This was my first application with you, all went smoothly, it was great that the underwriter picks up the phone to discuss the case with you. Its a nice touch and really helps things go smoother!

Be clear on what you require to make a decision on a case, rather than going backwards and forwards multiple times.

I have submitted several cases with TML over the last few years, with differing levels of success.
On the last 3 occasion I have been asked for obscene amount of information, several which would not have been required if common sense had been applied. On my most recent case, I waited 14 working days for a final document to be reviewed/approved. When it finally got picked up (despite being told twice that the document was acceptable) I was then asked for further information.
It feels like a chore to have to go through processing with TML at the moment. I sincerely hope things improve soon.

Fast and thorough underwriting process.

We had an already tough case which was made even tougher post-offer when the clients decided to change their mind on splitting the titles. Jo has been fantastic throughout the whole process but really excelled in finding a solution for the clients which involved full resubmission - she fast-tracked the cases to offer as soon as she could and the clients are thrilled that not too much time has been lost. Jo truly went above and beyond for our clients and we could not be more grateful.

This was a complex case and the Underwriter was extremely helpful, good level of contact and updates

Total time wasters. Took months for them to turn around and give us a less offer (50,000 less then what our agreement in principle was because we have nursery fees which we get paid back anyways so technically speaking we don't pay for nursery anyways. We gave them everything they needed. Paid off all debts too and it took ages for them to review and respond every time.

We pay 1500 in rent but apparently cant afford a 900 mortgage even with a 25% deposit. Total joke..

Avoid this company – extremely unprofessional service.

They refused our mortgage application at the very last minute, stating that the property was previously a council house and therefore they could only lend up to 80% of the property's value. This crucial detail was not mentioned until after we had already paid £150 for the valuation.

The valuation report itself confirmed the property's value at £150,000, which matched the mortgage amount we initially applied for. There was no mention of any issue related to the property's history. Strangely, they then reduced the loan amount from £135,000 to £120,000 with no clear explanation, even though we did not receive any discount from the council, and the current owner had no affiliation with council housing.

This sudden change caused unnecessary stress and delays, and we were left confused and frustrated. It felt like a change of decision based on inconsistent internal criteria.

Would not recommend this lender if you value transparency and professionalism.

Kaylee the BDM has been very helpful in pushing to get the offers issued urgently due to clients time restraints. She has been quick in her responses which has been great as I have been able to update our client.

Appallingly slow, they ask a question which I promptly answered then they take about a fortnight thinking about it before asking the next question. House lost due to slowness and incompetence. Avoid!

would recommend this company outstanding personnel service from Daniel Baguley . excellent communication called when he said he would took ownership of the case and kept us informed every step of the way . other lenders and their teams could learn a lot from this guy.

Turnaround times can be improved in my view, however I have balanced that view against the friendly and approachable team at TML from our amazing BDMs to the telephony staff and the underwriters themselves . The human touch and approach makes all the difference . Well done guys !
