I am the landlord of a property that was rented through Tijdelijk Twee Woningen.

The tenancy ended more than two months ago, and the tenant’s deposit has still not been returned. As the landlord, I have confirmed that there is no damage or other reason to withhold the deposit.

Despite repeated requests to return the tenant’s money, we have received no meaningful response. Our WhatsApp messages and calls are not being answered.

After seeing the many other reviews here reporting similar experiences, we are extremely concerned. This cannot simply be allowed to continue.

We are now starting legal proceedings regarding the withheld deposit, and we also intend to bring this situation to the attention of the Dutch media.

The more affected landlords and tenants who come together, the easier it will be to establish the scale of what is happening and take appropriate action.

Wrongful advice. Bank approvals that never come. Deposit never returned. Calls and messages ignored. The owner is a total scammer. Managed to get a call a couple of months ago and assured me he is still in business. I really doubt that. Not answered any more calls or messages since then.

As the owner of a property that was rented through Tijdelijk Twee Woningen (TTW), I am unfortunately unable to recommend my experience.

My concerns relate primarily to communication, transparency regarding deposit administration and the handling of tenant deposits after the end of a tenancy.

A tenancy in my property ended on 31 March 2026. The contractual deadline for repayment of the former tenants’ deposit has since passed and, at the time of writing, neither the former tenants nor I have received confirmation that payment has been made.

In addition, I have repeatedly requested information regarding the administration and management of tenant deposits and, despite multiple written requests, I have not yet received substantive answers to those questions.

As a result, I have sought independent legal advice and the matter is currently being addressed through legal counsel.

Do not trust E. M. or his company! He will take your deposit and never return it. Work with any other company.

Niet mee in zee gaan. Zowel mijn huurders als ikzelf zijn maanden bezig geweest met borg terugkrijgen.

We rented a property via Tijdelijk van Huis and paid a €3,000 deposit before the start of the tenancy.

The deposit was invoiced by them and paid to a bank account in the name of Tijdelijk Twee Woningen. Communication was handled through tijdelijkvanhuis.nl.

After the tenancy ended (1 December 2025), a final inspection was carried out and it was confirmed in writing that the property was returned in good condition and that no part of the deposit would be withheld.

According to the contract, the deposit should be returned within one month.

Despite multiple requests, a formal notice of default, and involvement of a collection agency, the deposit has not been returned.

At this stage, the company is arguing about which legal entity is responsible, even though they invoiced, received, and held the deposit.

Based on this experience, I would strongly advise future tenants to clearly verify:

which legal entity you are dealing with,
where your deposit is held,
and under what conditions it will be returned.

We moved to another house and are still waiting to receive our deposit back. According to the contract, the deposit should be paid in 2 months. We didnot receive our deposit back, there is no answer from our mails, sms, whatsapp messages and calls. Do not select them, do not trust him!

Precies dezelfde ervaring als anderen op deze website. Huis verhuurd via Erik, zonder overleg heeft Erik huurders de borg op zijn rekening laten storten.

Er volgde een hele onaangename discussie toen ik zei dat ik de borg op mijn rekening wilde. Bovendien zou Erik de toestemming van de verhuur regelen bij de bank, wat hij nooit heeft gedaan. Ik heb uiteindelijk zelf alle documenten moeten regelen en op moeten sturen, ondanks dat ik Erik 500 EUR heb betaald om dit te verzorgen inclusief het zoeken van huurders.

Nu, 2 jaar later, wordt de borg uiteraard niet teruggestort, telefoon niet opgenomen, emailadres werkt niet meer en website is offline. Dit bedrijf stond in de lijst met aangeraden bedrijven door de ABN, hoe kan dat nou!

I am one of the landlords renting out a house through Tijdelijk van Huis / Excellent Concepts B.V. (KvK 57682283). Initially, everything went smoothly, but when it came to returning the deposit (€3,000), problems began. No contact, no answering the phone, no responding to emails. Only after several months of payment reminders was I able to recover the deposit.

I advise you to be careful with this company!

This comment is my own opinion based on my experience.

I had to rent out my home due to a long-term work assignment abroad. Since I still had an active mortgage, I decided to work with Tijdelijk van Huis. Initially, their service seemed professional and responsive, but everything changed once my property was actually rented out and they got the deposit and the fee. From that point on, they stopped answering phone calls and emails altogether.

It has now been three months since the tenants moved out, yet Tijdelijk van Huis is still withholding the security deposit and not answering my calls. What’s even more concerning is that this isn’t the first time this has happened.

I strongly advise against trusting this company.

Tijdelijkvanhuis.nl failed to payback the deposit even though the owner approved it right after the rental period. Three months followed with numerous phone calls, emails, and lots of empty promises and broken commitments to me and to the owner of the house I rented. Only after sending a registered notice of default, which wasn't accepted but was legally considered received, I finally got my deposit back after three months. I advise to never do any business with this company.

ZEER ontevreden over deze makelaar. Net als hieronder beschreven houdt hij onze borg achter die allang terugbetaald had moeten worden (4 maanden later). Hij houdt ons aan het lijntje en geeft steeds aan dat hij het gaat doen of dat hij ons terug gaat bellen, niks van waar dus. Inmiddels neemt hij niet meer op en reageert ook nooit op de mail. NOOIT zaken met dit bedrijf doen, ik wil jullie graag waarschuwen.

Update: Na klachten ook in te dienen bij pararius heeft pararius de aanbieder toegang tot hun website beperkt. In de 24 uur daarna werd de borg terug overgemaakt met erg weinig reflectie op de gemaakte fouten door opnieuw onwaarheden en excuses te verkondigen.

Wij hebben onze woning in Utrecht gedurende twee jaar via Tijdelijk van huis (ook bekend als tijdelijktweewoningen.nl) verhuurd. De huurders zijn inmiddels vertrokken en de eindinspectie is uitgevoerd. Volgens de huurovereenkomst zou de borgsom binnen acht weken worden terugbetaald.

Die termijn is inmiddels ruim verstreken. Ondanks meerdere herinneringen per e-mail en WhatsApp hebben wij geen reactie ontvangen en is het bedrag niet overgemaakt. Zowel wij als de voormalige huurders wachten al weken zonder enig teken van communicatie.

Wij vinden dit zeer onprofessioneel en onacceptabel, zeker omdat zij bij ING, onze hypotheek verstrekker, als aanbevolen tussenpartij genoemd stonden.

Do not hire or rent your apartment via this company. They take your deposit during beginning of tenancy and will not return back even though landlord has asked them to return back the deposit to tenants
