We moved into our WD house 7 years ago on Skylarks in Chesterfield. Over the time we have been in the house we have found several examples of shoddy workmanship, from a leaking roof due the lead flashing not been sealed, poor quality appliances, uneven garden that is unusable between Oct and May because it is like a swamp! Cheap materials throughout that need replacing after a couple of years, narrow driveways that don’t even give enough room to get in and out of the car, I could go on.
The worst issue we have found is rising damp in our kitchen floor due to no DPC and excess water from the swamp garden which has caused our concrete floor to crumble through the moisture, made our flooring mouldy and all the pointing in the external brickwork has crumbled and come away. NHBC have investigated and accepted that this is as a result of no DPC and ‘bridged screed abutment to the external wall’ which has been caused through no fault of our own. However there is a minimum claim value with NHBC and they have said that our claim is below that value and as such was rejected. I beg to differ that the work will cost less than £1950 but that’s another story.
I reached out to WD to see if they would cover the repair work due to the issue arising as a result of their poor workmanship. Their answer, NO, of course! Their reason, because we are out of the 2 year warranty.

I have spoken with our home insurer who have also advised that they would not cover this because the issue has been caused due to poor workmanship. So we will now be using our legal cover to pursue WD for negligence.
All the while we continue to live with our baby and 5 year old in a house riddled with mould….thanks William Davis for your excellent work and outstanding aftercare 👏🏻

I have heard many other horror stories from some of our neighbours too so save yourself the stress and money and do not buy a WD house!

We moved into our lovely new home a week ago and have nothing but praise for the exceptional customer service we’ve received. Mandy and June were so helpful and friendly during the buying process and since we moved in. They’ve been so responsive to any minor issues we’ve raised - we’re very impressed.
Justin (site manager) and Ben have also been super helpful and have responded so quickly to anything we needed help with, thank you both!

We’ve only been in 10 days but we love our new home. Despite our chain taking a long time, Rebecca was very helpful, continuing to support our move and help us find out updates on the chains progress.

If I could go lower then 1 star I would.

Firstly this is our first home. We were first time buyers and purchased the house and moved in 30/05/25. Immediately there was a problem. I appreciate site plans change so people may work from the old spec. However when we went to view the house, immediately I thought something was off. There was no drop Kurb outside the house! Eventually got it. A few weeks before we were told our flooring is being put down. We were informed the flooring is going down and will be done by Tuesday. The upcoming Saturday, we were so excited we popped round to view the house and see the flooring. Well it was the wrong flooring. It was wrong and was left half done. The team were good at getting this resolved before the move in date. But this was only the beginning.

On our final tour of the house, there was a smashed window at the back on the house. They addressed this to us and said this will be resolved. Still confused how this window smashed in the first place. Also the window next to it had an unusual stain inside the glass. Again very quick to resolve this before move in date.

Move in date. Could not be more excited! We had a phone call from the solicitors saying, “the house is ready and you can collect your keys” told our parents and they looked at us confused. “Why are the solicitors calling”? We make our way down, enter the show homes to collect. They too are confused. “Why are you here? We call you when it’s ready not them” so the big first move in was a lack lustre moment. As we have seen via social media, you get a ribbon on the door (no) flowers and champagne in the kitchen (no, they was handed to us while in our kitchen waiting for the reps to come back and retrieve everything) Granted thats more the solicitors fault but none the less.

The snagging list was very large. Not having full sets of keys, door hinges not lining up, the freezer wouldn’t shut properly again due to the doors not being attached properly. The front door lock does not lock properly. Got a new lock, still doesn’t work properly. Might as well put the same lock back in. The letter boxed was absolutely distressed like an angry cat clawed it. Absolutely terrible. 30% of the grass was dead. Got them to replace patches. The front door was not fitted properly causing a strong draft to flow into the living room. Also the street lamp located right outside the house was beaming into our room. Took 2-3 weeks for a guard to be fitted.

