"Over the Top"
We selected "Over the Top" because it was advertised as a luxury vacation home. Based on the listing, photos, reviews, and the rental price, we expected a premium, well-maintained property. We also considered several comparable homes in much lower price ranges but chose this property specifically because it was portrayed as exceptional and worth the higher price. Unfortunately, our experience did not match those expectations, and we feel the home was not accurately represented.
While we understand that occasional maintenance issues can arise, the number and nature of these problems are not what we would expect from a home marketed as a luxury property. Several of these issues appear to be long-standing maintenance concerns rather than isolated or unexpected problems.

We are disappointed that the home’s current condition did not reflect the impression created by the listing photos and reviews. Rather than experiencing the luxury vacation promised in the listing, we found ourselves disappointed by the home’s condition and the number of maintenance issues and non-functioning amenities we encountered throughout our stay.

Given the substantial cost of this rental and the discrepancy between what was advertised and what was provided.
Large gaps around exterior doors that are big enough for insects or other creatures to enter the home.
Sliding glass doors throughout the house that were extremely difficult to open and close.
Broken blinds in the middle-floor bedroom with the attached bathroom.
Dining chairs repaired with duct tape. Chairs around the bar are also not safe.
Beds throughout the home that were extremely uncomfortable.
Broken ice makers in both the main kitchen and downstairs.
A broken toilet seat/lid in the primary bathroom.
Damaged mirrors in the primary bathroom.
Non-functioning body spray jets in the primary shower.
Damage to the ceiling in the downstairs bedroom bathroom.
A loose tile on one of the stairs, creating a potential safety hazard.
Mold in various areas of the home.

I'd like to say my entire family has never had an experience like this, we have always been happy with vacation rentals.
MOST issues mold etc could not have been addressed while we were at the home, would you have replaced broken chairs with duct tape while we were at the house?? Guessing NO your description of this home is false advertising!!! It is NOT updated nor Over The Top!! Old which is fine broken/ mold/ cockroaches etc.

We come back every year at the same time and always use Beach Reunion! They are the best!

"Soak Up The Sun" is a great place for a big family gathering, small reunion or even a married couple retreat! There is plenty of room and overall a very spacious place to enjoy! You wouldn't want to leave this getaway! We can't wait to return. Also, Carrie was an awesome host and we look forward to seeing her every year.

The Beach Reunion staff and Owner were very responsive to any issues we had during our stay at “Over the Top” in July (‘26). The location was great and all 19 of us enjoyed our stay!

We brought 53 friends to the soak up the sun and good day sunshine this year! This was our fourth time renting one or both of these houses and as like every year in the past, Carrie was great at helping us get settled in and making sure our trip was just perfect. We ranged in ages from 17 to 60, and everyone had the best time! The house is so well equipped, and the king suites with private bathrooms give us just the right amount of privacy, so everyone feels comfortable in at home. The proximity to the beach cannot be beat! We will definitely be coming back next year!

This was our second time renting with Beach Reunion - and this trip we rented both Soak Up the Sun and Good Day Sunshine for a large family reunion. The location was fantastic and allows for easy access to the beach. Love that the chairs and umbrellas are set up for us. The layout of both homes is great with ample space for adults and children. Outdoor and indoor space makes for plenty of gathering room. The private pools and hot tubs are a big plus too. Communication before our stay - and during our stay - with Carrie, the house manager, was exceptional. Thanks again for another terrific vacation Beach Reunion and Carrie!

We had a great time and this place has most all amenities that you would need. We had two families that stayed together in this condo. And it was just enough space for us to enjoy the beach. We had kids ages from 4-12 years old.

Pros:
1. super convenient for the beach. We walk out and the beach is right there.

2. They set out 2 chairs and umbrellas every day for us to use. And they come around 5pm to take down. We utilized these everyday.

3. They had most cooking items (pots, pans, and utensils.

4. An abundant amount of beach towels for daily use.

5. Condo was mostly pretty cleaned. We did clean some areas once we got there, but my family is super OCD.

Cons:
1. While it states it’s on a private beach, we had several people that would plant their chairs and umbrellas super close to us. And would put out these huge canopy and made it a bit congested around our chairs and umbrellas.

2. There is a communal shower outdoor on the deck coming up to our condo to get sand washed off your body. But it did not work super well. Wish it was more of a sprayer to be able to really get the sand off.

Small minor things for the cons, overall the condo was good and we would book again!

This is the 5th home in 8 years that we have rented in this area, the third on this street. This home has a great pool, a good location and a good floorplan. Location to the beach is good, the bedrooms and common areas are good sized. Unfortunately, the home itself needs some TLC. We did not have hot water for 3 of the 7 days of our stay, maintenance came over once and fixed it, but it was out again within 12 hours and never able to be restored. Other things in the home did not work such as the upstairs dryer and the outside ceiling fan. Last, there is a lack of refrigerators in the home. There is one large refrigerator (the home sleeps 22, so it better be) in the kitchen, and a wine refrigerator (only cools to 45 degrees) in the lower level, that is it. By far the least amount of refrigeration capacity of any home we have rented of this size, so BRING YOUR COOLERS! This home has a lot of potential, but it needs some work. There are better options in this area at this price point.

