Living with southern housing and optivo is life ruining. If another tenants decides to be loud and disruptive, quiet tenants are told to just deal with it. Since moving here I haven’t actually went to sleep and woken up on my own. Each and every morning the flat above me has stomping. They do it intentionally because southern housing enpower the anti social and attack the affected. They’re told that southern housing believes no noise came from their flat , until noise app recordings were reviewed and then the story changes. I’m forced to live my life based on their noise. I have to find a way to get to appointments tired and drained and I’m losing weight and not eating. Tomorrow I’ll contact a housing ombudsman as I’m at wits end. As I’m writing this I’m listening to boom boom boom from people who deny making any noise
*“I have been a leaseholder with Optivo Housing Association ) for over 20 years, and my experience has been consistently disappointing. The Association is responsible for repairs and maintenance to communal areas, yet they repeatedly fail to act in a timely or effective manner.
One of the most serious issues I faced was a mice infestation in my property. Despite reporting this problem the Association has not responded to my request to take meaningful action . Communication is generally very poor , and I am left to manage the health risks and stress on my own. Another leaseholder reported a mice infestation just two weeks ago, yet the landlord’s lack of response is appalling.
In addition, leaks from the communal roof have not been resolved, forcing me to escalate the matter to the Housing Ombudsman for intervention. Repairs to communal areas more generally are also neglected, leaving shared spaces in poor condition and further demonstrating a lack of responsibility.
This lack of urgency and accountability across both individual flats and communal areas leaves me with the impression that resident wellbeing is not a priority. The delays caused unnecessary expense and frustration, and the situation could easily have been avoided with proper management.
Based on my experience, I would strongly caution anyone considering buying a leasehold managed by this Housing Association. Their failure to deal with repairs promptly and responsibly makes them an unreliable landlord.”*

A brilliant service…
I would personally would like to say how brilliant Darren (Estate Services Team) has truly been he updated me regarding a few issues I’ve reported and he was on it.
He wen’t the extra mile to visit me with an update and I truly appreciate it very much.
I would like to add he was so kind and caring also wished me a happy birthday for tomorrow and he was saying I look so well when he last came out to visit me.
Thank you Darren for a brilliant service as you wen’t the extra mile to offer a service.

I have been a tenant of Optivo ( Now Southern Housing, previously Amicus Horizon ) for many years, all through the transitions they have been very conscientious landlords, any issues have been dealt with appropriately and they have taken care of any queries or problems in a very sympathetic way. I was asked to post a review after an electrical safety inspection, the works were carried out in a very understanding and professional manner.

My daughter has been in the process of selling her flat in Tadworth and so far taken 8 months purely done to the lack of competence and communication within this company. They have not responded in timely fashion, she had to pay the council for a copy of the original planning cert as Optivo couldn’t find it in their records and refused to pay for the copy holding the completion for 2 months , then because of this delay she had to pay for another valuation even though she and the purchaser had agreed terms and were proceeding, then one dept wasn’t communicating with another department and their purchaser was purchasing with a bigger % and just before latest effort to exchange Optivo insisted in another valuation paid for by my daughter due to this oversight. In all she still has not exchanged and all the Optivo staff don’t seem to care one way or the other. It’s strange if staff are incentivised they can be much more efficient but this bunch just shuffle it around depts and seem to think about how to screw more money out of their “customers”. Never again

If I had known how bad the service was, I would never have chosen this housing association. As a shared owner, the experience has been nothing short of frustrating. Communication is terrible – every time you report an issue, you end up dealing with multiple people and have to explain the problem all over again. This constant handoff makes resolving anything take forever.
I reported a leak from my balcony roof back in October, which they classified as a communal repair, and as of today, it still hasn't been fixed. Nearly half a year later and not even a proper update. Honestly, no words. Absolutely avoid if you have the choice.
Totally and utterly useless organisation do not rent from them. I had to actually move out and rent privately. I was literally indirectly And directly harassed And disturbed continuously!! For the whole time I lived in one of their flats. Their incompetence exceeds themselves as they can’t even find a form that I filled out as per usual even online. Also been waiting for compensation From last year November, About an aerial long melodrama with that.I don’t even live there anymore as I moved out at the end of January. Don’t even get me started on the service charges. they claimed that people had been every single week which is an absolute lie even one of the workers who came to talk to me said he’d been coming there for over a year at the time and that was last year and he’d never been asked to do the basement. So I’ve been paying service charges. I lost my home as I had to give up my tenancy due to not being able to take it anymore being literally harassed by noise. Yes, I could’ve got a swap, but no one’s gonna want to live in a home like that. Especially due to all the disturbances there. Also because the open basement allows people to just come and charge their keys at such ridiculous hours of the day. Continuously, when there was no need at that hour, I Had an electricity key and a Gas card two and I never ever charged it at that hour. Most of the time, if you have a bit of credit on there, it kicks into protective supply anyway. I also was literally deprived of sleep, which made me physically sick. They claimed to support people with mental health, but clearly they just don’t ,well not me anyway. they consistently ask people to wait another five days. What a joke, and total insult, when they’ve already been waiting months how can they sit there and feel comfortable telling people that?. Instead of getting somebody to call the person straight away and deal with it!!.
They could’ve done so much more to support me and sort things out.
Really doesn’t matter anymore, considering I’ve had to read privately because of these jokers!!.
I hope they’re now satisfied with themselves totally and utterly incompetent.
Yes, you get the odd person trying to help, but even then you have to wait and wait and wait. It’s just not on!!!
Then they make you feel grateful when they do a little something to push it along to get someone to respond to you, which don’t anyway. You are constantly chasing every single thing that they do pretty much so if I were you reading this and thinking about renting from them, please please don’t.

