You're better off finding an independent advisor who will look after your best interest. With NHM Scotland different employees deal with you at each stage of the process. The information passed on to them often gets missed, misunderstood or not noted down. If you are looking for a personalised service then look at your local independent advisor.

Our experience with NHM Scotland could have been better but it was not. They did not care or try to make it better. Even their Managing Director (Gerry) did not take us seriously. Was meant to contact us on the 18th of March '25- it is the 13th of April '25 and we did not even hear a single apology.

In terms of what went wrong....I am not even sure where to start... Our journey with NHM Scotland began in the summer 2024 when we first expressed our interest in a new build. Our Sales Exec gave us details for NHM Scotland. For convenience, we decided to contact them, and they got us an AiP.

Between August and November 2024 - while we were waiting for our plot to be released for the reservation. We were receiving calls from NHM. a minimum of twice a week (day and evening) asking us for updates from the developer. This reached a certain point where it almost came across as borderline harassment and we were feeling overwhelmed by the continuous calls. We complained to the developer. Even after the complaint, NHM. kept bothering us for few more days. Eventually, they gave us some peace (for few weeks) until our plot was finally ready for the reservation. This should have been a big RED FLAG for us. Yet, we ignored it. Please do not do the same thing.

Fast forward to December 2024 when we finally were able to officially reserve our Plot. Within seconds NHM. were on us within days we had an appointment with a mortgage advisor who applied for a mortgage with HSBC. As this was around Christmas time he did say that it might take a while for the bank to process the application due to the festive break.

Going back to mid-January, the progress with the application was very slow. There was a lot of going back and forward sending our documents, and explaining the same things over and over again. Banks have their own ways of verifying information and documents, this is understandable. Especially since our circumstances were atypical.

Around mid-February, after a lot of going back and forward, we felt that something was not right. Again, the developer started getting impatient, we were getting stressed and we expressed that we would potentially like to look at another provider - we were ignored.

A few weeks later while we were on holiday, we got called by our mortgage processor. This was Friday, she said that we had 2 hours to send additional documents as they wanted to close our case. Again, we were in a different country but done our best to supply the documents. She promised us that the decision will be made by Monday. Monday came and we were ignored... few days later we said that we wanted to look at another mortgage provider.

Then, sometime later, XX our mortgage advisor called to say that HSBC would not be processing our application. Did not state a reason. He said nothing to worry about we move forward and find something else. He was going on Holiday I believe it was from Friday to Monday. He said that when he is back on Monday he will get on our case straight away and keep us up to date. Again, Monday came, Tuesday came, Wednesday came...we heard nothing.

Our developer contacted NHM. and asked them about updates on our case, and then we heard from XX who said that he can't find any deals because the stamp duty is impacting a lot of people (?).

Anyway another week later with zero communication, our developer had to contact NHM. again, and at this point, Gerry the MD was gonna call and speak to us. Messaged us after 5pm saying that he would call us after 5.30pm...we cancelled our dinner plans and waited and waited... once more we were ignored. The next day at 9 am, XX (mortgage advisor) called us to say that he couldn't find any deals for us and that we should apply to the banks ourselves, and they couldn't help us.

At this point, Gerry still did not even attempt to contact us or apologise. Or even attempt to close our case in a professional manner.

We are not upset about the fact that we did not get a mortgage via NHM Scotland but we are upset because of the POOR CUSTOMER EXPERIENCE and the way they messed us about.

Thankfully, we found a new Independent advisor who secured us a mortgage offer within a WEEK.

At the same time NHM Scotland were still calling us to ask if we wanted to take the insurance with them.... not sure how to comment on this one...

You can interpret this story however you like but for us, this experience was not handled professionally. From beginning to end...

Smooth and quick process. Good communication throughout the process. Assisted in getting our mortgage sorted swiftly with a quick turnaround of selling and moving.

This was our third time using NHMS services to get our mortgage and like the first 2 times every thing went seamlessly and was turned around super quick. This was my second time working with Helen who is an amazing mortgage adviser and was super prepared for our meetings and made the process stress free for us. We also worked with Jade who helped progress the mortgage application and overall it was a great experience yet again with NHMS. Will definitely recommend.
