Felicity J Lord - Estate and Letting Agents Bow Arvostelua 

Absolutely despicable service. Have been trying to sort out serious damp issues for a month and have been chasing to no proper response. They then send out a roofing contractor who has supposedly attended my property… except they haven’t and I’ve never let them into the property! Never answer the phone when I ring, never rent a property from this company!

I have used FJL for 15 years and have just terminated my agreement with them. Covid notwithstanding they have been apalling this last 12 months. They "forgot" to renew our tenant's agreement, have blocked our phone number on their system; and cannot give us any answers to queries on our account which has been in error for almost 12 months. Even thier complaints system doesn't work as they will not give me the contact details of their area manager to complain to. I am going to escalate it now to the regional manager; but am not holding my breath for any useful response.

Our initial experience with FJL Bow was positive - the letting agent (Ilya) was great to deal with and quite responsive, unfortunately it all went downhill from there (with FJL, not Ilya personally).

1. We never received the inventory for the flat, and despite following up with >10 emails, after 3 months we gave up. This caused quite a few issues at the end of our tenancy.

2. It was a nightmare getting our deposit back, it took us well over a month after moving out of the flat and we couldn't get a hold of anyone at the Bow office to ask about it.

3. In general, their organisation is seriously poor - when they were doing viewings in the flat towards the end of our tenancy they'd turn out without any notice, we'd also get continual marketing emails from them about new properties on the market (when we'd signed a new flat lease less than a month prior). The list goes on

One of the things I take bigger issue with is how they get their trustpilot ratings.

After you sign a lease, they ask you to leave them a 5 star review. As the letting agent we'd dealt with up until signing the lease had been great - we obliged. It's only been now (over a year later) that I've taken the time to go back and update this.

So a vast chunk of reviews you'll see on here are people who have just signed a new lease and been asked to leave a good review.

This won't be unique to FJL, as I'm sure lots of places do it, but they can't expect to ask people to leave 5 star reviews then fail to do any of the basic tasks (inventories, deposits) expected of a letting agent.

We had a great experience buying our first home with Felicity J Lord. Our agent Raj very helpful and patient to guide us through this long and complicated process and the communication was always prompt and easy. Our solicitors weren't very communicative so it was great to have Raj on our side to explain these steps for us and help us calm down. I recommend them highly to homebuyers especially to first timers.

The service was better than most interactions I had with other agencies recently and to a large part because if the agent I worked with. The agent was supper friendly and helpful, listened to exactly what I was looking for and made an effort to try to only show me these and did not try to force a property on me and pressure me to sign within seconds of seeing the flat. He would also would check in and update on any of the request I had. Over all was very pleased with the service and would recommend and my agent Ilya and Felicity for anyone thinking of finding the right place.

After had a terrible solicitor with my side, I was absolutely clueless what to do.
But luckily Gurmukh has offered so much help to get things progressing, and explained things to us as first time buyer with great patience.
He has also offered a lot help outside his job responsibilities especially during this COVID time, which has smoothed the moving in significantly!

Me and my Husband have been so impressed and grateful for the absolutely outstanding service we received from Gurmukh Panesar during our Property purchase.
Me and my husband were in a very stressful situation due to Covid-19 travel restrictions, not being physically near the property, and unfortunately a very bad solicitor. However, very luckily for us Gurmukh has been so understanding, professional and friendly, and really went above and beyond to help us.
Gurmukh offered excellent insight to the solicitor process (which we were clueless about) and even helped up receive packages and set-up wifi (without his help we would have had to have waited another 3 weeks to move in at least.) He also kept us updated every step of the way and was always easy to contact.
I don't normally write reviews, but I felt this is the least I can do as we've been so impressed by the service from Gurmukh and strongly recommend his services and this company to all!
