Since moving in our snagging list was minimal and once reported the snags were sorted in great time with no quibble. Moved into my dream home in Fallows Watch two weeks ago, having first visited the development last summer.
Throughout the whole process of buying the property, which was stressful to say the least, Rebecca could not have been more helpful. There were issues and delays with the exchange of a property I was selling to fund the purchase, meaning I could not exchange on the new house by the reservation deadline but she worked wonders, keeping communication going with estate agents for my sale and her directors to allow me more time. At one point, it looked like I might be losing my buyer but Rebecca's professionalism and encouragement kept me calm throughout a very stressful weekend.
Through the whole buying process, I could not fault her; she's very knowledgeable and, if unable to answer a question straight off, would go to the trouble of researching and getting back to me. Over several visits to the development, I have always been made to feel very welcome; kettle is always on and I was never made to feel rushed or pressured.
My home demo visit with site manager Craig was very useful and a couple of small cosmetic issues were sorted before I moved in.
I am very pleased with the house so far and my professional snagger commented that pretty much everything on his snag report was minor and that the house had been built and finished to a high standard. Craig has been very helpful so far with any little problems I've had and has checked in with me several times to make sure all is ok and to let me know when things are being done.
I hope DH recognise what an asset Rebecca is to the company; I cannot thank her enough for her time, patience, professionalism and efficiency.
Poor build quality and customer service
We’ve been in our new Denbury home for 6+ months and while I have tried to remain positive and give the benefit of the doubt to the developer and contractors, I’ve got to the point now where I am just fed up.
What was meant to be an exciting time for us buying our first family home has turned into an incredibly stressful period full of frustration and disappointment. It seems Denbury has been riding on the coattails of Hopkins Homes’ strong reputation, but they clearly don’t operate at the same level.
Our heating system has had constant issues through the winter months. Despite countless visits, it’s taken 6+ months to identify the cause of the issue (leak main pipework column – the same issue as other properties on the development). All the while we’ve had to source alternative heating solutions for our children’s bedrooms, and pay ridiculous heating bills due to the inefficiencies of the modern system that has been installed (investigation from our energy provider suggests this issue has been costing us £100+ extra per month through the winter).
Even without the leak, the fact that the heating system has been installed with no thermostat on the floor with the bedrooms, which are incredibly draughty, has resulted in excessive heating bills - we have to heat the floor below to 24 degrees through the night (when no one is on that floor), to get the floor above to a comfortable 19 degrees.
We have been unable to use our garden since we moved in. Despite assurances that it would be resolved in September of 2025, we’re now in April of 2026 with a mud pit of a back garden (as the fix is now finally underway). A back garden we can’t access from the rear because of the back gate that can’t be opened or shut without causing further damage.
I’ve just been interrupted from writing this review as our downstairs toilet is backed up again due to sewer line obstructions within the development. Something that, although frustrating, is quite funny given how fitting it is at this moment in time.
While the build quality initially looks good and the aesthetics of the house are nice, it’s clear when you dig a bit deeper that corners have been cut. Even the site manager confirmed the stone cill on the very front of our house was of poor build quality, and that he “wouldn’t like to drive up to his house and have to look at it”.
At the time of writing the review, none of these issues or many others that have been reported have been properly resolved. The Customer Care team are slow to respond, can’t confirm when we’ll actually hear back on requests, have people turn up unannounced, and do very little to support you in settling in after purchasing the home.
The senior site team drop in and out when you escalate things, then make promises that the Customer Care team refuse to follow through on. This only leads to more frustration.
While I would take some solace in our case being an anomaly, this sadly isn’t the case. We’ve chatted to numerous neighbours and everyone seems to be having similar issues. What’s even more disheartening is after our initial excitement soon after moving (before all the issues unravelled), we referred someone to purchase a Denbury property (which they won’t pay the advertised reward for), and now have a feeling they will end up going through something similar.
I didn’t really want to write this review, but feel like I’ve been left with no option. I feel bad on the sales team (Alison, Ronnie, and Elliot) because they have always been fantastic in the dealings we’ve had with them.
You’re not just a number with Denbury Homes
All three sales negotiators, Alison , Ronnie and Elliot were extremely helpful. They kept us informed at all times of progress, never forgot to reply to any enquiries . In addition their advice on flooring was extremely good and we are very satisfied with the choice we made. Now that we have completed our move , we are delighted with the house and continue to receive very good service from Ronnie and Elliot ( who are now the on site negotiators) for any issues with snagging etc. Thank you.

