BEWARE of LETTING SERVICE. If anyone is thinking of using haart to let your property, I suggest you think twice. The property management team never picks up calls and take a long time to response when you email them. Sometimes, they even ignore your email requests. They lied that they have good rating reviews for letting but if you look at the reviews, they are reviews for the sales team, not letting team.

Can I not give a negative score to Haart Barkingside office. I am a landlord renting my property through Haart Barkingside for more than 8 years. Their service in going down and down and down, month after month. We have a full Management service but they do not reply/attend to calls from me, nor our tenants. Then you write to the Property Management Team who are even worst. No reply from 5 emails , with 1 reply which says, "We will look into the matter". No feedback and no follow-up.
Called the Renting line this morning and the person who picked the phone said she is not from Renting and could not answer the queries. She could not transfer the phone to renting team, nor knew anyone who is present from the renting team. She could not even transfer to her boss/manager. Complete mismanagement and staff who don't care.

I use Haart to fully manage my flat, and the assigned manager is Denise Chandler. Unfortunately, both my tenant and I have experienced repeated lack of response from her.

Three weeks ago, my tenant reported a broken boiler. As usual, there was no response from Denise. We then copied multiple other Haart email addresses, but still received no reply.

Previously, when the boiler was repaired, the contractor arranged by Denise charged nearly twice the typical market price. I asked her to obtain and compare quotes from two to three contractors, which is standard practice. Since then, our maintenance requests appear to have been completely ignored.

This level of communication and service is highly unprofessional, especially for a fully managed property.

Avoid.

Had a great experience, with Tony Hallett dealing with the sale. Kept in the loop and informed at all stage.

We are very grateful to these 2 people who went above and beyond to get our sale and purchase see the light of completion. Was a chain of 7 and 6 long months process with hundreds of emails, chasing and updates on which I am sure that, without their implication, we wouldn’t be here today. These people ruined my life and put me in debt! Absolute CROOKS!

I had a water leak for 6 months which i told haart about and nothing was done!
Which resulted in a huge water bill of £1067 that haart have refused to pay!!
They asked me for copies of bills which ive sent and they have fobbed me off everytime. I had videos of the leak and everything. Thames water also contacted me as they could recognise a high water usage and knew there was a leak. I would have just got them to repair it but i dont own the property so it is not my responsibility.
This was going on for a whole year and haart said they would compensate me. They could of even called Thames Water directly and pay the bill and asked for the recordings of the leak- they didnt call them or anything!! Just didnt want to pay the money!

Which has left me in so much money problems as the water is in my name.
They have ruined my life and effected my mental health that i have to take anti depressants because of these people.

Before this i had a washing machine that had broken which i informed haart on several occasions and they never sent noone to repair it or look at it which resulted me in going to the laundrette paying money to have clean clothes. I had to then contacted the landlord directly and eventually it was dealt with.

Thanks for putting me in debt! I have finally submitted this to the small claims court so heres hoping that they will finally face responsibility and compensate me.
How can you say in an email that you will compensate a bill but then you dont ring the company up to pay?!
Absolutely disgraceful how you can do this to people.

I paid holding deposit my references did go through they took my holding deposit and started blamming me at tge end for no reason to make reason for eating my £400 holding deposit they never replied my emails from start and always on phone and never replied in writing I ask many time about documents seems like they doing wrong practices.

My initial conclusion to hart introduction by sartu was an incredible experience. She was helpful

Unprofessional, no communication and shocking. I am a landlord and have been trying to contact their so called property managers for over 2 months now. I have tried to call the number they have given me, it's constantly going to voicemail. I called their branch and no one answers their calls, and goes to a central call centre they take message and never called back. All Haart are there to do is to get your business and their aftercare service is just insane. You would expect for a high street "brand" to be customer focused but far from it. Stay away, landlords and tenants.

Absolutely diabolical company to deal with. DO NOT use this company to rent your property. They give a good talk initially to reel you in. The service they offer is appalling. Definitely would never use again and certainly would never recommend that you use them.

We've just sold our house through Haart Barkingside - the service has been first-class. The marketing of our property was excellent, they kept us informed on all parts of the property sale and checking in regularly, and ultimately took complete responsibility for engaging with all other parts of the chain on our behalf at the end.

Every member of our particular sales team - Alex, Tony and Ruth - were fantastic. We benefited hugely from Alex's extensive experience: for example, at the very beginning of the process, Alex gave us some excellent advice that was crucial to us ending up purchasing the house we eventually did. Tony and Ruth were brilliant at keeping everything running smoothly and seamlessly, proactively handling things that arose and keeping us updated regularly on progress.

We recommend Haart Barkingside without reservation. When I think of all the work they did through the six months we worked with them, and the outstanding quality of that work, I am exceptionally glad we chose them.

We used Haart Barkingside to purchase our new property recently and dealt with Tony Hallett & Mithun Vagdia. They have provided us with great service, quick on responses on both email and telephone. They were very professional in addressing any questions and due to being in a chain there was a lot of chasing required and they made our life easier by being so helpful. When buying a new house and being in a chain it really makes a big difference having agents that are so helpful so I would like to recognise this and say thanks! Keep up the great work guys!!

Update after their response:

In their response they asked me to send to reviews@haart, after i send, the team (who look after aforesaid email) literally forwarded my email to the concern person without considering the confidentiality. Still disappointed that matter is not yet resolved. Turnaround of email is not great. Literally they avoid emails and there is no option to speak to the branch (very unmatchable from this modern remote style). Not sure why strategy team and compliance team is silent on this huge no compliance I have flagged.

Update after their reply below:
I am keen to see what Haart do in this situation when they are aware of breach. Unfortunately nothing has happened so far, and none of the team from Haart side responding on the breach. It is such a shame that just because of very small management fees Haart Barkinside is compromising its brand. Head of compliance should look into this matter seriously

They just act professional but unfortunately not good for tenants. I reported breach of contract but they did not even bother to discuss the breach with myself.

I have flagged a serious health issue soon after I moved into the flat, and now its been six months but they don't even bother to take any action to resolve the matter. Despite the fact that I and the surveyor mentioned the health issue that could cause because of the issue, they don't even bother to apologize for this.

It looks like the issue was already in the flat but I was deceived in the first place just to get myself in the rent contract. I literally have to wait for the month which hit the break clause to give a notice.

I would highly suggest to all tenants to be extra alert as they are not fair while dealing with tenants.

Great help with the sale of my dad's property from Alex, Tony and the team. We were particularly happy with the contact Alex had with my dad during the pandemic to check he was ok and if he needed anything i.e. milk etc. It gave us great peace of mind and made our decision easy when it came to which agents to use once dad was happy to sell.

Scott is professional and very responsive when working together to complete a project. A great member of the Haart team and we look forward to working with him.
