Do not respond to emails and after reading reviews about their customer service I will not be using them at the moment estate agents are Not assisting people to help them.find a decent property only interested in what you are earning..and if you can pay the rent...

Absolutely glacial responses as a property manager to issues. There have been moments of responsiveness in the last 6 years and they are pleseant when they do respond, but most of the time its very slow, lackadaisical and requires chase after chase after chase. They have now also implemented a cumbersome online reporting process for issues which is not great, and always forgets the details previously entered. They send workmen who do shoddy work also.
And even our landlord, who we have gotten to know as a result, is fed up with them.
Recently sustained damage due to the flat and the flat below due to a slow response.

Having been a tenant under Portico's management for two years, my experience was largely positive until the final stages of my tenancy. Regrettably, the process of modifying my tenancy agreement encountered numerous obstacles and inefficiencies.

The challenges began in December 2023 when I notified the landlord of my co-tenant's departure and my desire to become the sole occupier of the property. Despite my consistent and punctual rent payments, I faced unwarranted delays and complications;

Although the landlord eventually approved the contract change, Sean Hewitt, the Associate Director at the Walthamstow Branch, exhibited a complete lack of initiative, empathy and professionalism throughout the process. His apparent hesitancy to assist, led to a protracted and stressful process, requiring repeated information submissions and causing significant inconvenience.

After four months of persistent communication with the company, both the landlord and I grew increasingly frustrated with their apparent neglect and indifference. Consequently, we mutually decided to cancel the contract change and seek a different property management company to facilitate my transition to sole occupancy. Sean Hewitt was unmistakably informed of this decision and even emailed me in February to affirm that the contract change would not proceed, indicating that their involvement was no longer required.

Just when I believed my dealings with Portico had concluded - on the 3rd of April, £56 was deducted from my bank account. Attempts to address this issue with the credit control team were futile, as calls remained unanswered and the problem unresolved. Subsequently, I managed to contact the accounts team, who informed me that the contract had been extended rather than cancelled. Until Sean Hewitt cancels it, the payments will continue to be deducted.

Despite reaching out to Sean via email and phone, I am yet to receive any response or acknowledgment regarding the issue, refund, or contract cancellation.

Moreover, when the landlord attempted to retrieve the spare keys for the property to transfer them to the new property management company, Sean reported that he had misplaced them. For context, property management companies typically hold a spare set of keys for emergency access needs. This incident heightens worries about the property's security, as it implies potential unauthorised access. As a parent of two young children aged 1 and 3, this situation is especially concerning. Sean Hewitt's actions and inadequate communication skills demand clarification and further investigation.

I have been dealing with Sean for a few years. Deals with any issues quickly and efficiently. Excellent service.

Absolutely rubbish today because of them me and my kids are homeless for next 3 days and the audacity is that they want me and my small kids to stay at the place where painting of house is in process which we will been informed earlier will be minimal however its alot

I used to be SO happy with Outlook but since they rebranded to Portico,it's been a nightmare. From no support with rent collection (late every month causing me financial distress), bailiff knocking at my door as the tenants have not paid the council tax, to canceling check out report and then charging me for it! DISASTER!

In spite of some very slow responses from the buyer, Ammer Haroon from Portico was professional and always tried to go the extra mile to chase matters throughout the process.
I would recommend Portico to any prospective buyer or seller. The same can be said of Portico's property management team, who looked after my property prior to the sale.

Appalling. It has taken us over month to get out deposit back despite approval from our landlord. Disgusting, greedy and incompetent. Give us back the deposit we are rightfully owed.
