We have recently changed to Your Local Factor (Stirling branch). They have proved to be responsive and helpful. So glad we made the change from our previous factor.
Staff were extremely helpful in solving problem.
Kept in contact all through process with updates regularly, no hesitation in using in the future.
We are a group of owners of a tenement building of 12 individual properties. There was no factor for the property so we got together and decided to look around for one we could trust. After contacting a few that seemed suitable only two got back to us to determine what we were looking for. Of the two only YLF actually came out to look at the premises. We then invited the manager Craig Cosgrove to an owners meeting, which he was happy to attend. Consequently we decided to put our trust in this firm. It is early days as YLF don’t commence as our factor until 1st of October. However, they have definitely impressed us so far. We really have only been dealing with Craig but he’s been communicating faithfully with us during the whole process and we couldn’t fault him. We don’t expect to be disappointed if Craig is an example of their work standard.

YLF were responsive and proactive throughout the selection process and offered up options to tailor their services to meet the owner requirements. Craig Cosgrove is highly motivated to deliver a good service level.

I have not had a good experience with this factor. Their communication with owners is terrible, they are difficult to get a hold of when issues arise, and their online portal is unusable. How they can justify the fees they charge is unthinkable to me. Don't waste your money here with a company that does not care for its clients.

In the history of Factors, there surely cannot be any that are consistently so unprofessional, duplicitous, unreliable, untrustworthy, and divisive. If you wish to be fooled by their paper-thin veneer of apparent concern you may inadvertently you fall under their maniacal control of feeding-frenzy billing, which appears to go against all reason, sense, and established practice. It beggars belief how they are allowed to be in business. They should not be part of the service industry. A property owner, under their control, should not have to consider moving property, just to evade their clutches!

I continuously find this factor does not communicate well with owners, does not seek 3 quotes when when seeking contractors, the quotes are not shared on their portal.
Additionally the portal does not allow for download for every necessary document
An Owners meeting has twice been cancelled. All of this is very unsatisfactory and needs to change.
David

Dear Mr Chisholm,
Thank you for taking the time to share your feedback regarding the service provided by Your Local Factor.
Whilst we do not believe that a public review platform is the most appropriate place to discuss ongoing matters relating to your development, we feel it is important to provide some context to the points you have raised.
We are genuinely sorry to learn that you have been dissatisfied with our communication and take such concerns seriously. We will review your comments internally to identify whether any improvements can be made.
In relation to contractor quotations, whilst it is not always necessary or practical to obtain three quotations for every repair or maintenance item, we appreciate the importance of transparency and are always happy to explain the rationale behind our procurement decisions where requested.
With regard to the owners' portal, we have previously reviewed the issues you reported with our IT team and have been unable to identify any system-wide faults. Our understanding is that the difficulties experienced may be specific to your device or browser settings. However, we remain more than willing to investigate this further and assist in resolving any access issues.
As you will recall, the first homeowners' meeting proceeded with only one homeowner in attendance, which was disappointing for everyone involved. Prior to arranging a further meeting, we consulted with homeowners to gauge likely attendance and, unfortunately, only two owners indicated that they would be able to attend. In this circumstance we felt it appropriate to postpone until a higher number of attendees are available.
We are pleased that you have agreed to meet with us to discuss your concerns in more detail and we look forward to having a constructive conversation with you. We value feedback from homeowners and remain committed to providing a high standard of service.
Kind regards,
Your Local Factor Ltd
Yvonne was professional and helpful. I called regarding my late father’s property for which I had several emails to action, Yvonne was patient and understanding.

Poor service and overpriced. Just a puppet company of Hacking & Paterson who are even worse. Look online, their management is just ex-H&P. Fake local service hoping to pretend they are independent
