Dreadful
Dreadful. Literally lost for words with how unpleasant and unprofessional they are. The amount of terms of lease, companies act 2006, high fees, inflated prices for works carried out, ignored correspondence, not notifying owners of AGM meetings and purposely excluding owners from these. Even when confronted with evidence there is no accountability, no transparency and a disgusting manner in how they speak to clients. Avoid at all costs.
As predicted Homestead's response to this review states that of course they didn't exclude me from AGM invites. They even attempted to block this negative review that Truatpilot rejected. The evidence states different but this is what I have been faced with throughout their management. Unable to take responsibility for anything.

Homestead acts strictly in accordance with the instructions and decisions of the Directors of the Management Company, who are responsible for overseeing the management of the development on behalf of all leaseholders. We take our obligations under both the lease and relevant legislation very seriously and always seek to act professionally and transparently.
The claims that leaseholders were deliberately excluded from AGM meetings are categorically untrue. AGM notices and communications were issued in accordance with the Management Company's requirements and there was no exclusion of any owner.
We also reject the suggestion that correspondence has been ignored or that works have been deliberately inflated. All expenditure is considered and approved in line with established procedures and governance arrangements.
We appreciate that not all parties will agree with every decision made by a Management Company, however we believe it is important that public reviews accurately reflect the facts. The Directors of the Management Company have consistently expressed satisfaction with the services provided by Homestead.
Should you wish to raise any specific concerns, we would encourage you to do so through the appropriate channels so that they can be properly investigated and addressed.
Awful company
Just a terrible company to deal with. Provided proof my windows hadn't been cleaned for over a year despite paying exorbitol service charges. Was dictated that only £30 would be credited covering 4 months despite evidence from tenant. If they spent half as much time looking into issues than they did with long winded narcessistic responces they might get 2 stars.

We are disappointed by this review, as our team made every effort to address your concerns reasonably and transparently. We acknowledged the issue with window cleaning during a contractor transition and issued a £30 refund to cover the period in question.
We requested full, untruncated email records to thoroughly investigate your additional claims, but we were unable to proceed productively. While we are sorry that this resolution was unsatisfactory to you, we remain confident that our actions were fair and in line with our responsibilities.

Freya Allen dealt with my case right from the start and handled all of the many enquiries from the buyers solicitor. I can honestly say Freya is an asset to the company! Nothing was too much trouble! Enquiries were always answered promptly and professionally and I was kept in the loop at all times. Homestead have been our managing agent for over three years. They have tailored their service to the specific needs of our block and we have found them to offer a solid and responsive service. We work closely with the local agent, but have the wider team of experienced specialists to advise on all matters, and that has been invaluable. Alongside the day to day maintenance we have a series of long overdue building works and repairs underway that are the result of years of mismanagement under previous managing agents. Thankfully, since taking over, Homestead has helped us to navigate the complexities of the works programme. Their service is of a high standard and offers good value for money.

Company from hell
Where do I begin with this awful company, claim to manage the grounds and this is what over £800 a quarter gets you? Graffiti all over the walls, Rubbish on the floors outside and insides, muck on the walls and ripped up carpets, they calim they send cleaners every week, over 7 years I've lived here and I've never once seen them. Carpets were ruined a few years ago due to a leak that took them a week to address and they wanted extra payment feom our pockets to replace them. Grass grew to about 3ft on one occasion and the excuse was not everyone was paying their service charge, but if you dared to question about stopping your own payment until things continued they don't mind sending you threatening letters and ignoring your calls. They took away the main boiler unit because it wqs too much for them for maintenance and gave everyone 3 months to sort out their own new boiler. No help with money or who to call. Cheapest around was £5,000. Not everyone has that. Sewage leak that was left for months and started killing off the birds around the area, the smell was awful. They employed a walking watch fire service when the fire alarms failed. Demanded we pay the fee of £2,000 plus for a bunch of students who spent all day on their phones. Later sent a later they had been given some funding to make up for it. We never saw a penny and we're charged even more. This is a Company to avoid at all costs, absolute criminal and they know exactly what they're doing.

