Avoid this company
My partner and I approached Triad Property Group to source a property for Airbnb. We signed a contract and paid a £3,000 sourcing fee, investing most of our savings. After signing with the landlord and listing the property, we were shocked to learn the building had a strict policy against short-term lets, making our investment useless. We were never previously informed by the team at Triad Properties about this issue even tho as stated in the contract we signed with them, they are liable to conduct sufficient due diligence to ensure the deal is viable which in this case it clearly is not.
We contacted Rushuan at Triad Property Group, but over two weeks later, he refuses to offer a replacement deal or refund our money, despite the property being unsuitable for its intended purpose. Thankfully, the landlord is allowing us to exit the contract early, but we’ve been left with no funds and a major setback in our property journey. Avoid this company – it is not legitimate.

At TriadPropertyGroup, we do not check head leases for restrictions, as most buildings with a concierge have some form of limitation. This was communicated multiple times before you proceeded with the deal—including during the introduction call with Miro—and we are happy to provide proof of this. It is your responsibility to conduct your own risk assessment before proceeding, and despite being fully informed of the potential risks associated with flats, you chose to move forward. When the building management later requested your removal, we worked with you to find the best possible outcome and even offered a discount on another deal. Despite your disrespectful behavior and demands, we still made every effort to assist you.
