I have just sold a property through Acorn London Bridge. My main impression throughout the process was that I was not in control of my sale.
The biggest disappointment came from the agent acting on one occasion against my interest and in favour of the buyer although I was their paying customer: I instructed the agent to stick to a strict completion date (to avoid paying ERC on my mortgage) but she tried to convince me to bring that date forward by a few weeks to accommodate the buyers. Worse, the regional director then called me and applied psychological pressure to persuade me: claiming falsely that I and my solicitor were responsible for delays; asking what I would do if the transaction fell through and depicting a bleak picture of the rental market when I said I would rent the flat out.
Moreover, the agent systematically refused to put me in direct contact with my buyers, which I found both infantilising and stressful: having to rely on second-hand accounts was clearly suboptimal especially at times when the enquiries from the buying side became counterproductive and somewhat unreasonable.
Furthermore, obtaining simple changes to the listings on property portals required more insistence than it should have been necessary.
I give 2 stars because they did find a buyer in a difficult market but I know that next time I will be looking to sell through another agent or, ideally, privately.

Prompt, helpful and always pleasant service that kept me well informed about the process of buying a flat in Lewisham. They guided me through the issues and answered my questions quickly and honestly.

Absolutely outstanding! We have just exchanged on our first property. We delt with 3 members of staff Kieran, Steve but the main man was Dan from Gravesend. All of the staff were amazing! Great communication, always contactable and accommodating. Fab team all of them. Wouldn't bother going anywhere else.

I guess this is a monthly update to the still on- going 'Joy' of renting via Acorn.

I stand by my 1st review and I will stand by this one... I will not remove just because you want me to.

I will start by saying there is a property file with Medway Council if you become the future Tenant of this house.. there has been previous contact made for you, I've now vacated for 3 1/2 weeks the house sits empty.

Also love nothing more than walking to booked viewings when nobody arrives! Brilliant waste of time. To the one person viewing who walked out after saying to much work.. I salute you sir your correct.

No further on for a useful meaningful solution, there have been viewings and offers made to the landlord for said house on market which has been on market since 19th October.. but the offers not accepted even at a higher rate of rental than I paid, guess when someone who doesn't live there still pays rent why would you want to, so easier to refusing future viewings and making myself available until its returned in April.
In the same hand I'm certainly not going to be scrubbing anymore damp/mould off walls which is clearly not the 'condensation how you live lines' might be something more to do with water ingress... like the stains on bedroom ceilings not made good... certainly not something that I will sorting. Check the GSC for this house as the recommendations for age of boiler from the proper Gas safety test have clearly been ignored it's not been serviced for many years of which a landlord is legally responsible to service his boiler (it's 30 plus years old!)

There was supposed to be a mutual date set for an early end of tenancy, my reasons for early ending were repeated non repairs and false Gas safety certificates.

I'm in process of compiling my report to Housing Ombudsman, broken locks will be refitted and the keys for said lock returned in April.

I'm sure next update will follow as this is the 'gift' that just keeps giving...

After having no success with an online agent, I signed up with Mark at Acorn and he and his team, especially Kieran, were brilliant from start to finish! Communication was excellent and when the sale fell through due to my buyer's buyer pulling out last minute, they also took on marketing their property and the whole chain completed within 6 weeks! Highly recommended.

I was very pleased with Acron; William who had initiated the property sale, was excellent and was great in his approach and handling at the start. Daniel Langiano, who followed this through, was brilliant as he had a difficult task but persisted and handled the sale with great professionalism and sensitivity. Dan kept us updated through great communication and, at the same time, made sure proper processes were followed. We were grateful for his help to see this through completion

We used Acorn, Rainham for both sale and purchase and we would recommend to anyone. Their approach was personalised and professional throughout and we had a very good experience, the team are all committed and knowledgeable. If we ever need to use estate agents again this will be our choice of agent.

Acorn have been managing my property in London for a while and over the years there have been so many changes in managing agents, communication is not passed on. More recently in the past 6 months, when my regular property agent has been on annual leave Acorn have been unable to manage my property.

In response to the below issue, whilst I appreciate the reply, the facts aren't correct as the ongoing issue has been closed without even considering my point of view. Acorn are unfortunately not wanting to rectify the situation. I will of course reach out to discuss it, as suggested. Thank you

Acorn have been helpful and friendly throughout. Specifically Aysel who helped us overcome some huge hurdles other estate agents just weren't willing to manage. She went above and beyond. She is an absolute star and can't thanks her enough!

From staying in touch and arranging visits at convenient times to regular multiple daily calls and emails when the complications of exchange to completion happened
Made a very stressful time less so

We appreciate the fact that Acorn staff – in particular Mr Franco, who took over dealing with the sale of our property, worked efficiently and at the pace we were at, in order to achieve the smooth sale of our property.

Overall, his approach suited us, as within a reasonable time slot, he was responsive to our queries and questions pertaining to the processes and procedures involved in successfully, executing the sale of our property.

DO NOT BELIEVE the fake reviews. Illegal gas safety checks, urgent repairs ignored, trying to extort monies for NO services rendered!!!
Avoid like covid. This place needs shutting down and compensating the tenants who’s lives they risk just to turn a few quid.

We viewed a property with a young man called Kieran, all I can say is WOW. He was absolutely amazing, what a lovely young lad. Knew everything about the property, didn’t hesitate on any questions we had to ask, he was by far the best estate agent we viewed a property with and we viewed alot!

I am grateful To Banji and Giovanna for their help with my search for a new home. Banji was pro-active in responding to my queries and inviting me to viewings which met my brief in a challenging market. Giovanna answered queries efficiently and without delay. The wider team were approachable, and Acorn's processes so far have been straightforward and easy to follow.

Acorn in Dulwich are a friendly and efficient group of estate agents who helped us rent our flat.
Banji, who dealt with most of our application, was very friendly and helpful and was always on the phone if we needed any clarity with anything.
I’d recommend him and his team if you’re looking to rent in the area.

Avoid at all costs!!
Acorn, or is it A Con, and especially Sales Manager William Cornwell at their Gravesend branch, should be avoided if you’re keen to sell your property.
Although William has now transferred to Acorn Strood branch, he was meant to have handled our property sale and purchase of another property also sold via Acorn.
Both fell through due to a multitude of issues badly handled by William and Acorn. This must have cost them in excess of £15,000 in sales fee earnings.

Lies after lies and excuses that we caught him/them out on and just a lot of big words with no substance.
Many mistakes were made and the communication was aside from full of fibs and bs, just plain awful.
Unprofessional and amateurish from an allegedly experienced manager, but also shocking from an established agency like Acorn.
After 5+ months on their books, in excess of 25 viewings and only 1 meaningful offer, our buyer pulled out and informed Acorn/William on a Thursday afternoon, no information was shared with us. We contacted our buyers directly a day later as we were ready to proceed and they told us they had withdrawn the day before. William doesn’t work Fridays so he replied to our email request for explanations on the Saturday with more fibs and excuses and said he’d get the property back on the market and crack on with finding us a new buyer. William also said he had an interested potential buyer already, but no viewing was booked in at all. Just another lie!
The Thursday after, almost a week after he knew our buyers had withdrawn, our property was still showing on their sales platforms as SOLD STC despite we again on the Monday before had given instruction to reduce the price.

Needless to say that we terminated our agreement with Acorn immediately and sent an email expressing our disappointment, but guess what? No reply of course. Cowardly sticking his/their head in the sand and simply just removing our property this morning.

A formal complaint is being processed, but save yourself the agony and frustration by using a different and proper professional agency.