The bay front window had a leak. This was due to the leading not fitted correctly and a ventilated brick vent being fitted upside down causing water to enter the vent causing the water leakage on the window. This travelled down the wall and all up to the top of the ceiling. That took some time for them to come out and fix that one. Took 4 visits I believe. Speaking of leaks, the water cylinder had a big leak! But didn’t know that at the time. William Davis was sure it was us using the toilet and shower in the middle bathroom above. They came in after a few weeks to replace the cylinder but still not sorted the ceiling out of where the leak occurred. I’m expecting mould to be developing there as this leak occurred a few months ago and has still not been resolved. Heating was not working properly. We would schedule the temperature to be high, however every radiator did not work. Wasting both money and time on heating that never came on or worked. As I’m writing this, a new leak has occurred 03/26

Lights. A lot of the lights around the house had broken attachment pieces. So they were fitted fine but when I took the build out, placed a lampshade on, as I put the bulb back in, I see half the plastic has vanished and it’s on the floor broken. This happened a lot. The middle floor lights didn’t work at all down to loose wiring so they were fitted lights always flickered.

The biggest one was the drive way had to be completely dug up to replace a broken pipe they put down! This pipe was leaking water under the driveway for months. We only found out as we would run the tap in the kitchen, then 10 minutes of loud gurgling bubble noises occurred. Then turned into 20 minutes. Then 40 minutes. After finally getting customer care out to look, we only got a very rude condescending plumber who spoke awful to my partner. Undermining her and arrogant. Extremely unprofessional. They dug up the driveway, they acted very quick on this to dig it up and resolve this issue. However when it came to resurfacing the tarmac, this took over 3 weeks for the kit to come. Partially due to managers being on holiday so our issues were put on hold. Once they came to fix it, we were promised cctv footage of the pipe fixed and the issue be resolved. Still waiting on that footage.

Due to all of this, we have had to mess our work about a lot to make time for William Davis to come and resolve these issues. The 5 star house award clearly means nothing

We have recently moved in to a brand new William Davis home - the entire process from start to finish has been excellent - from the sales team (Rebecca, Claire and Stephanie) to Shaun the site manger. The house is finished to the absolute highest standard and the onsite team are constantly on hand for any issues or questions we might have, we reserved our house in December and used the part exchange offer which has allowed us to move in to our lovely new family home at the end of February. Thank you to everybody from William Davis who has helped us on our journey to our new home.

From the minute I walked into the Sutton Bonington site and met Stephanie, I knew I was going to be in good hands. I received a warm and friendly welcome and Stephanie was most accommodating showing us around. Nothing was too much trouble.
Stephanie kept in weekly contact with myself throughout the buying process and was always supportive and knowledgeable with any queries I had. Infact what Stephanie doesn't know isn't worth knowing, she is a mind of knowledge and an expert in her field
The passion and pride she takes in her job is to be commended. She is a credit to William Davis. Communication both from Stephanie and William Davis was very good, I appreciated the videos sent out. After completion it was good to receive follow ups.

5 star builder…there is no such thing 🤣. The house I’ve bought is lovely, looks great from the outside. The team do their best to help you settle in. I think a lot of people may miss the point that what you’re paying for on a new build house is the location and infrastructure (much of what you can’t see and won’t possibly for a while on a new development)
The fixtures and fittings are basic, you just have to look positively and use them carefully and then make your home yours by replacing things you don’t like slowly…gradually. To me it seems people want a turn key house…good luck.
Only 3 stars because there are so many flaws in my home - most of which I’ve let go from a warped bowed windowsill over the sink, to a uneven entrance and questionable fit of a main door. They tried their best to get through a snag list or a settling list as they like to call it.
I’d rather hire my own team to fix any issues I have in the house, which I’ve started to do as my expectations are higher than what they can deliver.
Overall would I do this again? No, I would invest in a much older home close to amenities and do one room at a time. A labour of love but would have been worth it. If you are older and not handy then William Davis is probably the best you can buy but lower your expectations - from my own personal experience.
Would love to give 5 stars but that is not the world we live in. I’ve met some 5 star William davis people and some who I’d rather never see again 🤣.
Buy if you cba with doing any serious DIY
Don’t if you’re younger and are even a little handy as I can tell you it would be much better for your long term living prospects - not mention an adventure/learning.
Remember it might be hard but it’s just as hard if not harder dealing with William Davis or any builder of homes once they have your money 😉.

