Excellent Service from Meadfleet Ltd and Francina
I recently worked with Meadfleet Ltd while representing one of their tenants in a property sale, and I was thoroughly impressed with the level of service provided.
Communication was excellent throughout the transaction, and the team was always easy to deal with. They helped us progress the sale swiftly by providing clear, accurate, and comprehensive information from the outset. The information supplied was so well prepared that it rarely generated additional queries from the solicitors, which helped avoid unnecessary delays and kept the transaction moving smoothly.
A special mention goes to Francina, who was exceptionally professional, responsive, and helpful throughout the process. Her efficiency and proactive approach made a noticeable difference and contributed greatly to a seamless transaction.
I would highly recommend Meadfleet Ltd, and especially Francina, to anyone involved in a property transaction. A pleasure to work with.

Speedy response from Kyle Chaplin…
Speedy response from Kyle Chaplin acknowledging my concerns and taking action for these to be addressed.
Contractors were appointed and fence repaired.
Issues with life ring ( kids vandalism) will be monitored. Lack of waste bins on the estate and weeds in gutters are still on going and need to be addressed. No one seems to want take responsibility for these.

Meadfleet open space charges
Meadfleet open space charges are becoming increasingly expensive especially when we do not see any results from these higher costs. Additional charges are then spread to the owners, due to their accounts not taking something into consideration and actually being higher than they expected. Then a month or two later, we owners receive a letter saying that additional charges will be added to your payments to cover these unforseen costs. How about Meadfleet slightly overcharge what they believe their accounts will be and then if they find they've actually spent LESS, then it would be a lovely surprise for the owners to receive some money back! This type of issue could cause owners to struggle to pay bills and find some extra money to cover the costs. We are seriously thinking of selling up as these types of charges are ridiculous and sometimes more than the rent we receive so we are out of pocket! Receiving a bill twice a year for over £895 a time and then an additional bill for "over spending on the accounts" really isn't acceptable. Its not that we actually see any of the results from these so called charges either.

Thank you for your updated review.
We have now located your property and have looked at the concerns that you have raised.
We are not sure where the figure of £895 has been taken from, but we can see that over the past year, which is split into 6 month periods for billing, the actual charge to your development has come out at £271.74. The last bill that you received did contain an amount for the replacement of paving slabs on the development, which had crumbled and therefore would have proved to be a health and safety risk to residents.
A letter was issued to all residents confirming the work being carried out and the reasons why, and also detailed the charge for the works, with a staged payment plan being offered to all residents. The invoice for the 6 month period, which included these works, came out at £162.82. This letter was issued to residents 2 months prior to the invoice being issued, giving residents time to plan and contact us to talk about monthly payments.
Please be assured that this is not overspending, it is carrying out works to the development that are required as part of our management of the development. Meadfleet do understand that the current climate does cause concern for residents, but as we stated in the letter, we are happy to spread the cost of any additional works over a period to make it more affordable.

Meadfleet invoice twice a year and our charges are raised in arrears. If you have been written to regarding a charge that is being added to your 6 monthly invoice, this will be because it is a requirement for us to carry out works to a part of the development that requires it.
We cannot comment as to what charges you are referring to, as we are not aware of the development that you live on.
So, please do not hesitate to get in touch and we will be able to explain the charges that have been raised and why.

There needs to be a system for people…
There needs to be a system for people living abroad to get email notifications of any bills. The mail (paper) system is antiquated. I had to pay over 2,000 pounds for past debt as I did not receive my paper letters. This is ridiculous. The postal system in my country (Chile) is terrible and post rarely arrives. You must update your system

Complete scam you have to agree to pay when you buy your house. They don't do anything for the private occupiers just the flats that already pay a service charge. It's disgusting

Community group project at aspire great…
Community group project at aspire great baddow was well managed by Natalie at head office and on site by Daniel. The company provided all necessary materials to repair and repaint the architectural obelisk in the centre of the development.
All labour was provided by some of the original residents and the end result is so pleasing to all occupiers.

Zero stars if I could.
I’m only surprised that some have left 5* reviews for this company.
They do next to nothing fur their money and are arrogant when questioned and asked to justify the ridiculous costs.
Thankfully the government are looking into this and regulation will follow. It can’t come quickly enough.

Consistently poor standards and ongoing neglect.
As a homeowner on an estate managed by Meadfleet, I expect the communal areas to be maintained to a reasonable standard. Instead, the green spaces are repeatedly left overgrown, full of weeds, and looking uncared for.
Despite regular charges, the level of service delivered is nowhere near what is being paid for. The estate’s appearance suffers because of their lack of attention and follow‑through. I cannot recommend them and feel residents deserve far better.