The entire process of purchasing our first home from Denbury in Eyke was excellent. The pre established relationships with mortgage brokers and solicitors removed an incredible amount of stress from the process and from first viewing to having the keys in our hands was less than two months. We think we have been very lucky with the developers we chose and Joshua as our sales rep helped at every stage. Thanks very much
Disgraceful treatment
I wrote a review here about my patio doors in June 2025 when I had been having endless problems from day one of my moving into the home I purchased from Denbury homes. The so called head of customer care refused to help and advised I seek a door adjustment privately , despite them adjusting them once again for approximately 4 hours ,with their stock in trade "as a gesture of goodwill " response ,what does that even mean when you have faulty doors that won't lock or unlock or break off their hinges and no one can fix them ?.
Finally I got very angry being told categorically I would not be helped and that the matter was "closed" ,so myself and my neighbour went to their head office upon arrival I told the very polite receptionist that we were to see a director and that under no circumstances would I deal with the "head of customer care " invited to sit in the reception area we calmly did and awaited the person requested ,who should come out ? yes the one I refused to deal with she stood over us ,we remained seated , didn't introduce herself ,I knew it was her as she struck me to be the type of person I had been dismissed by all these months ,I had never seen her before ,after asking her who she was and it being confirmed I refused to discuss the matter with her but she insisted on telling me that she was the " head of customer care " and that she made the decisions and had told me in writing that I would no longer be helped with my doors which at that point had been held securely only by a secondary patio handle lock I had to purchased, for 40 days !
she told us to our faces there were no directors on the premises and that the matter was closed ,I began to raise my voice deliberately as I knew there had to be senior staff present because they had an usher taking a number of people down the adjoining corridor to the offices her receptionist and the usher had to intercept to suggest to the "Head" of customer care to take us into an office ,but she didn't obviously this was causing a scene and eventually we were taken into an office where a well dressed man entered the room and advised that he was a senior director and wanted to know what was happening,I had taken all of my emails in print and the photos of my patio doors with their utterly inadequate security system in place after telling him about it all and his seeing the photos he was appalled,he asked me what I was wanting and I told him I was now having to get new doors fitted and that was going to cost me £2,400 and I wanted a substantial contribution to that cost I had opted for the superior uVPC material I told him that I did not expect to have to fork out that kind of money on a new homes faulty doors ,he agreed and excused himself and arranged for us to have a coffee brought in .When he returned it was to advise that he agreed I should have a contribution to the costs but that he needed to talk to other senior colleagues regarding the amount I did not expect them to pay the full costs as I was replacing wooden doors for uVPC whilst there we asked for some compensation for the stress of this and the saga of my 37 days wait to have an element put into my non working immersion heater which had not been installed correctly and had its warranty negated because when the Baxi engineer came out to fix it ,the Benchmark form was not completed I had no hot water for 7 days ,he agreed he would also discuss this with his senior colleagues.
Ultimately I received £1500 towards the cost of my doors and despite his assurances that what had been discussed in that room would be honoured I never heard from him again and was not told if the compensation had been omitted from their discussions or declined ,I consider this to be disgraceful as I had been through so much and had trusted his word that they would let me know about both considerations I couldn't face dealing with them again as I have some anxiety problems and this whole saga had activated it and I just wanted some peace and quiet to enjoy my home and my pets ,who being pedigree dogs were also put at risk of theft whilst my patio doors could not be locked for 40 days .
The new door company has been brilliant and came out immediately when there was a small problem a week after installation telling me that they considered door issues concerning security of ones home to be an urgent matter and fixed it the very next morning .
So would I ever buy from Denbury homes again ? No I would not all 3 of us in our row have had patio door issues and my neighbour who attended this "meeting" had her doors replaced as they told her she had not reported it enough times ,tiles have fallen off next doors roof and 5 homes in our direct location and our WhatsApp group contacts have reported the same problems with their patio doors too . I do not trust Denbury homes standards or their word and remain deeply disappointed in them .

