Overpayment of service charge
I queried my recent maintenance invoice as I had been paying by standing order for 8 months
It took a little while to receive a reply and I was pleased to hear that I had overpaid. I was given a few options & chose to receive a partial refund.
3 stars given as I feel Meadfleet should have already been aware of my standing order and I am still awaiting my refund.
Despite this, communication with the team was prompt, professional, courteous & efficient.

Whilst we do understand your frustration regarding your standing order payments, our Accounts Team do try to confirm that when setting up a payment plan, that our residents compare the amount that is being paid on a monthly basis, to the total of the invoice to ensure that you do not over pay or under pay following the issuing of our charges. However, we are happy to issue refunds when these do slip through the net.

Bad managment of over 500 houses in Manafield
Meadfleet have given a terrible service at our estate in Mansfield for over 5 years.
They have never given a good service.
They do not reply to concerns and then do Not Respond to criticism of the quality of work. Many in the estate have written to complain but get no reply from management.

AVOID MEADFLEET
This company is absolutely awful and arrogant. They’ve received numerous complaints from the same development, yet they persist in claiming everything is neat and tidy. Even the MD insists on this, but he obviously hasn’t visited the development in person because it’s far from neat and tidy. Weeds are everywhere, and the so-called ‘Meadow Land’ is now at least 60%. He doesn’t even have the courage to put his email on the letter. Do we really have to remind him that ‘neat and tidy’ is in their contract.
Apparently, there’s also some fly tipping. I walk my dog around the development, and the only fly tipping I can find is by Meadfleet’s contractors. They’ve dumped all the grass cuttings around the edge of the park, claiming it’s good for the insects. What a joke! They work harder at doing nothing than actually doing the job we pay them for.
They claim it’s all done to the approved plan, but who approved this plan it certainly wasn’t the residents because this plan was never shown to them at any point during their conveyance and completion. So, that would mean an incomplete contract, which is invalid.
Any decent company would try to make their customers happy, but they just fight with them.

The letter that was issued to residents on the development was to give clarity regarding the areas that fall within our remit and how they are to be maintained. If you have any concerns with the letter, please do not hesitate to contact our Customer Care Team, or your Regional Manager.
The fly tipping was fully documented by your Regional Manager, and was not in relation to any green waste, but was actually large items that had to be removed. However, as we have confirmed to all residents, this time we will remove that charge from your invoice as a gesture of goodwill
The "approved plan", is not approved by residents or Meadfleet, it is the Planning Department at the Local Authority that will approve this at the development stage, with the developers, and dictates how the site is laid out, what is planted and how it should be maintained.
Please be assured that Meadfleet's aim is to work with the residents and listen to their concerns and to address them within the planning conditions, so that we can work towards residents satisfaction.

I'm not impressed by Meadfleet as a…
I'm not impressed by Meadfleet as a company. The bills we receive aren’t clear (there is very little detail), so it’s difficult to know exactly what we’re paying for. Costs keep increasing above inflation, yet there’s no clear explanation for why this is happening.
There’s also a lack of transparency around their services and the contract. For instance, Meadfleet hasn’t provided a proper map of the area they actually manage. This has caused confusion, especially as we were originally given a different map by Davidson’s Homes. Shouldn't something like this be readably available for all residents who are paying for the service?
For a company managing estates, I would expect a much higher standard. If I was paying for any other service in any other sector, I would expect to know what I was paying for. Residents invest a lot in their homes and already pay a sizeable fee, so clarity and accountability should be the minimum standard. Hill Top estate.

The invoices that we issue have a summary of the charges that have been raised within that 6 month period, on the rear of the invoice. That will include the routine maintenance that is the same charge each month, along with any additional works that have been carried out within that 6 month period. Our Regional Manager is always on hand should you wish any further information on the works that have been carried out also.
We can confirm that in the last 5 years when inflation costs have increased by over 38%, we have been mindful to keep the maintenance and overhead increases to less than 26% in the same period.
When you purchased your property, you would have been issued with a plan of the areas that Meadfleet were going to be maintaining, contained within your Deed of Covenant, but should you require a further copy, our Customer Care Team are more than happy to send this out to you.
Please do not hesitate to contact our Accounts Team would will be happy to discuss any concerns that you have with the charges for the development, which as we have confirmed, is listed on the back of your invoice.