We have been doing a family reunion every other year for 15 years…. This is one of our favorite houses… the service Carrie gives us is fantastic …she is friendly and makes sure we have everything we needed…Soak up the Sun is an amazing house for large groups…we will be back in 2 years

Our 4 generation family group of 46 people stayed in Soak up the Sun and Good Day Sunshine for a week. We found both houses to be very clean and well equipped. The houses were spacious enough to accommodate our large group, allowing for parents rooms to be in close proximity to younger kids bunk rooms. The easy access to the beach made sunrise/sunset beach walks, as well as extended beach time so convenient and enjoyable! Our property manager, Carrie, could not have been more caring and responsive to our needs, even came by to take a picture of our whole group for us. Thank you Carrie, Jim, and Beach Reunion!

Soak up the Sun is a beautiful home with many bedrooms to fit the whole family. It is designed perfectly with the main living space on the bottom floor and bedrooms on the upper two. Ideal for all families of varying ages so little ones can sleep peacefully without being disturbed by noises. Our massive family of 25+ has stayed here twice now and we will most certainly be back. Carrie, the property manager, has been wonderful to work with throughout the years!

Soak Up the Sun ☀️ is an amazing house with a fantastic property manager. Carrie made sure we had everything we needed. The house was spacious and comfortable for our family group of 26. The pool and roof top deck are great features we all enjoyed. This was our 2nd year at this house and our 3rd year staying at a Beach Reunion house. We will be back!!

Soak Up the Sun was the perfect house for our family reunion! Plenty of room with a beautiful pool and short walk to the beach. Would absolutely book again!

Our entire family stayed at Soak Up the Sun and it was perfection! The house had ample space, an excellent kitchen to accommodate, and a fun outdoor space that was an extra bonus. It was clean and in excellent condition. Any questions we had, were quickly answered by Carrie - she was amazing to work with. Truly 10/10, no notes, and hope to be back again!

This house is huge! And beautiful. We stayed there with 6 families and had lots of space. Any small issue that appeared was addressed and fixed for us. Would highly recommend!

I would recommend Beach Reunion for renting a beach property. They were available to answer questions and responded quickly when we needed the air conditioner checked at our recent rental. I will probably not stay in the Iorana again because of the location. The house had a lot of room and was kept up well. The pool area is nice and covered so you can get a break from the sun. The location of 275 Open Gulf St. is crowded by houses and cars parked all along the road. I thought we had 1 house that was a shorter home in front of us so we could see the ocean well. That is not true. There are 3 homes between Iorana and the beach and several tall homes lining the beachfront in front of the home. You can see the ocean in some areas if you are on an upper floor and look at the narrow spaces between those homes. I would all the home "ocean glimpse " and not "ocean view".

Barton Vista is such a nice property, the staff at Beach Reunion is the BEST!!!

My family has been renting from Beach Reunion for over 10 years and have always had a great experience. This was our third year in a row at Soak up the Sun and the week was amazing. We’ve worked with Cari for so long that she anticipates our needs and always insures that everything is in working order, especially in the kitchen. Her communication skills and timely responses are impeccable and the house is wonderful. The short walk to the beach is a “big” plus. We are looking forward to the family trip already booked for next summer.

Beach Reunion was very proactive with communication and instructions for our Blue Coconut rental home.
The house was well furnished and nicely decorated. The kitchen was well equipped with many appliances, dishes, flatware and tools. We we're glad to have a second refrigerator and our group needed it. The home felt private having a fenced rear yard. We were walking distance to the beach. I was surprised to find so many TVs , corn hole and a gaming system.
Linens were at a minimum: one towel and one dish rag in the kitchen. The carriage house only had 4 bath towels and ONE washcloth. The king sized pillows had queen sized pillowcases. We requested maintenance for 3 problems in the carriage house and were promised a repair person within the hour and noone showed up the entire day. The issues were: a non-working outlet in the vanity off the C.H. King room, the exterior door to the C.H. King room wouldn't shut due to misalignment, and the C.H. pocket door to the bathroom wouldn't shut. The issues were addressed and mostly repaired. The exterior door repair is merely a slight improvement and still needs a thorough realignment. I was impressed by the electrician cleaning after himself.
Having the beach chairs/umbrella set up daily was a nice bonus, but unfortunately finding them on the crowded beach was a major clusterf*$&! It would have been advantageous to know the name/number of the vendor. Between all the emails and texts we weren't informed that La Dolce Vita was the company. Even when I called the office looking for our chairs that info was omitted. Overall, I would recommend Beach Reunion and Blue Coconut to other families/groups.
