I would strongly advise others to be cautious when considering YPP properties. My experience with them was extremely disappointing and showed a clear disregard for their own signed agreement.

I signed a license agreement for a flat at Ribbon Residence, but due to personal circumstances, I requested early termination well before the contract start date. The agreement clearly stated that YPP (the licensor) could find a replacement tenant in such cases, with a listed £550 fee — an option I agreed to and was willing to pay.

Instead of honoring this clause, they refused and tried to force me into finding a replacement tenant myself, which was not only unfair but contradicted the written agreement. I had no prior experience with UK rental platforms, and I believe this was an unreasonable burden, especially given they have a full marketing team and online reach.

I have now had to escalate the issue to the Property Redress Scheme, and I regret not taking earlier Google reviews more seriously because now I’ve experienced similar issues myself.

YPP may have good-looking properties, but please read the contract very carefully and be aware that what is written may not be followed in practice. I personally would not recommend them based on how my situation was handled.

Had an inspection of my flat and Mark H was brilliant! Was very helpful and was quick to fix any issues I had. I had a very minor issue with my sink and he fixed it straight away. Was a pleasant experience. Would recommend!

so what can i say about Mark H , absolutely excellent customer service from start to finish , Mark is an absolute gem and a credit to the company, he was informative all the way through decorating my hallway and bedroom a very clean worker. i would highly recommend for any Ypp tenants
