excellent work around that was fast, perfect for what we needed and didn’t move the bath! WELL DONE to all concerned. Very grateful. 🙏

From the very beginning, she was incredibly proactive, accommodating, and professional, while also being a genuinely great listener. She took the time to understand exactly what I was looking for and quickly showed me a flat that I absolutely fell in love with.

It’s also worth mentioning that I viewed properties with neighbouring developers, but none of the agents there could compare to Bibban. She truly stood out.

What made the biggest difference was how much she genuinely cared-she really wanted me and my two cats to find a place we could call home.