We had the pleasure of meeting Rebecca while considering a property at Fallows Reach in Little Easton. Although the timing and location weren’t quite right for us, we were extremely impressed with the development and would absolutely consider a Denbury home in the future. The quality of the build, finishes and overall customer service are far superior to other new build developments we’ve viewed.
Rebecca was exceptional throughout. Professional, positive and genuinely helpful, nothing was ever too much trouble. She is a real credit to Denbury.

Denbury Homes really are a disgrace to the Building and sales trades .
Where do I start ?
Went to the office in Cheveley in to be greeted by a sales rep called Sara , her demeanour and body language were awful appearing to look down at us and made us feel like she didn’t want us to buy a property. After a while she agreed to take a property we wished to purchase off sale with a view to us revisiting the site the following Saturday where we would complete the paperwork and pay a £1000 deposit.
48 hours later and after numerous GDPR breaches she then sold the property to another party .
To say we were disappointed is an understatement however we simply thought it was not meant to be .
Since this we have increased our budget by £100000 and bought a beautiful new home from a developer who valued us from start to finish as a customer.
One week later Denbury homes phoned me to say the other buyer had withdrawn their offer and would we still interested , this just says it all about this company.
Anybody reading this review I would suggest you do not consider buying any property from this company.
I myself am a Sales Director for a large company and if I were to let my staff treat my customers in this fashion we would not be trading very long .
In Summary poor attitude particularly by this person Sara , many GDPR breaches, blatant lies and very poor processes .
Currently I’m seeking legal advice especially concerning the GDPR breach as they simply should not be able to trade in this manner .
Wittens Meadow
We have recently moved into our lovely Denbury Home at Wittens Meadow. We would like to thank our Denbury contact Josh who is always immaculately presented, knowledgeable and helpful and a real credit to Denbury. He guided us through the purchase with patience and kindness and deserves a 5 star review.
As with any new home there are snagging issues, but these have all so far been dealt with in an efficient manner by a variety of pleasant tradesmen.
Our only criticism would be that some of the finishing, especially in regard to the decorating & cleaning were not of the standard we would expect of a housebuilder of quality.

Love the house. Only two criticisms. This size of house should have a double oven, and the design of the bath is poor. Overflow is too low to have a deep enough bath.

Josh was absolutely amazing in his perception of what we wanted and needed. We viewed the Denbury Homes Wittens Way, Witnesham new development not really thinking for one minute we would be lucky enough to buy our forever home. Josh gave us all the time we needed over several viewings and was a total support throughout the buying process. Without him it just wouldn't have happened. Farrows Watch - Rebecca - perfection
Having searched for a brand new home for the past 10 months, we have visited a LOT of developments since then. We have met with many sales reps and whilst most of the homes or developments were not for us, we noted the stand out good and stand out bad sales reps. Rebecca at Farrows Watch- Denbury homes, is THE most helpful, professional, knowledgeable and fantastic sales rep I have ever met.
We wanted to look inside the fabulous Sparrowhawk show home at this development as we had our eye on one for sale at another development and were seeing it the next day. We turned up without an appointment just to look around and met with Rebecca. We didn't want to take up any of her valuable time as it was our impromptu visit, but Rebecca was most welcoming to us and absolutely outstanding. Not only did she give us lots of information about the site we were visiting the next day over a cup of coffee and about Denbury Homes in general, she also took the time to contact her colleagues to find out the colour of the kitchen, floor and wall tiles and carpet etc. She made sure her colleague Sara who was dealing with that development knew we were going along with the estate agent the next day.
After the appointment, she emailed us with written details of all the different colour selections that were in the house. We reserved the house the very next day and are waiting for the legals to go through and are now dealing with Sara who is equally as professional, knowledgeable and helpful too.
Honestly I cannot say enough good points about Rebecca as a representative of Denbury Homes. As a Solicitor myself, Ive met many different professional people over the years, and Rebecca is right up there with the best !