This relates to a new build property at Lime Gardens that was previously used as a view home.

My wife and I genuinely cannot fault the team at this moment in time. From the very beginning they have been fantastic, always approachable, helpful, and willing to do whatever they can to make the whole experience as comfortable as possible. No question or concern is ever treated as too small. They listen carefully and always do their utmost to help.

I’m not the easiest person to please, but the team have been faultless so far. Any minor issues I’ve raised, within reason, are currently being investigated and addressed, which gives us real confidence in their approach.

I have a great deal of respect for both the team on site and William Davis Homes as a whole, and I would happily recommend their properties to colleagues, friends, and family. Lindsay in particular has been outstanding. Nothing is ever too much trouble for her or the wider team, and that level of care really stands out.

Yvette has been absolutely lovely throughout our entire journey of buying our first home. She is incredibly caring, supportive, and always willing to help, no matter how small the question. She took the time to explain everything clearly and made sure we felt comfortable and confident at every step. Thanks to her patience and reassurance, what could have been a scary process felt smooth and genuinely exciting instead. We couldn’t have asked for a better experience or a more wonderful person to guide us through such an important milestone. We are so happy with our new home!

Actually the house is 5 star the build and service also 5 star, not one issue and anything there was was dealt with promptly

But be warned if part of your reason for buying is the outlook this they do not care about this and less so at the end of the development - 4 years I have been chasing for the green open space on the plans and promised and 4 years of delay and excuses! dead trees, mud, weeds and not the lovely image they show you. 4 years of blaming the management company who clearly only took on what they were left with

I am slowly coming to terms this will never be sorted but will never buy an house of these after early phases you can see the first phase (Perfect) and we were one of the last houses and not so perfect

my tip would be to buy early and not at the end these will not care and will just ignore you! I am now going to make my views very clear on many site for people....

if you want a look walk around Rothley Meadows and see the green (Weeded area) dead trees, road sprayed for re tarmac but then left cutting corners to save money

We purchased a house from William Davis in March 2025. The house was immaculately presented and everything was top spec.

We bought the property using the part-exchange scheme and found the process very easy and quick. During the purchase process, the site foreman took us around the house and made note of snags that needed sorting. We noticed some and he noticed other things that weren't up to scratch including the lawn. All of the snags were rectified before we exchanged.

We have found very few issues since moving in, but as with all new builds, there were always going to be a few as time progressed - albeit nothing major. What I must say is that, whenever we have had an issue, the customer services team have been very approachable and proactive in sorting a resolution for us - including our most recent issue when the heat pump on our boiler had broken and needed replacing on 2nd January and despite having reduced staffing due to Christmas holidays, this was reviewed on the day we raised the issue and resolved the following day.

Having purchased other new build properties before, and having had some real issues with them, we were reluctant to buy a new build property again. Thankfully William Davis have restored my faith in new build companies and I wouldn't hesitate to use them again.

I recently experienced a water leak in my new property, which appeared to be an issue present since the house was built. During this emergency, the Customer Service team provided exceptional support.

Tracey was my main point of contact, and her prompt communication and efficiency enabled me to secure an appointment for the very next day. Her professionalism and responsiveness were greatly appreciated.

Ricky, the engineer who attended the property, delivered outstanding service. He went above and beyond to resolve the issue and was extremely courteous throughout the visit.

