Affordable and good quality housing, although pricing is up this year for my current property. We will only stay here for one year after being informed that we cannot renew our contract due to renovation, however after acquiring a new property, YPP announced tenants can stay, which was highly frustrating. Aside from this miscommunication, staff are helpful, but email replies are slow. Maintenance is slow & issues not always solved.

Worst letting management I've ever experienced in the UK, will try to extort as much money out of your deposits as much as possible. They will charge things they are not supposed to and make you fight for your deposit, and if you don't they will get the free money. Even if you've left the flat cleaner than it is, they have a check out inventory that will mark everything as unclean, and your check in inventory will lose to it no matter what, it does not matter how clean you left the flat as they will be using their own records.

They also tried to charge excess utility bills to the whole building, having everyone to pay the same amount because they only had one meter for the whole building, therefore dividing the 'excess' bills by the number of flats. They claimed that the excess bills included water, gas, electric and wi-fi. When asked for evidence, they suddenly said, the building did not exceed in water bills and did not provide us the invoice from the water company. We only found out later on that the whole building of over 60+ flats is sharing one meter. It is not mentioned anywhere in the contract that the building is sharing one meter. This must be the reason this building can only be let out with bills included because there is no way to figure out how much each flat is using. Gave everyone in the building 7 days in to pay the excess bills of exceeding £400 for bills that were issued many months ago.

AVOID THIS PLACE AT ALL COSTS.

I must stay the resident experience has been fantastic!
The accommodation is excellent, and the staff are exceptional, always friendly, helpful and attentive to residents’ needs.
They handle residents’ request seamless-for example, the parcel collection process is easy and secure.

Marh H help me a lot to fix my bathroom

Been with YPP since September. Great company. The events they put on are amazing and the customer service is alo very good. I had some maintenance problems but they sorted them quickly - highly record this company.

The christmas party was really fun, nancy was really nice and helpful!

Kaif is really nice and has perfectly solved my problem!

This is a review for Live Oasis Merrion Street Gardens. I have been living here since the building opened in Feb 24, and all YPP has done is fed us lies. We were informed from the start that the social areas and main entrance would be completed and open within a month. Then told it would be open in September, then November. Only in December has work been made (but it is not yet usable and no alternative was offered). This whole time, we have had to use a side entrance which is not 100% accessible. There has been no inside security and concierge as it claims on the website. Additionally, some flats have only just been completed in November.  

I was initially drawn to this place because on the YPP website it said that they will be offering the ‘Grab N Go’ breakfast for residents living here. YPP has slyly removed this from their website. I have screenshots to show this.

The company overall is terrible at communication; they will show up unexpectedly, do not take maintenance issues seriously (there have been multiple issues with cheap fittings and mould), and fail to communicate important things to us. They seem to prioritise their other accommodation St Alban's Place more.

I cannot wait until my tenancy ends, as I, just like all the other tenants here, are paying a lot of money for false promises that we have not be able to use.

Great experience throughly explained every step of the way. Plumbing issue was fixed flawlessly.I think Kaif has excellent communication skills and was very happy to help and would definitely recommend using him again.

Constantly ignoring our issue. They have held the deposit for 3 months past the move out date and no sign of cooperating. Have a thorough report on the move in date of marks on walls, broken TV, Hob not able to heat up fully, stains on mattress, damaged seals on the windows. Only repair work was the TV replaced and the Hob, they then try to charge you for the rest moving out! Despite having photos of the existing damage at the start of the tenancy.

Can’t speak to them via phone. They take weeks to reply to emails. No sign of cooperating over a dispute of the obviously unfair fees.

We are trying to be very reasonable with them and have mostly been treated rudely or ignored and told to pay for damage caused by the previous tenant. Avoid YPP if you can.

Jason Swift from the maintenance team provided quick and friendly service when fixing the lock to my apartment door.

The maintenance team at YPP are pro active and responsive to any of the reports I’ve requested.