Had you contacted us directly before posting this review, we would have welcomed the opportunity to discuss your concerns and provide clarification. Unfortunately, the review does not accurately reflect the challenges faced by the development or the work undertaken on behalf of leaseholders.
Service charges are calculated based on actual and anticipated expenditure, with supporting records available for review. Between 1 April 2025 and 6 August 2026, expenditure at the development totalled £777,502.28, much of which related to fire safety measures, insurance, repairs, maintenance and statutory compliance.
A significant proportion of these costs arose following the discovery of previously unidentified fire safety defects during a Fire Risk Assessment. As a result, a 24-hour Waking Watch was introduced in February 2026 until a compliant fire alarm system could be installed.
The suggestion that the Waking Watch was introduced due to a failed fire alarm system is incorrect. The existing system was no longer considered sufficient in light of newly identified fire safety risks, and the Waking Watch was implemented on professional fire safety advice to protect residents while a permanent solution was installed.
To help manage these costs, some non-essential services, including cleaning and grounds maintenance, were temporarily reduced while resources were prioritised towards emergency life-safety measures. These services were reinstated once the new alarm system was operational.
Several other comments also require clarification:
• Graffiti had been removed approximately six weeks before this review was posted. Any subsequent incidents had not been reported to us.
• Issues relating to rubbish and site appearance must be considered alongside ongoing vandalism, fly-tipping and anti-social behaviour caused by a minority of residents and visitors.
• Grounds maintenance was not reduced because residents were not paying service charges. Resources were temporarily redirected towards urgent fire safety measures, including a Waking Watch service costing in excess of £250,000.
• The communal biomass heating system was removed following fire damage and to avoid further maintenance costs. Since 2019, leaseholders had collectively paid over £307,000 towards a system known for frequent breakdowns and unreliability. The transition was managed alongside Preston City Council, and support was offered to affected residents.
• The alleged sewage leak was an underground burst pipe requiring excavation works and was addressed through the appropriate emergency and insurance channels. We have received no reports supporting claims of wildlife impacts.
• The Waking Watch Replacement Fund contributed approximately £160,000 towards the installation of the new fire alarm system. This funding was specifically for alarm installation and removal of the Waking Watch requirement. It was not intended to cover Waking Watch operating costs or provide direct payments to leaseholders.
• Delays to the installation programme were also caused by repeated difficulties obtaining access to individual properties, extending the period the Waking Watch remained in place and increasing costs for all leaseholders.
Residents are entitled to question expenditure and challenge decisions. However, such discussions are most productive when based on accurate information and full context. Reviews that omit key facts can create a misleading impression of both the circumstances faced and the significant efforts undertaken to maintain safety and compliance.

A service focussed responsive management company
This company have been running the management of apartment blocks which consist of two buildings with a total of 18 accommodation units.
They are approachable,friendly and focused on providing a good value quality customer service. They respond to requests in a timely efficient manner whether by phone,email, personal office visits or by their website.
They seek out reliable tradesmen to complete their works and will respond to negative reviews of work undertaken if necessary . Loyal contractors benefit from the prospect of work for other sites that the company manage .
Site visits are arranged to discuss work in progress or future projects .
Apartment owners can become Directors through Companies House and influence intended/completed works and budgets.

Iain MacGregor, Homestead's Insurance Administrator, provided an excellent overview of the renewal terms for the development they manage on our behalf. He provided an overview of discussions with their broker, the overall market landscape, and the key risk factors insurers are currently focused on. He also reviewed with them the claims handling performance of our current insurer and some concerns arising from their handling of recent claims. Together they were able to negotiate enhanced policy definitions to provide more comprehensive cover, and a substantial saving compared to last year of nearly £500. Well done Iain and Homestead!

Homestead have been our Managing Agent for some time and we have never had cause to make or write negative comments on any platform. Any company is judged not by how they perform when things are going well but how they respond to occasional glitches.
Homestead never fail to sort out issues which arise - promptly and efficiently. That is the mark of professionalism.
All their staff have expertise and training in the areas they manage. They are accessible and available to talk to owners and directors. From time to time, you may get switchboard or a voicemail but calls are always returned.
Each member of staff has an email address and email is an alternative means of communication.
Homestead have gone above and beyond to help and support us during some difficult times. They are transparent and utterly trustworthy and provide value for money.

