Do not use!
I have never left a review before but I am hoping the seller of the property New Railway Cottages reads this and changes agents. I have tried to see this property a few times now, the first time was in July, I sent a request for a viewing and I didn't get a response for weeks. Finally got a viewing booked in August (so this took a month) and then they couldn't do the viewing on the day?! I decided not to go and see it as I was so annoyed of being messed around.
I did decide to try again last week, and once again I have given my availability for a viewing and Karl has not got back to me again.
Generally shocked at how bad the experience has been.

From start to finish this has been the most efficient, respectful and informative process I could have asked for from Martin and co. The professionalism of the team at egham especially Jasmine Gahunia has been of the highest standard and I’ve so much gratitude for the way it’s been handled. All stress and worry was taken care of and left me convinced my best interests were at heart. Even with it being at Christmas the speed at which it was all done shows exceptional standards. Would recommend this company and team to anyone looking to rent, buy or sell.

Poor experience
We never had a single issue with this agency for three whole years. Regular property inspections were carried out every six months, we kept the house in good condition, paid rent on time without fail, and thoroughly cleaned the property the day before returning the keys.
The problems only started once we moved out. Since mid-November, they have been attempting to unfairly deduct from our deposit, claiming damages that simply do not exist. The property was left in the same condition as when we moved in. We repeatedly asked for proof of these alleged damages, and the only evidence provided was a few very questionable photos of areas that had clearly been cleaned.
On top of this, the rent was increased every year by £40 — from £780 in 2023 to £840 in 2025 — and the same flat is now being advertised for £920 across all platforms.
Overall, this has been a very disappointing experience. I would not recommend this agency. New tenants should be aware.

A genuinely awful agency — save yourself the headache
This company has been the single worst letting agency I’ve dealt with in the UK. They placed two tenants in my properties, and both turned out to be complete disasters. The tenants they “vetted” trashed the homes, left me with huge repair bills, and in one case I lost more than a year of rent while going through a lengthy legal process just to get my own property back.
And throughout all of this? Zero help. Zero accountability. Zero support.
To make matters worse, they had the audacity to charge me over £500 in admin fees before releasing a deposit that was worth less than half of that. Utterly shameless.
Their tenant screening is worthless, their communication is almost non-existent, and when things go wrong (and they will), they vanish.
This agency is negligent, unprofessional, and an absolute liability.
Avoid them at all costs.

Atrocious service. I've had 5 appointments for a valuation and each time it's either been cancelled or the estate agent just hasn't turned up with no explanation. Given up now. I'll use someone else.

I don’t even rent through this agency, yet a leak from one of their properties has caused damage to mine. It’s been over four days, and they still haven’t arranged a plumber (I’m still waiting).
When I called, “John” was unbelievably rude—constantly interrupting, saying things like “FYI this” and “let me just tell you the situation,” without letting me speak. The entire interaction was hostile and dismissive.
This has been a horrible experience, and I sincerely hope you never have the misfortune of dealing with these unprofessional, negligent people.

Extremely disappointed and upset with Croydon branch!!!
I agreed a price to find my tenants only and asked if there were any hidden costs, to which they said no. Then a month later they added on VAT after it was not even mentioned at the meeting.., then waited 2 long months to find tenants. Then added on a mountain of extra costs (which was needed but by no way cheap) including £408 to clean the property!!!! They offered this service but I thought it would be around £60 as the whole house was brand new and refurbished, bathroom unused, new floors etc. They should have warned me of how high these extra costs were especially after I was offered a payment plan solution BEFORE adding that on because of how expensive all the other extra costing was. In keeping this information I don't believe they have the customers best interest at heart. I wouldn't recommend them and I feel utterly horrified, I can't even face my invoice let alone think about paying it. I don't appreciate the lack of transparency and I feel completely painted into a corner. I'm so glad I didn't opt to do full tenancy service, God knows what else they would have sprung on me

Would give 0 or negative rating but unfortunately 1 is the lowest I can give. The flat was given to us without any in person viewing ( I had to accept it because I was relocating from another city). It was dirty and seems like they put little effort in cleaning the flat before handing over.
All the lights are flickering and when asked to change, they refused saying its our problem.

Zak at the Huddersfield branch is such an asset to the company. He spent a lot of time assisting me with properties to let on a Saturday afternoon, close to closing time (sorry, Zak!). I'm only leaving one star because I can't leave no stars! Contacted the Saltaire office trying to book a rental viewing for my mother, bearing in mind she is 78 and a non-driver. I was told that I couldn't book a viewing after 4pm or on a weekend! When I explained that I travel to the US frequently and would find it hard to take my mother to a viewing under these circumstances, was told that I should book time off work! What a shocking way to run a business and teh person on the other end of the phone couldn't have been less inerested if she tried.

Dear Sir/Madam,
I am writing to make a formal complaint regarding the way my application for the property at 26 Heron Street has been handled by Martin & Co and Letting Hub.
Throughout this process, I have experienced significant stress and frustration due to poor communication, lack of support, and repeated failures to respond to my requests. Despite providing all required information and doing everything asked of me promptly, I feel that my application has not been managed fairly or efficiently.
On multiple occasions, I have requested call-backs, yet I have not received a single returned call. Instead, I have repeatedly been forced to contact your teams myself, only to be directed from one person to another and asked to resend information that I have already provided. This has created unnecessary delays and distress, and it is simply not acceptable.
I believe I have fulfilled every requirement asked of me, and there is nothing further I can offer to support my application. The lack of proactive communication, accountability, and customer care has left me feeling ignored and unsupported during what is already a stressful time.
I kindly request that this complaint is acknowledged in writing and that my case is reviewed urgently. I also expect clear communication and prompt updates going forward, including a resolution regarding my application for 26 Heron Street.

As a landlady for over 20 years this is comfortably my worst experience. The letting agent at the Leicester office was rude and patronising at times. Incorrect AML checks for which there was an expectation the landlord would cover the costs. Slow replies to email and requests often not actioned. Questionable GDPR compliance with attempted validation through loose loopholes. Overall a stressful experience which is concerning when you pay for a service to take away the stress!

My senior and unwell mother suffered a flood after a leak in the flat above. The tenant warned the landlady via the estate agent that a pipe was about to burst but nothing was done. Martin and co staff were extremely rude . One member went over my request to leave my mum alone that day as she was distraught and is unwell but she then telephoned her! NO consideration for a senior citizen or a request to not visit her that day. She still hung around outside her flat and involved others to intimate my mum to give her access.