Exceptional customer service and support from Anita, I was very impressed with her thorough knowledge, support and understanding when relaying important information.
Anita handled my call with care, she took the time to listen to me and helped me with my issue, where possible.
I have found a mutual exchange but optivo refused it , I basically live in a 3 bed property iv been here 22 years all kids have left.
My property is huge 30 internal stairs , 3 floors there is just me here , found a 2 bed house to exchange the lady has 1 boy 1 girl but they are under 10 , so refused on under occupancy of 1 bedroom on paper as she will be using all 3 bedrooms. I on the other hand are under occupancy of 2 bedrooms but that's OK, I am taking this to the housing ombudsman because it's absolutely ridiculous ,
If I could give more than 5 stars I would! Grace has been more than helpful, she has given me her time, patience and understanding and been so supportive in trying to sort out what has and still is a very stressful situation with repairs. For the first time ever I feel assured and confident that this will get resolved and this is down to Grace. She is an absolute asset to your team and I hope she gets the recognition she very much deserves. Thankyou Grace, I wish there were more people like you!
When I first moved into an optivo flat it was lovely we done all our decorating never had issues until the last year. My neighbours downstairs smoke weed all day all I can smell and breath in is weed and to top it off if my kids make any noise we have to deal with her banging on my door threatening to beat me up if I go outside and threatening to have my partner beaten up. We are therefore moving right away nearer to family in Scotland so I ended my tenancy nearly three weeks ago they was supposed to call me to sort it out and haven't bothered my moving date is in two days and still nothing back from them!!
Just spoken to an amazing Customer Service Op, and I have to say Shaun was brilliant. Went far and beyond what his role is. Took a genuine interest in the issue that is ongoing. I deliver Customer Services for a living, and Shaun is very professional, polite, and well mannered. Definitely worth a mention, as he is a credit to the company and the team.

This housing association is a joke I had a boiler inspection on the 17th 07 2023. And KNT. Issued me danger do not use because of the fluke had no seal from the outside and it was letting in carbon monoxide. Do you think up to now I have had any call about it I have gone to the papers about this because it’s so much

Been left with a broken boiler for months they say people are coming to fix it but they never turn up now I have had a leak in the roof since Nov and it's still not been fixed Optivo/Southern Housing don't give a toss its only about money with them.

What an absolute JOKE of excuse for Housing Association! they are worse than BAD they are the devil in FRAUD clothing. they are great at making you feel they are working hard to sort your issue but they are just spinning the issue in a deep pile of trouble, and passing the buck to another person. they are uniquified, to have the home and new build they are gettinmg in southwark unless they are getting BACK HANDERS from southwark council and MLM & JLL. as a disabled client they have landed me in almost £2000 in debt with there GURU system. then they ignored request to have basic improments done to make my home safe. simple thing that should have been done when it was built but stopped due to the flats being give to social housing and adapted for disabled people. sevice charge pay for a caretaker for the owers block but he wont talk to the soical residents. we pay for the heating of the hot water then have to pay again trou the guru system at a raised amount. no socils rates for disabled or benefits tenets all contaled by MLM
Back in Jan 2022 I was shown a flat at a soon-to-be new build, in South Bermondsey. Argo House.I really liked it as a result I reserved the top floor flat.
I was told then, the building would be ready to move in, spring/summer 2022.
However, a couple months later, I was told the contractors were facing minor delays therefore it would be ready in October 2022. We exchanged contracts in August 2022 with that in mind.
By October 2022 we were told more delays and due to move in, in December 2022. At this time most of us left our former homes/gave notice at their demand.
We never moved in December and the former contractors gave up on the project.
We now know they have had the building works paused for several months, without communicating it to us till January 2023.
We were then told they were vetting new contractors to finish the final bits.
Works resumed by April 2023, and we were told we should expect to move in within 3 months time or so.
That also never happened, and further delays have been communicated.
Because we all thought we were moving in, at different stages, most of us have moved out of our former homes, moved into temporary accommodation. Multiple times. Incurring significant extra costs we had never expected to have.
The most significant additional cost we have been forced to deal with is a new mortgage deal at significant higher rate.
In addition, they have held our deposits since August 2022. Needless to say that now on a high interest rate account, would have provided us some little help amongst so many expenses we have had and we had never expected to be in such position.
We are being told now we will be moving in January 2024, but some of us have visited the site often, and we are not sure about it.
Most shockingly, the last few times I have been there the past month, there has been no one working on the site. Again.
Over the past two weeks I have been dealing with Anita Davenport from the customer services team. I have to say Anita has been exceptional, she's listened, advised me to try something else and listened to the outcome of that given task. I was on the phone for almost two hours (total) today and Anita tried to assist me with patience and good humour. My query has been passed on to the appropriate team and my best hope is that they are as professional and helpful as Anita has been. Thank you Anita. Kind regards Debbi, Keith and Tracey