Communication from the off is awful. Ring the company get told the site manager will ring back he never does. Never emails back. One week it took me ringing the office 4 times before I got any correspondence or call back. Tried to blame myself and my partner for the damp issues in the bedroom, following surveyor report, we have done what we need on our behalf, homestead however have not. This was back in June and they were supposed to fit a drain and this has still not happened 5 months on. This was to help water not hold or built up against our apartment on the ground floor and due this awful weather again it’s started to get damp again after having paid for a decorator to come in. Not to mention buying new blinds and curtains previously. Full of false promises. Site manager Stephen just undermines you and doesn’t get back to any emails or calls you back as he knows he’s not done what he should or follows up on anything he says. I’ve forwarded this issue onto the property redress scheme as they seem to want to listen and help and I actually get some correspondence back.

Just to add, they are still a company that don’t show any empathy or lack in communication. Yes they completed remedial works but gave false promises they would replace what was damaged inside the bedroom due to the issue from the building, done this work now saying we have to wait 2/3 months to let it dry out which there is no recommendation to do so but stalling time so they don’t have to do any work inside and not fix anything. My partner had an unexpected seizure so why would we want to move back in here to wait until it’s dry, it’s inhabitable. Selfish, narcissistic company! They always say they have kept in regular contact however my last email to Stephen Connolly has not had a reply to.

We would, however, like to clarify that a number of the statements made in this review do not accurately reflect the circumstances or the extensive actions taken by Homestead. We have investigated the concerns raised, instructed independent specialists, and carried out the remedial works that were recommended.
Throughout this process, we have remained in regular contact and have responded to correspondence, arranged inspections, and progressed the works required. Following completion of the external remedial works, it is necessary to allow a period of drying before any internal redecoration or further assessment can be undertaken. This is standard practice to ensure any works carried out internally are effective and long-lasting.
It is also important to note that effective ventilation within a property plays a significant role in managing moisture levels, and this has been discussed during the course of our investigations.
We appreciate that this has been a frustrating experience for you, but we do not accept the suggestion that Homestead has ignored the matter or failed to act. We remain committed to resolving any outstanding concerns and will continue to engage through the appropriate channels, including the Property Redress Scheme should they become involved.

Avoid Homestead at All Costs – Dishonest, Exploitative, and Impossible to Deal With
Homestead are an absolutely terrible company to deal with. Their service charges are extremely high, and yet they invest little to nothing back into the buildings they manage. In my experience, any work they claim to have done is either done cheaply or exaggerated — they regularly lie about the true cost of maintenance, inflating figures far beyond what’s reasonable.
The building my property was in suffered from years of neglect under their management. It deteriorated to such a degree that it was nearly condemned, and instead of taking accountability, Homestead pushed the financial burden onto residents. We were hit with huge additional charges on top of already sky-high service fees.
They even claimed to have spent hundreds of thousands of pounds on lift maintenance — on a lift that hasn’t worked once in the entire six years I owned my property. It’s beyond belief.
Homestead are bullies who treat leaseholders appallingly. They even forced me to pay off a debt from the previous owner’s service charge, then handed the matter to a debt collector in my name until I paid up. Ever since then, their only communication has been more demands for money, with virtually nothing to show for it.
In my honest opinion, Homestead are con men who exploit their residents.
If you’re considering buying a property managed by them — don’t do it. You’ll only end up regretting it, just as I do.

The issues affecting the building related to significant fire safety concerns which required immediate intervention to protect residents and ensure compliance with fire safety requirements. Throughout this period, our priority was the safety and wellbeing of all occupants, and we worked closely with the Fire Service and other relevant professionals to implement the necessary measures and address the concerns identified.
As leaseholders were advised at the time, some routine services were temporarily impacted while resources were focused on managing these urgent health and safety matters. Throughout the process, regular updates were provided to residents, and we worked diligently to resolve the situation as quickly and effectively as possible.
We do not accept the suggestion that Homestead neglected the building or acted dishonestly. Service charge expenditure is governed by lease obligations and is supported by detailed accounts and records. Any major works or additional costs incurred were associated with addressing serious issues affecting the safety and integrity of the building and were not undertaken lightly.
We are particularly disappointed by the characterisation of our team, especially given the considerable time, effort, and commitment invested over many months to safeguard residents and secure a resolution to the fire safety concerns. We have received a significant amount of positive feedback from leaseholders who recognised the challenges involved and appreciated the work undertaken during a very difficult period for the development.
Whilst we understand that not all residents will agree with every decision made, our focus has always been on acting in the best interests of the building and its residents, particularly where health and safety matters are concerned.
