I have just had a video survey carried out by GeoBear following the detection of some cracks in our walls in recent weeks.

The video call was very professional, thorough and they answered all of my questions. The call lasted for an hour and they clearly have significant knowledge of all things subsidence and I got a lot from the call. It wasn't a sales pitch but more about talking to a professional and trusted advisor who impresses you to the point that you want/need their help as part of the overall solution going forward.

The detailed summary of our call arrived later via email and is a great reference point for the weeks ahead.

I engaged with Geobear for a free consultation about some cracking in my property. I have to say that I found the experience brilliant. Geobear did a very professional job addressing cracks on the front of our house, because of seasonal movement (London clay). Dean, Igor, Michell, and Fletch were all brilliant — they were clearly knowledgeable, efficient, and thorough. The preparatory work was also meticulous and we came to trust the expertise of everyone we dealt with. This is clearly a serious approach and an effective way to mitigate seasonal movement (sadly, likely to increase because of the hot, dry summers).

We booked a video survey with Geobear after spotting some cracking in our property walls after the recent hot and very dry weather.

Razwan was great, he spent about an hour on the call going over all the cracked areas we'd flagged as well as asking lots of questions to help him assess the situation. Thankfully he felt that the cracking was not significant and something that was expected in a property of this age so no intervetion was reuired at this point in time.

He also gave us some great advice in regard to monitoring the cracks and getting drains checked etc. to rule out any potential problems.

🚨STAY AWAY FROM THIS COMPANY!🚨

We paid £28,000 for GeoBear to carry out a bespoke subsidence treatment to our two-storey side extension on 8 July 2026.

Since the treatment, the separation gap and cracking between the extension and the main house have continued to widen. The property had previously been classified as having Category 4 “severe” structural damage, so this continuing movement is extremely concerning.

I notified GeoBear and requested an urgent inspection, together with the final treatment design, injection depths and quantities, pre-treatment and post-treatment measurements, test results, engineer’s sign-off and confirmation that stabilisation had been achieved.

After a delayed response, I received only a one-page company guarantee and a link to book a meeting. I still have not been provided with the measurements, injection records, Certificate of Structural Adequacy or written confirmation that the treatment was completed correctly.

The guarantee also needs to be read carefully. The one-page company guarantee GeoBear provided only states that the injected material is guaranteed against biodegradability and compressibility for 10 years. It does not confirm that the treatment was installed in accordance with the approved design, that the required stabilisation was achieved or that the structure will remain stable.

GeoBear’s quotation separately referred to a 10-year insurance-backed guarantee covering potential problems connected with raw materials or workmanship. It also stated that GeoBear would provide a Certificate of Structural Adequacy if requested. Despite my requests, I have not received either of these documents or the measurements and installation records needed to verify the work.

A guarantee covering the properties of the injected material is not a substitute for evidence that the overall subsidence treatment was designed, completed and tested correctly.

Based on my experience so far, I cannot recommend GeoBear and would advise homeowners to avoid this company unless all testing, measurements, completion documents and guarantee limitations are provided clearly in writing.

Had 3 visits from this company with the promise of "we'll get back to you". Every occasion ive had to ring and chase them up, every occasion "we'll get back to you" even this week ive called on Monday, but still no response.
If you don't want the job.....just say!

My neighbour got a quote from them, it came up to 10 k almost for a day work. He got an estimate only , now they tell him you contracted with us. I will not trust these company.

Great service

I bought a bungalow which had structual movement in the floor the lady who previously owned it had Geobear come out and do a survey check all the drains and do resin injection to the ground surrounding the building a real belt & braces approach as recommended by Geobear
This had little or no effect what so ever and continued to move and crack
as the guarantee was transferable upon purchase i invited Geobear back out to assess the situation
Without a camera or ground assessment they instantly knew how to fix it and resolve future movement
unfortunately this wouldn't be covered by the 10 year guarantee and would on my part involve spending thousands more to rectify the issue
Hopeless the previous owner had taken the advice from Geobear gone for what they recommended spent over 20 k with no change
I would not continue this nonsense any further
I have since put in place other measures which seems to be at this stage to be working

I had a video meeting with Enda for some advice and insight into a developing issue at my home.

Enda was professional, very informative and most helpful.

He did not try and push for business; instead he gave an honest review of my situation (which is not urgent yet) and for that I'm very grateful. He also explained how they do remedial work to failing foundations and it sounds great.

From my first enquiry about the ground movement under my garage all the treatment work required was fully explained and the work carried out efficiently.

slow response on info not sent out and Engineer not turn up on day of initial assessment

From start to finish the service was 1st class. I originally just wanted a no obligation quote as had no idea of costs. We were never pressured or pestered which means a lot. Can not fault geobear in any way.

The primary investigation seems thorough. The help in getting drainage repairs done by the Water Board is comendable.
Plenty of effort went into making sure the place was ewell prepared and ready before treatment was executed.

The workmen that came to actually do the underpinning were helpful, polite, respectful and informative.

Unreliable and unprofessional.
I first contacted Geobear at the beginning of March. First impressions were very positive, the person I talked to was informative and helpful. I booked a site visit but I had to wait until the beginning of April, but I was happy to wait. He informed me that he would call the day before just to check everything was still ok at my end.
The day before the appointment came and I heard nothing. So at the end of the day I emailed to check everything was ok and the appointment was still going ahead. I received a reply at 10.30pm full of apologies to say he had injured himself on holiday and unfortunately was unable to make the appointment.He would contact me the next day to arrange another date. I did not mind he was injured as that wasn't his fault, but I did have reservations that I had to contact him to see if he was coming, he had plenty of opportunity to contact me and he would have known in advance that he was too injured to make it.
He phoned next day, and as his diary was booked up I would have to wait another month so the beginning of May for the next available date. I booked in and he told me as it was the day after bank holiday he would phone on the Friday to again confirm things were ok at my end.
The Friday came and I received a call in the morning. To then be told he would have to change the time of our appointment to the afternoon as his bosses had booked another client in at my original time. I explained I couldn't do that time as I had another appointment and reminded him I had been booked in for a month and I had already had a cancellation and obviously this client was a recent addition. He just kept blaming his bosses. He then said he would look into it to see if he could do our original time and he would get back to me.
I waited all day, I sent 2 texts and an email asking for an update and confirmation either way as I needed to know. Still nothing. I was left in total limbo.
It was only after I sent a very strong email and cc the company in on the Monday that I eventually got a reply. Unsurprisingly he was not coming.
The lack of professionalism and common good manners was appalling. The new client was obviously more important than me and no doubt their job was a lot bigger than mine, as they did not have to wait for an available date. The company was happy to push me out even after I had already been let down once and had therefore waited 2 months for my appointment. But what was worse was the total lack of manners and respect.There was no communication, I was left to chase things up on both occasions. I would definitely not recommend this company. I am now going with a company that wants my business and treats me with respect, who won't waste 2 months of my time.

The Area Manager called to our house to review hairline cracks that had appeared. We found him to be reliable in his communication. Gave fair comments and was very thorough in examining both inside and outside of the house. He could have easily said we required a lot of work to be done. Instead we only need to monitor for now. It's refreshing to not be taken for granted. For that we are thankful.

Excellent company to deal with. System is non invasive as promised. The lads on site are a credit to the company. I have confidence that the house is now supported and at a fraction of the cost of concrete underpinning
