Absolutely terrible experience. I would strongly NOT recommend this host.

The accommodation was supposed to include parking, and we followed the parking instructions and arrangement provided by the host. Despite this, we received a parking ticket.

What is even more unacceptable is that the host has refused to take responsibility for the problem. We were simply following the parking arrangement provided to us, yet we were left to deal with the consequences ourselves.

Instead of enjoying our trip, we had to waste a huge amount of time and energy repeatedly communicating with the host and Airbnb just to try to resolve a problem that should never have happened.

This caused unnecessary stress and seriously affected our trip. What should have been a straightforward stay turned into a frustrating and exhausting experience.

The way this situation has been handled has been extremely disappointing. A host should take responsibility when guests encounter problems caused by the arrangements they provide, rather than leaving the guests to deal with everything themselves.

I would strongly recommend avoiding this host and looking elsewhere. Based on our experience, I would absolutely not stay here again.

Dreadful.
We had a 2 bedroom apartment booked for 3 nights for my disabled wife, and small dog. Our weekend was booked to celebrate our Ruby wedding anniversary. On the morning of our booking I called to emphasise the need for a lift and to accommodate a small dog, which was agreed. So off we set driving 130 miles to Belfast..last minute we were notified that the booking had been cancelled. I cannot believe the shocking way we were left hanging without any help. Despite numerous calls the company refused to engage, to return my calls or in the end to even take my calls.
We had no alternative but to return home that evening. Absolutely shocking treatment.

Stayed in there apartments in Dubai views were great location was great place was spotless.

Excellent stay from start to finish. The apartment was spotless, well-equipped, and exactly as described. Great location, smooth check-in. Highly recommended, and I would happily stay here again.

All apartments are superbly located throughout Belfast, offering an excellent combination of convenience and accessibility. Luxus Accommodation provides exceptional service, ensuring a smooth and hassle-free experience with easy self-check-in procedures. Nothing is too much trouble for the staff, who are always accommodating and attentive to guests' needs.

Avoid like the plague. Cancelled our booking the day before. When I asked why they blamed air BnB but air BnB said they requested it. Jokers

We chose this property Tobela House managed by Luxus via booking.com because it was advertised as "Ultra Luxury" and, at first glance, it certainly looks the part. The house itself is spacious, attractive and in a good location, and we still enjoyed our family holiday. However.....

Unfortunately, our experience was that it flatters to deceive. However, the overall standard fell well short of the premium experience we had paid for. During our stay we encountered a long list of maintenance issues, missing equipment, poor attention to detail and several safety concerns that should have been identified before guests arrived.

Examples included travel cots and highchairs that had been confirmed before arrival but were not ready on arrival, one highchair with a broken safety harness, only one key for a property sleeping ten guests, faulty lighting throughout the house, blocked shower drains, mould in one shower, missing or broken fixtures, inadequate dining chairs and cutlery for the advertised occupancy, and several appliances that either didn't work or had no operating instructions. We also discovered that information provided before arrival about the coffee making facilities was inaccurate.
Individually, many of these issues were relatively minor. Collectively, they became a continual source of frustration and were simply not consistent with accommodation marketed as "Ultra Luxury".

Following our stay I provided the owners and letting agents with a detailed, room-by-room schedule of observations, together with constructive suggestions for improvement. Regrettably, the owner/agent declined to engage in any meaningful discussion or offer any form of goodwill or partial refund.

As we made the reservation via booking.com, they felt obliged to apply a small credit to my account as a gesture of goodwill.

This property has enormous potential, but in its current condition it does not, in my opinion, justify its "Ultra Luxury" description. I hope future guests find this review helpful when deciding whether it offers the standard they expect for the price charged.

Very poor experience with Luxus Accommodation.

After our stay, the host contacted us with a photo of belongings they said were in their lost and found. We replied the same day confirming the items belonged to one of our team members and asked for them to be returned. We also offered to cover any reasonable costs for packaging, postage and time.

After repeated chasing (Messages being ignored), a parcel was eventually sent. However, not everything shown/discussed was returned. A coat worth £200 and aftershave were missing.

When we questioned this, we were told the coat had been in their lost and found but was no longer there (Which was very confusing as they had just sent a picture of the coat days before). They then relied on terms and conditions saying they are not responsible for belongings left behind.

In my opinion, that completely misses the point. They contacted us, confirmed they had the items, sent a photo, asked what we wanted done with them, and then not everything was returned.

The communication throughout was poor, dismissive and, in my opinion, rude. We had to chase several times for basic updates, and when the missing items were raised, there was no real accountability for property that had been confirmed as being in their possession and then went missing.

Based on this experience, I would not recommend Luxus Accommodation, especially to contractors, businesses or anyone relying on professional handling of issues after a stay.

Scam avoid. Booked and paid for an appartment via booking.com. Got a Whatsapp message a few days before saying there was an issue with the apartment booked and we would need to move to a new apartment. When we went to retrieve the key from the lock box it was empty. Called the host multiple times for 2 hours then had to book into alternate accomodation.

Brilliant service, amazing apartment with great views

Like most of the reviews here texted me the day of arrival to say the apartment I had booked was not available due to maintenance issues, oddly they sent the text within minutes of me paying the additional security deposit. They offered another apartment in a different location but did all this via WhatsApp and avoided messaging me via booking.com who I had made the reservation with. I turned down the offer and contacted booking.com

Best accommodation in belfast. Excellent service and the cleaning was impeccable. Highly recommended

It was a good place.
We haven’t had any problems aside from the heater which was resolved immediately anyway.
Everything was good. Highly recommended as it is near the city centre as well.

Cancelled day of stay, seems we aren’t the only ones this has happened to. Were no help whatsoever not even a phone call back. Removing people’s reviews as well that state the truth!

Cancelled accomodation on the day via an AI generated message and refused to answer calls or emails for in excess of a week now. Claimed damage deposit funds, then refused to refund despite cancelling accomodation on their end and failing to offer an alternative solution whilst still advertising other properties. Avoid at all costs.

Used this provider through booking.com They cancelled our accommodation on day of check in without offering any alternative leaving us stranded. They then refused to answer any calls or messages.
Update 30/08: They called. Advised what happened to property, gave an explanation on why the calls weren’t answered. Acknowledged that it wasn’t good enough. Also offered a complimentary stay the next time we’re in Belfast.

Apartment was clean and well equipped.
Strong smell of smoke in one of the bedrooms, despite being a non smoking property. It's describes itself as 6 person apartment but the two beds are queen size and the sofa bed was very uncomfortable.

Lovely apartment very clean great location. 5 minute drive from the train station and walking distance to shopping and pubs
