I waited for too long for an answer from Simon Burdett, Partner of Wellington Wise in ST Ives Cambridgeshire.
I wrote to Simon regarding the conduct of his colleague Michael Dunstan, whose unethical behaviour and no longer trust in the company led me to leave Wellington Wise as I was selling my property .
At the time of the incident Simon Burdett was on Holiday,but I would expect from him as I dealt mostly for my selling with him a call or an email after his returning to work.Taking present that I bought the property at Wellington Wise I thought to have the advantage to resell with W.W.
How wrong I was

The conduct from Simon Burdett of no care as his colleague Michael Dunstan and I would say the other partner Sarah Kerr let me questioning the company in all and when I had a chat with a legal adviser where his opinion of poor standard is wider spread between estate agents but when i mentioned that for my selling no contract was presented to me and no signed for any ghost contract at this point the legal adviser as the few agencies felt that I must report to Arla and mostly the property Ombusman and local trading standard.
It is by Estate regulations of creating the contract not only to protect the agent but of course to protect the client as the client must binding by contract to avoid as it happened with a non effective communication with the client. Lack of communication is the most serious mistake an agent can make and Wellington Wise deserves a five stars .

Selling a property as agent it does not require a specific formal qualification too often not having any knowledge at all in the Estate market. Unfortunately

Too often any making decision the agent is taking is not based with full knowledge and experience, so you as client hoping a full common sense is taking over, no absolutely this is not what happened to me with the agent Michael Denston
On 21st August 2025 Michael D. called me, it was not relevant the motive Michael Denston acted but what it was relevant to me the unprofessional way he acted towards me as client in selling my property.
Michael Denston took the initiative to act without an effective communication and consultation with me first and no after he already decided.

This working level is showing me the poor standard and ethical behavior with the main fact that this agent is no able to come with the professional basic standard for a simple issue if arise to be resolved for the better and not let me to decide to find another agent hoping with the new agent is having a more logical common sense

The wrong making decision from the agent it was based to put me the last priority of his making decision and avoiding himself problems and for this fact my trust towards to this man it is no longer present.
Michael Denston is the Valuer in the company for what I can see does not value his customers with the priority needed for the better business relation.
Michael Denston three times said that" I felt to acted to not upset anybody" but clearly his boy scout attitude lacking the level of professionalism let me upset again not for the motive but for his washing hands way and no consideration to deal with the client.

Being fair it is not the first time I had some concern with Wellington Wise when I made enquiries for a selling property from Wellington Wise where no one answered.
The question arises as concern and I wrote to the team leader, if no answers received from the team how do I expect to sell my property if any possible buyer it can be the same my position?

Terrible agency. Twice in a row that we requested to view the place within half a day but no reply. Later tried to reach out again, only got told that the place was already fully booked for viewing/ someone wished to buy the place.
Terrible service. Everytime called to enquire but refused to give information, got told email only, then after a few days tried to call again and they said the place was already gone.

Darren, Paula and Jess were outstanding in their dedication to selling our house. Literally took one month from going live on the market to successful negotiations. Darren in particular made extra effort, above and beyond, to ease the transaction through in our chain above.
Highly recommend this amazing team.

I like to feedback on my recent experience with WelllingtonWise. Despite my numerous attempts to contact your agency via both email and phone regarding a property I was almost certain to rent, I have not received a satisfactory response. I explained my situation as a hospital employee struggling to get time off work and expressed my willingness to rent the property even without a viewing. I understand that viewing is mandatory; hence, I diligently followed up with your team. Unfortunately, the only guidance I received was to submit an online inquiry and await a reply.

After several days of persistent follow-up without a meaningful response, I decided to explore other options and came across another property from a different agent, which was in an even more preferred location. When I contacted the new agent, they promptly returned my call the same day and arranged a viewing despite being inundated with inquiries for the popular property. I was fortunate to be the first to view it and immediately placed a secure deposit.

In contrast, my experience with WelllingtonWise has been deeply unsatisfactory. Additionally, I have a good annual salary and savings sufficient to cover 12 months’ rent upfront, demonstrating my serious and capable intent as a renter. I can effortlessly afford to rent at £950 per month without any issue whatsoever!

Despite daily phone calls and separate follow-up emails, I was amused to receive a nonchalant reply from Holy Goat about an extreme volume of inquiries and no longer available for viewing. I just want to highlight the poor service quality I have come across with WelllingtonWise compared to other agencies. It is concerning that WelllingtonWise seems content to engage multiple potential viewers rather than efficiently addressing the needs of a ready and capable tenant.

I hope this feedback serves as a constructive insight into areas where the service can improve.

I cannot recommend Wellington Wise highly enough. Darren was a pleasure to deal with and went out of his way to make sure I was happy and we visited the property multiple times. Always very patient and answered all of my concerns. Thank you for all of your help 🙂

Very helpful and friendly. Have used them before and their knowledge of the local market is second to none. Kept informed all the way through and a speedy sale which was what I needed.

Friendly & professional on first meeting , informative and answered all our questions . We were kept informed throughout the sale of the property. Message sent or call to let us know when a viewing was going ahead. Phone calls back and forth with feedback & when offers had been received .Due to having to wait for probate to go through the sale took longer than ourselves or the buyers would have liked. Therefore lots of correspondence, always found Michael , Sarah, Sasha & Richard friendly and helpful .Therefore would like to thank them all for their services.

Extremely impressed with the service I received from Wellington Wise.

I purchased a property via them in May and had been selling my house via another estate agent since September. My house sale fell through for the 3rd time in May and I eventually asked Wellington Wise to try to sell it so that I would not lose my property purchase. I was very apprehensive after my previous experience but they sold the house at the first viewing!

I am so grateful to Sarah and Sasha who went above and beyond for us. Sarah even drove documents from the seller to their solicitor to ensure we exchanged and completed on time!

The whole team were extremely helpful, if Sarah or Sasha weren’t available, whoever I spoke to was fully up to speed with my case which I was very impressed with.

I would 100% recommend Wellington Wise and would definitely use them again in future.

Untrustworthy. Unreliable agent according to our experience. We put our offer on the property, and it was excepted by the owner. Then, the agent requested all documents. Once everything was provided one day between offer, we were told that the property had been sold to someone else, even though we offered to increase the price. The agent reneged on the agreement. Sarah Kerr, appears to have a racist, unprofessional attitude, not wanting to explain, and the Manager cut the telephone call too. Such a wast of time, and not appropriate among good people.
