Subject: Ongoing Issues with Torus housing

I am writing to express my deep concerns regarding my experience as a homeowner in an ex-Torus housing property, which I purchased four years ago. Unfortunately, this decision has resulted in significant challenges that I have faced since moving in.

I have encountered numerous issues stemming from the behavior of neighboring Torus tenants, including:

- Anti-social behavior
- Drug use and dealing
- Pet fouling
- Excessive noise disturbances
- And other related problems

Despite my numerous complaints to Torus—amounting to hundreds of communications—there has been no resolution or acknowledgment of responsibility for these ongoing issues. As a result, the problems persist, severely affecting my quality of life.

Additionally, I have attempted to sell my property; however, due to the persistent negative behavior of Torus tenants, I have been unable to do so. The existing records now make it challenging to present my property favorably to potential buyers.

Never got a good job done.always back n forth with them.but they want the rent full at the end of the month.its been a year had to build a wall.is not safe for my child plus the back garden floor is cracked nothing fixed it.everytime they send workers to do half job and say will get back and never heard again.wish know better before take house from them.i love the property but I hate the fact when is come to repair they r very poorly on that.they don't do what meant to be done.as they can't find solution the best place for me to get help is to call council and explain what is affecting us.as all summer my child and I we couldn't enjoy our back garden even to go put the bin in alleyways is not safe as the door stuck.hope they will listen to customer one day and do better job.🤨🤨

I live in a bungalow. Try to get help with access to toilet ( wheelchair user) was told in no certain terms, ( No) they left me to struggle trying to gain access. In a word I am now looking for different landlord " stay away if disabled / parent who is disabled , dreadfully housing group

Next door property own by Trous in Warrington. Their roof gutters are old and leaky. Had complaints since Dec 2024 and until today 01/09/25 they never sorted. Their complaint system is one of the waste process.
They sent few times their contractors (unprofessional) who can’t find the issue while the weather is dry for a week or so. Today again was raining and the roof gutters were overflowing and causing flood in my property.

Multiple complaints made over a 5 month period about fly tipping onto local land by a Torus resident, drugs den erected by youths on local land and filth and garbage furniture on display in front gardens of properties.
5 months on and nothing has been done about any of it.
Communication is terrible and comes across like they do not know what they are doing even addressing me by a completely different name.
I am now taking it to the housing and environmental health ombudsman as it is just plain neglect of decent people who have to suffer all this in their area.

Appalling, all I can say is I have had to take legal action 3 separate time in less than 5 years for them to do the jobs to keep the property in line with building regulations etc

get skilled workmen instead of jobs for the boys, absolute cowboys

Absolutely crap despicable housing association being wheelchair user, trying to get help is non existent, only interest take your rent and being polite .take it from my experience the worst customer experience you will ever have, in short. don't put disable person or family /friends in the housing I for one looking for swop/exchange steer clear you have been warned.

Struggling to see what the £125pm service charge is for, Car parks a mess (Full of Weeds), Not once have I seen anyone from Torus/HMS do anything, Windows don’t get cleaned, All they do is Hoover the hallways once in a while, You add that up for 47 Apartments a month, £5875, Build new apartments and they look a mess, It just doesn’t add up.

Liam the carpenter was a really nice man and did quickly and efficiently as do all the tradesmen who have been doing my repairs

I started my application in early February, but almost 2 months, there’s been no progress. The Mortgage People kept asking for more documents and constantly requested phone calls, which almost caused me to lose my job. I really hope things can be more transparent and that the process speeds up.

Absolutely disgusting with the way they treated my son.
Thinking about taking legal action against torus.
Who in the right mind let's a person stay in a flat with a violent neighbour threatening to kill my son and me.
What a surprise torus can't do anything about it.
They had a meeting yesterday to discuss the issues with the neighbours
23 complaining about them.
Apparently nothing torus can do
So what we have decided is that my son is going back to his flat.
All we need is a list off people who seem fit enough for my son to go back into unsafe environment.
Definitely going to sue the people in the meeting if anything happens to him.

Wouldn't even give them 1 star. My dad was living in his car for 6 months over winter in the snow aged 79 with a heart condition ..and torus only put my dad on a band D. Claimed he wasn't homeless because he had a car to live in and there was a housing crisis. They was no help watsoever just kept fobbing him off passing himfrom pillar to post ..
My dad is 79 years old with a heart condition. .. Worked all his life and said they cannot help him and go seek private landlords.
Torus don't care about there own town people at all. ...

I've been with torus since the beginning of 2019, im incredibly happy with the home I applied for, and have loved every moment in it since. Torus have helped my family from the start. it's sad to see so many bad reviews because honestly I've had nothing but positivity from them, I'd separated from my ex husband and was needing a home for me and my 8 year old autistic child, I applied for a three bedroom and was offered it. I obviously chose a three bed so I was able to accommodate my son's needs and therefore i chose to pay the extra room tax and was happy to do that. Whilst renting these past few years torus have put me through courses to help me get better work and have a better life, I've always worked but due to being alone with no family only part time. Torus put me through for my class 2 licence and then later on my class 1. They funded the whole thing. Not many ppl get that chance in life but they gave me one. I lost my parents at an early age and have always had to rely on myself. This was an opportunity of a life time! They've helped me work towards having a much better life, and comfortable life. Because of them I'm no longer missing meals or struggling. They do all sorts for there tenants in regards to training and helping them live happier lives. I will forever be grateful for the opportunities they have given me. I have a beautiful home my son is happy and I'm happy, and I now have so many possibilities for a career. I couldn't ask for much more! Thank you torus you have made mine and my son's life so much better!

Next door property is own by Torus in Warrington. Having issue for the past 2/3 years with the roof gutter leak from their side. Been raised with my neighbour but there is no resolution, no repair done. First time I spoke 0800 678 1894 today, raised directly with Torus after not hearing from them, but someone was really rude. For now I am leaving 1 start until this matter gets resolved.

This issue is giving us mentally stress.

Was offered a 2 bedroom ground floor apartment but due to me having a dachshund (non registered) therapy dog my offer was declined, I have been on the waiting lists since 2019 due to ongoing issues with the tenants above me resulting in court action placed this year. I have attempted/contemplated suicide on multiple occasions due to increased anxiety attacks and lack of sleep. When this housing association advertises homes they really need to stress the terms and conditions of their future tenants.

Get better work men i have been in this property since march the windows u can put ur hands down them taps loose shower rail hanging down drain in the bathroom stinking the whole property out work men not knowing what to do and there plummers neighbours from hell i cant wait to get away from this vile company my mental health has really gone down since iv been with these horrible housing they must be the worst housing in merseyside in fact i no they are

Wish we hadn’t have bought a shared ownership with them. Buying a home is stressful enough but the directors are an absolute waste of space. We have been waiting and waiting for our completion paperwork to be signed and they don’t even know if and when the directors will decide to flaunt in and grace the offices with their presence.

These people are criminals. They take the money and treat their tenants like dirt. 6 months my home was in disrepair due to a faulty circuit board, leaving me with erratic electric supply to my sockets.
Now my boiler has packed up and it has been 3 days of them promising to send someone out and still, no engineer has even looked at the problem!
I feel like an ant trying to stand up to a boot! Nothing I can do because your complaints just get ignored!
They are vile! How are they even allowed to stay in business with this many complaints against them??