Rising costs
Having lived at hill top for over 4 years, I am fully aware of the condition of the common land & its upkeep. The work carried out has by the contractors has become more & more shabby & the charges have gone up every year, 9% this year. Add to that the fly tipping charge , which Meadfleet initiated & no redress , then I feel something needs to change. A good reputation, is easy to lose

WISH I HAD KNOW THIS BEFORE I SIGNED MY CONTRACT.
Meadfleet is employed by our residents to maintain the public areas around our development. But unfortunately they take our money to just cut the grass and fill in some cracks in the ground even that is done as quickly as possible and cuttings are dumped in a corner.
Residents complaints have been largely ignored or deflected in order to protect individuals in the company. This must be a systemic problem within the company because they get away with it over and over. I can’t work out if it’s bad communication in their offices or is it our site representative because other sites that have a different representative do not seem to have the same issues. Something is very wrong.
I’m also very suspicious about their 5 star reviews on this platform, because in my 4 years of dealing with them they have do everything they can, to do as little as possible and then increase charges.
So....if you are considering buying a house on a development that's public areas are maintained by Meadfleet....think again.
You will regret it!

Firstly plans merely highlight tree positions and areas of grass that are or not cut, mostly not cut. Not all plans were provided to solicitors during property conveyancing (incomplete contract).
Also, the fact that they get so many one star reviews from people on the same development tells you something is very wrong but they still maintain there is nothing wrong. There clearly is a big problem but they refuse to acknowledge it. Any decent company would at least make an effort to put things right but Meadfleet are just too arrogant.

We understand that you have been in contact with our Team, who have supplied you with the information that you have requested, along with the landscape plans that we work to, supplied to us by the developer at handover, and as dictated by the planning department. We are therefore at a loss as to what further information you require.
As we have noted, Meadfleet have to abide by the planning and landscaping plans for the development. Unfortunately, whilst the development is still in the selling stage, the public open space is maintained to a different specification, for aesthetic reasons.
We do wish to confirm that our 5 star reviews are obtained across all Teams here at Meadfleet, and are submitted for the hard work and dedication that our employees give to our customers, so we think that they are very well deserved.

Frustrated and disappointed residents of Hilltop Park
We the residents of Hilltop park are clearly frustrated and disappointed having been sold a five star marketing dream via Davidson Homes, and on completion of such development, discharged their responsibilities and outsourced the site maintenance to Meadfleet and it is felt that here lies the main problems as although each home owner has signed a covenant toward ongoing outdoor maintenance services, the legal framework in which this is set is heavily weighted in favour of the contracts firm in question and doesn’t highlight anywhere legally the fair relationship transaction between resident charges (payments) and what specific services (grass cutting/hedge trimming etc) or such cycle of works we are supposed to receive for our monies. This document doesn’t breakdown such expectations and there is nil accountability which has resulted in the dissatisfaction (80%) of the residents living within the estate. As a result of this, it is felt that both Davidsons and now Meadfleet are potentially in breach of contract due to lack of transparency and if communications don’t improve drastically, then I would recommend the residents go public and demand a formal investigation into what’s perceived as an unfair and illegal practice, especially as this has us technically held over a barrel if you don’t comply, [without any form of redress] then a charge can be legally put on individual deeds which would then ultimately impact on one’s ability to sell your bought home [which you own, because your tied in unfairly towards paying for an open space which in reality should be done via local authority as we all pay council taxes] because you personally disagree with the way it’s managed and to add insult to injury, affords the outside public - not living on the estate to enjoy our paid for, open space facility, leaving their rubbish, dog trash, fly tipping etc and yet we the residents, end up being accused, penalised and charged for added maintenance fees without any such redress - scandalous state of affairs and now the residents of Hill top park should unite, speak out and challenge these unfair practices. For the record, this matter has never been about us not paying - it’s about a contract and services being delivered fairly to the satisfaction of its invested residents. Come on Meadfleet, please address and resolve this issue out. 😩