Overall, I am highly impressed with the level of service provided and would not hesitate to recommend the team.

Great job done on my door on Sunday. Tricky was professional, efficient, and did a neat, solid job while working for Tracey. Very pleased with the outcome and would recommend.

3 weeks after moving in the stair rail started coming away from the wall, the cooker didn't work the first day and William Davis refused to replace and had to wait for smeg to fix 3 weeks later, then the dishwasher front door fell off broke my toe the first day, after the Solar inverter blew up in the loft 2nd day, then all the extractors failed first day and took a weeks to replace, after the Garage flooded destroying lots of our stuff as never told they are not meant for storage as badly built and don't comply to nhbc standards and didn't have the warning plaque inside.Then after a month the stairs came away from the wall top to bottom, several Windows damaged so replaced, moved in with not just us but loads of mice in the roof William Davis refused to do anything about saying they had never known of such a thing even though saints had pics before they put the flooring down of mice and vermin foot prints in the concrete. Then the bathroom floor decided to move and raise so had to be taken up stripped back and new flooring, then the upstairs toilet leaked ruining the flooring which had to be replaced and then the shower tray fell leaving a gap all around and it's just done it again. Then the main bedroom floor started creaking so all carpet up everything out to find a 5 foot by 2 foot loose section not screwed down after plumbing installed. A 4 inch hole started to appear in the kitchen wall above a work surface, turned out it was cut out by mistake and instead of putting plasterboard in and plaster it was filled with screwed up waste paper and filler. In every room walls and ceilings the plasterboard doesn't match when meeting and you can see every joint, the stairs has been done but waiting for the whole house to be sorted. second week in January all the windows inside are being remastic sealed as all gone yellow and come away from either the walls of upvc. The list continues but your bored now. Now a year later we are still fighting to get things fixed and this is the WORST home we have ever bought.
So a stock reply from William Davies which is another lie which they seem to have mastered. For your information William Davies are refusing to continue repairing our new home and insisting I take them to the NHBC for them to help😂 At this moment in time we have another ceiling split and cracks running 8 feet along walls and ceilings, extractor fans burning out when the wind blows and are wired so when you try and stop a fire the lights go out as all wired together... SHAMEFUL...And what's the reply from them. It's fine it's how it's meant to be, and guess what... they have not even been bothered to come and inspect the problems. If I had the money I would take them to court and shame every last one of them including the liars at Customer Services, which name is a joke as NO Customer Service from this shambolic company.

Excellent Service from the Customer Service team. I had an emergency issue and Tracey was an exactly point of contact from their team, with very fast responses, which helped me arrange an appointment the next day! Ricky, the guy that came to help out was fantastic, he went above and beyond for the issue, and was a really nice guy. Would highly recommend.

If I had known in April 2025 what I know now, I would never have even contemplated placing a deposit on a William David Homes house.
Nothing but problems since we moved in since October 2025.
No handover.
Keys missing.
Instructions for appliances not provided.
No paperwork or records provided for appliance services.
Windows not fitting right.
Draughts blowing through at a gales rate - not sure how the figures were invented on the so called tests carried out.
Doors badly fitted.
Appliances not working - dishwasher defunct already.
Built in appliances with warped doors.
Bath panels hanging off.
Nothing done to a high standard.
Draughts under kitchen cupboards - noted to have gaps/missing cement.
Mortar missing around windows.
Seals missing from front door - more wind whistling through.
We’ve had to purchase items and have repairs done at cost to us to make the place comfortable to live in.
You might get Smeg appliances, but they’re the basic range.
Cheap textured worktops in the kitchen - difficult to keep completely clean.
Washer fittings had to be changed on moving day to enable washing machine to fit due to incorrect plumbing.
I could not recommend William Davis Homes to anyone.
Estate is about 4 years old, people that have been here since the first phase are still having problems.
Once William Davis have your money, they don’t want to know.
