Great application, easy to use and quick customer service. Just not very clear about certain specific questions which renders it confusing at some point, and might take more time to get fixed later if answered wrong.
It's also a little expensive!
However this system gave me the opportunity to rent an apartment even having a short limited contract with my company, something almost impossible in France.

Be careful with contract renewal practices
I am sharing my experience to warn other tenants — especially international students — about SmartGarant’s automatic renewal and billing practices.
At the end of my initial guarantee period in April 2026, SmartGarant repeatedly attempted to automatically charge me €286 for an additional full year of coverage, despite the fact that I was not planning to remain in the residence for another year.
When I contacted customer service to explain the situation, I was told that I would still need to pay for the full year upfront and then request a refund for unused months of coverage. The refund would also be subject to a mandatory €60 fee.
After several unsuccessful exchanges with customer service, I directly contacted the residence manager who agreed that renewing the guarantee was unnecessary in my situation and contacted SmartGarant herself to confirm my departure date and request that the renewal be cancelled.
Despite this SmartGarant’s system continued attempting to debit €286 from my account for the following three days.
Only after I contacted customer service again to explicitly request cancellation of the €286 charge did SmartGarant stop the annual renewal attempts and issue a prorated invoice of €23.85 for May 2026.
Before contacting SignalConso, I made several attempts to resolve the issue directly with SmartGarant explaining that:
• the residence manager had explicitly agreed by email that renewing the guarantee was unnecessary,
• SmartGarant had been informed that the lease was ending,
• the rent for May had already been fully paid before the start of the new guarantee period, leaving no financial risk to cover.
Despite this, SmartGarant continued demanding payment and warned that the case would be referred to their recovery services if I refused to pay the €23.85 invoice. Only at that point did I decide to report the matter through SignalConso.
Although SmartGarant argues that the lease formally remained active until May 31, I found the overall experience unnecessarily difficult and aggressive for such a situation.
All statements above are supported by written email exchanges and evidence.
--- UPDATE in reply to SmartGarant's response ---
- The €286 Charge: While you state the annual renewal was cancelled by your teams, it is important to note that several payment attempts for this amount were made before the issue was resolved, forcing me to block the payment method to prevent the charge from being processed.
- The Absence of Financial Risk: Relying on contractual technicalities to enforce a charge for May 2026 is unreasonable, especially since neither a contract renewal nor an extension was ever requested. A financial guarantee exists solely to mitigate risk for the landlord. Given that the rent had already been paid in full in advance and the residence manager formally confirmed that your service was not required, there was zero financial risk left to cover. Insisting on payment under these circumstances demonstrates a lack of operational flexibility.
-It is difficult to reconcile your public invitation to a "constructive and amicable" discussion with the formal notifications I received privately, which warned of recovery services over a €23.85 balance.

We are sorry to hear about your experience and would like to provide some factual clarification regarding your situation.
Your initial SmartGarant contract covered the period from 05/01/2025 to 04/30/2026. As this date approached, our system automatically generated an annual renewal proposal, in accordance with the contractual process applicable when the lease is still active.
Following our exchanges with you and after receiving information regarding your departure, this annual renewal was cancelled by our teams. No annual charge of €286 was ultimately maintained or collected.
The only remaining amount due corresponded to the month of May 2026 (€23.85), as your lease and occupation of the property ended on 05/31/2026. In accordance with the contract, the guarantee therefore remained active until that date.
The fact that the rent had been paid in advance does not automatically terminate the contractual guarantee, as the coverage remains linked to the effective duration of the lease and occupancy of the property.
Regarding the exchanges with the residence management, these communications were indeed taken into account and allowed us to process the cancellation of the annual renewal. However, they could not retroactively cancel the coverage applicable for May 2026, which corresponded to the actual lease period.
We also dispute any allegation of abusive or aggressive practices. The reminders sent concerned exclusively this contractually due and unpaid monthly amount.
We nevertheless remain available to discuss the matter with you in a constructive and amicable manner.
